Step inside and you’ll find a warm and welcoming split-level home offering roughly 1,400 sq. ft. of thoughtfully laid-out space: three cozy bedrooms, a full bath + half bath, and a spacious living room perfect for relaxing after a day of exploring.
• The living area features natural light and comfortable furnishings – ideal for winding down with a good book or streaming your favorite show.
• In the kitchen, you’ll find everything you need to prepare meals or snacks: full cabinetry, a dishwasher, and an open layout that keeps you connected to the rest of the home.
• Each of the three bedrooms offers restful comfort, and the split-level design gives a bit of separation for added privacy.
• Outside, you’ll find a fenced yard and off-street parking, which is a huge plus for travelers.

Guest access
Guests will have full access to the entire home, including all three bedrooms, living and dining areas, kitchen, and both bathrooms. You’ll also have access to the private driveway, backyard, and onsite laundry. Entry is completely self-check-in with a lockbox, so arrival is smooth and flexible

Other things to note
The home is professionally cleaned between every stay to ensure a comfortable and welcoming experience. Please keep in mind that this is an older Toledo home with unique character and charm, so minor quirks may be present. Free parking is available in the driveway, and the property is conveniently located just minutes from downtown, restaurants, and local attractions. If you have any special requests, feel free to reach out—I’m happy to accommodate whenever possible.

ADDITIONAL HOUSE RULES

Check-In / Check-Out
• Check-in after 4:00 PM
• Check-out by 11:00 AM sharp
• Self check-in only. Access codes are private and may not be shared with anyone not listed on the reservation.

Smoking & Vaping
• Absolutely no smoking or vaping inside the home or garage.
• A $250 cleaning fee will apply for violations.

Parties & Guests
• No parties, gatherings, or unregistered guests.
• Only registered guests are permitted on the property.

Noise & Respect
• Quiet hours are from 10:00 PM to 8:00 AM.
• Please be respectful of neighbors and limit outdoor noise.

Property Use
• Do not move furniture or remove items from the property.
• Keep all doors and windows locked when leaving.
• No access to the basement, attic, or storage areas unless authorized.

Trampoline Policy
• The trampoline located in the backyard is strictly off-limits to all guests and visitors.
• Do not use, climb, or allow children to play on or near the trampoline.
• This rule is in place for safety and liability reasons. Any use will be considered a violation of house rules and may result in immediate removal and additional fees.

Cleanliness
• Wash any used dishes and dispose of trash before checkout.
• Only flush toilet paper — do not flush wipes, paper towels, or hygiene products.

Pets
