The villa is a beautiful and spacious property with picturesque views of the countryside. It was absolutely perfect for our family getaway. We loved being able to relax in the peaceful surroundings while still having easy access to Rome for day trips and sightseeing.Flavia was incredibly helpful and responsive when answering our questions during the planning process. I highly recommend this property to anyone looking for a memorable and relaxing stay.

Very friendly owners, we were pleased they turned on the heating since it was cold in the night time. Cosy house with nice furniture, great room with an open fire place which we used every night and there was enough space to be able to sit around it with all of us. We were 2 familys with 9 people all together. Would definitely recommend!

Stunning property to stay at. Plenty of room for everyone, but I feel like we did not take advantage of all of the amenities! The pool is lovely, the olive gardens make a beautiful backdrop for the Instagram worthy pictures that my daughter and her friends took before we went to a wedding. A bit tricky to get around without a car, but the property manager had given me the name of a taxi service and they were great.

Fabulous stay

We stayed at the villa for two weeks and it was perfect. The villa was fantastic, so much indoor space. And the outdoor space was superb, enormous gardens and the pool was excellent. Communication with Flavia was brilliant both before and during our stay. Couldn't recommend this place more.

Fabulous property for larger groups (we were nine). Priceless family time spent by the very big pool over 10 days. All you could need within short car or train ride (car definately needed!).

Perfect for everything!!

We LOVED our stay!! So much that my mom decided to stay there with the children during the day while we went into Rome because they were having so much fun!! The location is beautiful and safe with plenty of room for outdoor activities. The extra touches like ping pong table and games were icing on the cake!! The beds and rooms were all very comfortable and even the sleeper couch was super comfortable!! Such a great stay - we’re already talking about renting it again for another vacation.

A beautiful Rome countryside escape

We loved our time at the villa! What a beautiful home and grounds. Greeted by our host she gave us a guided tour of the home and the grounds and then took us to the local market for some groceries. That was so kind and one of the gardeners picked us up, which was so generous! He traveled by private car from the villa to Rome for our tours and days in the city. It was probably a 20 minute ride and totally worth staying in the beautiful countryside with all of gardens everywhere and a quiet retreat from the hustle and bustle of Rome. We would absolutely stay here again! Temperature at the time was very high upper 90s and the home was very comfortable and pleasant! A must stay! And the sunrise out our window was exquisite!

Spacious and pleasant country villa for our extended family holiday

Large villa with spacious dining and sitting areas. Good five bedrooms with bathrooms. Extensive grounds round the house with dining area under a beautiful pergola. Superb swimming pool. We had a great weeks holiday with 4 couples and 4 small children. We cooked every night for ourselves. Enough room for everybody to be able to relax. Good contact with the owners.

Charming Villa, Exceptional Host — Unforgettable Stay

This villa was absolutely perfect for our family trip to Italy! The photos don’t fully capture its charm — it’s spacious, welcoming, and full of authentic character. The host was incredibly helpful even before our arrival, answering all my questions and assisting with our itinerary. During our stay, when an issue came up (through no fault of hers), she responded immediately and resolved it quickly.We loved being close enough to Rome to easily drive in for sightseeing, while still being able to return to the peaceful retreat of the villa each evening. We enjoyed relaxing mornings with coffee at the large outdoor table and delicious dinners at affordable local restaurants nearby. One of the highlights of the trip was the private chef the host arranged for us — a truly memorable experience.If you’re traveling with a large group, I can’t recommend this villa enough!

Beautiful home, centrally located to everything!

Cannot speak highly enough of our stay at the villa. From lounging by the pool to relaxing in the hammock to making pizzas in the brick oven with the kids, we enjoyed every moment. It is only a short drive into Rome to enjoy all the city has to offer but also near a number of train stations for those who would prefer to utilize public transportation. Within an hours drive from the house you can reach Anzio, Lake Bracciano/Trevignano Romano and Orvieto all of which were beautiful day trips. Not only does Flavia have a beautiful well maintained home she also goes above and beyond to be a gracious host. We look forward to a return trip!

Awesome Property

I rented Flavia's property for a 10 people get together. Location was perfect for us, close enough to the city of Rome while being remote and serene. Beautiful countryside. Everything was exactly as pictured. We loved the outdoor space, dining area with the open fire ovens, pool lounge area was comfortable. Each bedroom had a bathroom. Kitchen is well stacked. Communication with Flavia was seamless, all questions were answered quickly, check in was easy, I appreciated Flavia met us at the property and walked us through it. Highly recommend and would love to come back. Thank you Flavia!

Such an idyllic spot!

Excellent spot! We went into Rome most days (via train) but certainly enjoyed the lovely grounds and spotless (giant!) swimming pool. Flavia responded immediately to all our questions and was super helpful in communicating with the courier who brought my lost luggage. Three generations of our family were perfectly comfortable the entire trip. (Amazing water pressure! Quiet and secluded- but not far from grocery store/local restaurants. Quality AC. Oh and great for different couples/families because the different en-suite bed/baths were very separate.) We dream of returning!

Villa Outside Rome

Property Manager Flavia is a great communicator & will facilitate your stay. Arranged a wonderful chef Jasmin for us who was both a great cook & would serve & clean kitchen after even when not part of her job. Villa requires an auto to get anywhere you want to go. Rome traffic is ridiculous if you travel into city after 7AM. While villa is close (14 miles to center of city), often takes over an hour. Parking requires paid Parcheggio for safety. Nearby town Formello has some very good restaurants, church for Mass, local food markets & friendly people. Pool at villa is great for staying home & relaxing.

The property was charming. Big house with a great pool. The owners attention to detail was lacking. For a week stay, she left three towels per two guests, a large bath towel, smaller face towel, and a hand towel. You must rent a car to visit Roma, buy grocery, or get anything from a store. The Villa is about 30 to 45 minutes to Roma. Uber is anywhere from $85 to 100 into Roma. You must have an evening when Roberto comes in a cook for you. He made us a four course meal and it was outstanding. The electrical system is substandard for the house size and needs updating. The gardener has sprinklers on timers and water comes into the small bedroom through the windows in the morning. The house is affordable if you are willing to accept the inadequacies.

I'm very sorry Gerard if you didn't feel comfortable in our villa, we always try to make sure that our guests have the best experience. In any case, I would like to specify that we provide a complete set of towels (shower, hands and bidet) as well as a pool towel, for each guest, not for a couple. Furthermore, before your stay, I told you that the best way to get around was to rent a car and not to use a taxi. Finally, I warned you that it was better not to turn on 7 air conditioners at the same time together with the appliances, because although the electrical system was recently renovated, there is a risk of overload. In any case I hope that these misunderstandings have not affected the success of your holiday, I would be very sorry about it.

Wir können die Villa Anna und die Gastgeber nur wärmstens empfehlen! Die Villa entspricht exakt der Beschreibung und ist wunderschön. Wir haben Pool, Outdoor-Öfen zum Grillen, Freisitz und das Grundstück voll ausgenutzt. Es sind genügend Parkplätze vorhanden. Auf alle Fälle sollte man die Villa aber nur mit verfügbarem Auto buchen. Sie liegt herrlich ruhig, aber für den Einkauf und Ausflüge benötigt man ein Auto. Binnen einer knappen Stunde erreichbar: Viterbo, Tivoli, Castel Gandolfo und Braccianosee. Flughafen und die tollen Strände bei Fregene auch in 45 Minuten oder weniger, je nach Verkehr. Das Haus ist für Tiere freundlich eingerichtet. In der Küche ist alles vorhanden, nur die Messer waren etwas stumpf. Kaffeemaschine, Toaster, Herd, Backofen, Tiefkühlschrank & Kühlschrank vorhanden. Wir hatten als 8 Freunde/Familie eine wunderbare Zeit in Prima Porta, Rom und Umgebung!! Danke an Flavia & Giuseppe für den ständigen Austausch und die Unterstützung unserer Planung. Wir wünschen allen, die diese Villa buchen, so eine unbeschwerte, interessante und spannende Zeit, wie wir sie hatten!

Insgesamt war es eine tolle Woche. Aus dem Haus und der Anlage könnte man aber durchaus noch mehr rausholen. Ein bisschen sauberer, ein Tennisplatz (keine Ahnung warum alle drei Plätze brach liegen), Fliegengitter, einen E-ladepunkt, eine generalüberholte Küche und es wäre nicht „nur“ eine tolle sondern eine traumhafte Location. Aufgrund der ruhigen Lage vor den Toren Roms, der riesigen Anlage, des unglaublichen Pools, der alten Olivenbäume für perfekten Schatten, des Pizzaofens, des charmanten Hauses mit italienischen Flair und der sehr netten Gastgeber würden wir den Aufenthalt aber dennoch bedenkenlos empfehlen.

Ein fantastisches Haus auf sehr großzügigen Grundstück

Wir genossen diese Villa für vier Tage mit 11 Personen. Eine tolle Einrichtung, sehr sauber und mit dem Mietwagen in 25 Minuten in Rom. Da einheitliche Wunsch in der Familie lautet Wiederholung im nächsten Jahr.

Very nice week close to Rome

We had a great week in this villa, which is close to Rome (by car 25-45 min, depending on traffic). Wonderful building and huge private area, very clean and super quiet. The pool was very nice, but of course in October a little bit cold ;) Communication with Flavia was very good and also CheckIn / Checkout was perfect.
