Le Rose : Votre séjour à Le Balze

Le Balze : une véritable oasis de paix, silence et nature, à un peu plus de 5 minutes du centre historique de Pérouse et à environ 1 km de tous les commerces et services essentiels. Un clavier numérique permet un self check-in en toute autonomie.

Lieu idéal pour les couples en quête de détente ou de tourisme (à 20 minutes d'Assise, Spello, Todi, Lac Trasimène) et pour les familles avec enfants : un parc avec des coins réservés, de grandes pelouses et une piscine. Pour les adolescents, des jeux de plein air (balançoire, filet de volley, ...) et des équipements pour les plus petits (chaises hautes, lits bébé, ...). Parking dans la propriété clôturée, portail avec télécommande. Wi-Fi gratuit dans la maison et le jardin.

Piscine ouverte d'avril à octobre (à l'eau salée avec micro-filtration à diatomées pour une eau cristalline), porche couvert attenant avec zone de détente, toilettes et douches chaudes extérieures.

L'appartement Le Rose dispose d'un jardin à usage exclusif dans une position isolée avec barbecue, table et transats. Grande cuisine lumineuse, très bien équipée, communiquant directement avec le jardin. Chambre double principale. Grande salle de bain avec une grande fenêtre, baignoire et douche. Un joli salon avec cheminée qui devient une chambre, avec armoire, tables de chevet et porte pour un maximum d'intimité et de confort. Climatisation dans les deux chambres, fenêtres avec moustiquaires.

La propriété Le Balze accueille trois appartements : Le Rose (2+2 personnes), Il Melograno (4+2 personnes), I Lecci (2+2 personnes) et deux chambres d'hôtes dans la villa des propriétaires. La piscine (avec le porche attenant) et le parc sont des espaces communs.

Les Hôtes : Les propriétaires vivent sur place (une enseignante d'italien pour étrangers et un médecin) : ils garantissent une assistance pour tout besoin, tout en maintenant la plus grande discrétion et en respectant scrupuleusement l'intimité des voyageurs. Passionnés d'art et de tourisme, ils sauront vous conseiller pour organiser vos itinéraires. Ils parlent italien, anglais, allemand et français.

Services à proximité : Immergés dans la verdure, mais à deux pas du cœur de la ville, très proches de tous les services et commerces. À moins de 800-1200 mètres : pharmacie, bureau de poste avec distributeur automatique, supermarché (avec boulangerie et pâtisserie, ouvert le dimanche matin), bar et boucherie locale spécialisée dans les produits régionaux. La gare de Pérouse est à 3,5 km ; l'aéroport de Pérouse est à 12,5 km. L'autoroute E45 (sortie Piscille) est à seulement 3 km.

Perfect base for exploring Umbria & south Tuscany

A private villa in a beautiful garden

Everything was as expected except the property was so much nicer than even the photos. Valentina is a wonderful host snd communicates well in English. We found the slightly out of town location very convenient. The Nero Gatto restsurant literal l y around the corner (1 mile) was a pleasant surprise. Wonderful menu and great service. Food was delicious. Highly recommend if you don't want to go all the way into Perugia.

Wonderfull stay at Le Rose

We stayed a week in appartment Le Rose. Very convenient house spotless clean and with a nice private garden. Mrs. Valentina was very helpfull and friendly and gave us all good information what to was worth to visit. The two dogs were very friendly and the pool much appreciated. This made our stay unforgettable.

le Balze is perfectly situated , quiet and peaceful yet so close to the beautiful center of Perugia,

we stayed ai the ROSE apartment which was perfect, very private but yet 30 meters from the wonderful swimming pool.the rooms were taste fully done and well kitted out you wanted for nothing.Valentina was on hand if you wanted to know anything or do anything and her dogs were so loving. We would most definateley visit again, many thanks Valentina for a wonderful stay

Friendly and helpful owners.Comfortable accommodation with nice kitchen and bathroom.It would have been nice to have a washing machine since we stayed 3 weeks and needed to wash clothes.One small point a larger coffee maker would also be nice

As for the washing issue, all guests have access to washing and drying machines in the main house, and if I don't remember wrong, so did you. What a shame you didn't ask for a larger coffe machine: I would have provided one straight away. In Italy we always make coffee fresh, so we don't use big ones for just two people. Thanks for being here, hope to meet you again in Perugia!

Beyond our expectations!

First of all, Valentina was a wonderful host! The property is absolutely gorgeous, peaceful and in a great location! Very close to Perugia but in a very tranquil setting. The apartment was well appointed with everything we needed. We enjoyed cooking in lovely kitchen and having our wine in the garden. Her dogs are adorable and extremely well behaved. Can’t say enough good things about this beautiful property. Oh, and super comfy bed! We slept so well! Also, great bathroom. We will be back for sure!

Beautiful gardens

We really enjoyed our time at Le Balze set in beautiful gardens. It was such a lovely quiet place to stay. Valentina was very friendly and helpful and gave us a lot of information about the area. She recommended the local Macelleria where we bought lovely fresh meat, also the local farm shop where we bought lovely fresh fruit and vegetables. We stayed in Le Rose Apartment which was very well set up and we had everything we needed. We had our own private garden area where we sat outside and had breakfast and dinner. Thank you Valentina for sharing your beautiful home and gardens. We had a wonderful week

Incredibly relaxing

Beautiful setting and lovely apartment. The pool and garden are fantastic with lots of areas to relax. The apartment is well appointed and has a private outdoor area to relax in with an outdoor grill for cooking. The location is great with lots of sights in easy driving distance - Spello and Assisi are beautiful but Perugia itself is also a wonderful place to visit. Valentina and her family are great hosts. She emailed a list of recommendations for food and sightseeing. The local butcher she recommended was fantastic. Also thanks once again for the recommendation of the restaurant in Spello. It was fabulous. We also enjoyed the company of their two lovely dogs. The only negative was that we had to leave - we could happily stay for a month or more.

Late Summer in Perugia

Property as described and very secure and beautiful setting. Communication with host excellent but did not meet face to face during 11 night stay. Personal touch of an in person welcome would have been nice but not essential. No welcome pack, which we typically experience - just to get started, we were originally due to arrive on a Sunday evening and it would have been very difficult to get essentials for first day. Getting in and out to Perugia easy with Public transport links and parking in town. Lots of shops and markets in the area and easy links to local towns. Pool is not heated just for information. Loved it regardless and soon got used to the fresh experience, pool clean and well maintained. Advise to bring mosquito repellent and use straight away. First night had a few bites which were unpleasant so beware. Lovely setting, private area to sit out and never felt crowded. Apartment is spacious and all items as required, with laundry service offered on request. Really enjoyed the stay - good value and would reccomend/stay again. Thank you Valentina and all your support team for a wonderful stay.

Beautiful villa in a tranquil setting, close to everything, and friendly and obliging host

My wife and I spent four weeks in Le Rose, at Le Blaze. It was everything we hoped it would be. Our apartment was clean and comfortable and the facilities within it, excellent. Tucked away in a secluded part of the grounds we felt like we were in our own little villa. We were able to purchase local produce and shop at nearby supermarkets, only a short distance by car. The excellent cooking facilities meant that we were able to cook our own meals on many occasions. The secure parking, with easy electronic access was a bonus, and the WiFi coverage was excellent. We made good use of the excellent swimming pool, and it was a great place to relax on a hot day, and meet other travellers from many different countries. Valentina was very welcoming, as were the rest of her family, including two little four legged friends(dogs), who we grew to love. Nothing was too much trouble for the family, and they were always concerned that we had everything we needed. A good pizza restaurant was recommended by Valentina, at nearby Montebello, with massive pizzas at an unbelievable price. There are many good restaurants to choose from in the Perugia area. It was an ideal location for visiting throughout Umbria and southern Toscana. Valentina provided lots of valuable information on places to visit, which we took advantage of. A couple of places not to be missed are Citta Delle Pieve and Bevagna, just enchanting and off the tourist track. Thank you Valentina and family for making our stay so enjoyable. We cannot recommend Le Blaze more highly, but stay as long as you can, to experience the hospitality and the Umbrian experience.

Très belle propriété, ville superbe !

Nous avons passé deux semaines en Août 2019, avec nos 2 enfants. L’appartement est très agréable, notamment grâce à son jardinet intime. La piscine est très belle et permet réellement de nager. Le jardin tout autour est magnifique et très bien entretenu. Pérouse est une ville superbe et beaucoup d’autres sites tels Assise sont accessibles très rapidement. Quant à Valentina, c’est une hôte toute en discrétion, gentillesse et à l’écoute pour notre bien-être. Nous recommandons !

Abbiamo passato 2 settimane a Perugia. La regione dell’Umbria è bella. La casa era tranquilla e fresca e abbiamo apprezzato la piscina dopo le visite. Tutto bene. Grazie a Valentina per l’accoglianza. Nous avons passé 2 semaines à Pérouse. La région de l’Ombrie est belle. La maison était au calme et fraîche et nous avons apprécié la piscine après les visites. Beautiful gardens, lovely pool, fabulous host!

Had a lovely holiday in Perugia. Valentina and family are great hosts, both very discreet and very welcoming. Lovely property full of character set in a former olive grove with a lovely pool. Only 10mins from the beautiful centre of Peruggia and also not far from Assisi. Highly recommended for peace and relaxation!

Petite maison indépendante agréable très proche de Pérouse

Nous avons beaucoup apprécié l'excellent accueil de Valentina, la propriétaire, qui est très disponible, agréable, de bon conseil et en plus parle parfaitement le français ! Nous avons logé agréablement à 4 dans l'appartement Le Rose. Les lits sont confortables. La cuisine est bien équipée. L'appartement était bien propre. On peut regretter le manque d'un salon ou espace de détente commun à l'intérieur de la maison car il n'a pas été possible de vraiment profiter du magnifique jardin car les moustiques nous ont facilement trouvés ;-) Piscine bien entretenue. Magnifique et très grand jardin. les différents appartements sont situés de telle sorte que l'on ne voit pas du tout les autres vacanciers. Il s'agit d'une maison ancienne et le nécessaire avait été fait pour que l'intérieur soit à température agréable malgré la forte chaleur le jour de notre arrivée. C'était très appréciable. La climatisation de nous a pas manqué. Nous avons profité de nos 2 jours sur place pour visiter Pérouse et Assise. Magnifiques visites. Nous vous recommandons ce logement.

Eine liebevoll gepflegte Anlage (3 Wohnungen; wir waren in Le Rose) mit herrlichem Baumbestand und schön angelegten Blumenbeeten. Allen Bildern auf der Angebotseite ist nichts hinzuzufügen. Valentina ist eine hervorragende Gastgeberin. Sie spricht perfekt deutsch und englisch. Sie gibt gerne und kompetent Tipps und Ratschläge für Besichtigungsmöglichkeiten. Ein optimaler Platz zur Entspannung - auch der tolle Pool gehört dazu - und als Ausgangspunkt zur Erkundung des südlichen und zentalen Umbrien.

Ein ganz wunderbares, gepflegtes und ruhiges Anwesen Man merkt die Vermieter überhaupt nicht und trotzdem sind sie sofort ansprechbar, wenn man ein Anliegen hat. Uneingeschränkte Empfehlung!!!

Rose of Perugia

Ein wirklich wundervoller Ort. Ruhe und schöne Natur vor den Toren von Perugia. Wir hatten die Wohnung „Rose“ und waren sehr zufrieden. Zur Wohnung gehört eine schöne & schattige Terrasse. Die Küche ist schön hell und mit allem ausgestattet. Da macht das Kochen Spaß. Das Gebäude und die Einrichtung ist eine kleine Retro Zeitreise. Ach ja, der Pool ist wirklich so toll wie er auf den Bildern aussieht. Valentina ist äusserst freundlich und hilfsbereit und spricht sehr gut englisch und deutsch. Dieser Ort ist sehr zu empfehlen!
