We do want to clarify that the home has six separate AC units, and when you let us know on September 16 that there was an issue with one of them, we contacted our HVAC company and had a technician at the property the following day. Our family group of 35 thoroughly enjoyed this beautiful Dripping Springs based house that has luxurious accommodations. For us, some of the highlights are the large 3000 square foot back outdoor deck overlooking the beautiful Hill country and the pickleball court at the top of the property. Kitchen accommodations are plentiful and we all enjoy being able to eat together at the long dining table.

This property was awesome, with so much to do. The listing is as advertised, very well stocked. This may sound crazy but having a dumpster was great as 28 adults and kids produce a lot of garbage. Highly recommended this house and would stay there again.

We brought a group of 28 school athletic coaches to this incredible 9,000 sqft estate for a team gathering, and it exceeded our expectations. With 9 bedrooms, 8 baths, and 23 beds, everyone had comfortable, spacious accommodations and no one felt cramped despite the size of our group.The pool and pickleball court were definite highlights as our group spent hours getting competitive on the court and relaxing poolside between games. One evening, we even hired a line dancing instructor and used the spacious living area for a lesson — it turned out to be one of the best bonding moments of the whole trip, with plenty of room for everyone to join in and dance.The kitchen was well-equipped and made it easy to cook for a group our size, and the home was clean, beautifully maintained, and clearly built with large groups in mind. This home was the perfect setting for building camaraderie among our coaching staff. We'd absolutely book again for future team retreats and highly recommend it to any large group looking for a place with room to spread out and plenty to do!

The house was absolutely fantastic for our long weekend reunion with friends. The views of the Texas Hill Country from the deck were incredible, and the large pool and hot tub were perfect for relaxing and spending time together. The home had great common spaces that made it easy for everyone in the large group to gather comfortably, and the kitchen was spacious, well-equipped, and great for cooking meals as a group. The house was very clean and the check in/out process was easy. Overall, it was an excellent stay and the perfect setting for reconnecting with old friends. We would absolutely come back again.

We just completed a five night stay with our large family and we are thrilled with the house. We have been doing this family trip for many years. We have stayed in many different houses through those years and this was the best one yet. For our family, accessibility is extremely important. The hosts are accommodating to the point where there are ramps that can be temporarily installed for the steps on the main floor to access the hallway/living rooms to accommodate a wheel chair. As a note, the ramps are not normally installed. So, let the hosts know in advance if you need the ramps installed. There is also a concrete ramp leading up to one of the bedrooms with an exterior door. This ramp allows wheel chair accessibility into the home.I could go on about the other amenities as well, however, they are all listed. Even so, I will brag about the ice machine. Having that was amazing.For anyone considering renting the house, I would say the house lives up to the photos. We were not disappointed in anything when we arrived. I will add that pictures really cannot capture the amazing view of the Texas Hill Country out of the living room and off the back deck.Thank you for allowing us to use this fantastic house. We are looking forward to returning here for our family vacation next year.

Stay at Dripping Springs

Our stay here was amazing! Everything was just as described with plenty of space! The host was very responsive and accommodating; able to give us both early check-in and late check out which was ideal for our very large group!

We all had an amazing time. The house was very spacious and very well laid out, it is much bigger than the pictures show! The kitchen was beyond stocked with every utensil you would need. We had our family Christmas celebration with five families. We are already talking about returning:) Thank you to the Grand Villa team for having such a great house.
