From your front door at Beehive Basecamp, you`re just minutes from scenic trails, ancient petroglyphs, world-class skiing, and cozy local spots that make Parowan feel like home the moment you arrive. The area is peaceful, safe, and perfect for families, nature lovers, road-trippers, and anyone looking to trade city stress for starry skies and crisp mountain air.

You’ll love how close you are to both natural wonders and small-town charm. Parowan is walkable, welcoming, and full of surprises, from the best cinnamon rolls in the West to vibrant art, history, and local culture. Whether you`re out exploring or just grabbing a bite downtown, you`re never far from your next adventure.

We are a few minutes from Interstate 15 and easily accessible year round. No need for four-wheel drive or chains as we are located in the foothills of the higher elevations. Plenty of parking on site and walking distance to the local grocery store, Thai restaurant, and pizza parlor. It`s a quick five minute drive to downtown Parowan.

We want to ensure you have the best experience possible during your stay. Please be aware that there is a power substation adjacent to our property. We understand that it may not present the most picturesque view and we are planning to address this by planting a natural `green screen` of trees this coming spring to enhance the beauty and privacy of your view.

Disposal Information: For your convenience, please place trash in the provided bins. Trash pickup is on Tuesday morning. There are two large bins that should be placed at the edge of the street by 7 AM on Tuesdays. If your checkout happens to be on a Tuesday, we appreciate your assistance with this. Thank you!

1. For reservations of 30 days or longer, a separate cancellation policy applies:

• Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
• A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
• No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. If you are a local resident, you must contact us before booking.

3. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud, and no amplified outdoor sound or loud noises are permitted between 10:00 pm and 7:00 am; repeated noise violations may result in fines or removal.

4. No parties or events allowed, including large gatherings exceeding occupancy limits or parking capacity unless pre-approved where applicable.

5. No pets allowed.

6. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

7. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).

8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $250 charge per day of reservation if this rule is not followed.

9. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.; maximum occupancy of 14 guests must be respected at all times.

10. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.

11. Campfire Rules:

• Iron County Utah currently has Stage 1 fire restrictions in effect which does not allow open fires of any kind. However, there is an exception that allows campfires at private residences in a permanently constructed fire pit where running water is present.
• More information can be found under Iron County Fire Department`s website.
• If you choose to use the fire pit, you assume the risk of burns and injuries and you must strictly adhere to the following rules:
• Do not build a large fire with flying embers and do not build a fire on a windy day.
• Do not burn trash, leaves, or any non-wood materials.
• Never leave the fire unattended.
