BOTH GUESTS MUST BE NON-SMOKERS. DO NOT BOOK WITH US IF YOU OR YOUR GUEST IS A SMOKER OR NICOTINE USER of ANY KIND. No matter where you smoke, chew or vape, the smell clings to you and your clothes and it leaves the camper smelling like death. You will be asked to leave if you or your guest smell like smoke or tobacco products, no refund, not kidding. No tobacco/nicotine products allowed, no smoking anything, no vaping, none, zilch, zero, nada, don't even try it. Yes, we're priced reasonably and our place is very cool. NO, you may not book here if you stink.

People that have chosen to disregard this rule have forced us to change our self-check in policy. We now have to greet you at the gate, ask you if you smoke, vape or use nicotine products, while looking you in the eye, make you pinky swear that you're telling the truth... before allowing you onto the property. Sorry for the inconvenience, but we're tired of having to take the extra time to remove the wretched smell of stale smoke from the RV. Some people SUCK and are deeply dishonest when confronted so... NO-freaking-SMOKERS or vapers. You SMELL.

With that said...IF you are a non-smoker...

The RV has an artistic and colorful interior reflective of our personal taste. It is joyous and clean with a great collection of weird art.

It has one bedroom with two connected twins=king size bed. There's a cover for the skylight, black blinds and a privacy curtain which allows for adequate darkness for light sleepers. There's also a day bed creating a space for a second sleeper.

Vegetarian kitchen. There's a full kitchen with microwave and we have a strict no-meat policy. No cooking meat, no fish, no chicken allowed to prevent smells from permeating the interior. Also, no delivery meals that contain meat can be brought on board.

For our scent-sitive guests… we see you. While we're not 100% scent-free, but we make a strong effort to keep it neutral by asking guests to refrain from heavy perfumes/colognes. AND a strict NO SMOKERS policy, which you may remember from the intro of this listing.

There's a small shower in the SMALL bathroom with a limited supply of hot water.

The RV is an older model, 2007, but we keep it very clean and cozy.

The RV sits on our half acre property surrounded by cedar trees and gardens which are open to guests.

We offer free WiFi.

We are on the river, surrounded by nature and it’s very peaceful, but this is a city. We live under a flight path, private jets and small planes can be heard occasionally throughout the day. We love them. We also live by a park, so the usual park noises can be heard. There are also lots of chirping birds. All things considered, it's a deeply peaceful place in a beautiful setting. Our guests tell us that they have the best sleep of their lives on the RV.


And I know that the larger majority of people are respectful and will be great guests, we just have to state the *property rules* clearly for those who are less civilized.

-OUR DOGS are 20 pounds each. They are friendly and adorable, but any dog-fearing folks or people with allergies might not be comfortable here.
-No guests on the property, no parties. 2 people only.
-No smokers or vapers. It's not permitted anywhere on the property. Do not book if either you or your travel companion are smokers/vapers.
-No meat allowed on the RV. That includes chicken and fish.
-No illegal activity. Sorry.


A cleaning fee of $250 will be imposed in the event of residual odor.

For the guests' protection, there are external security cameras across the entire property. The recordings are viewed only in the event of an incident or suspicion of illegal activity.
