Welcome to our BRAND NEW apartment here at the heart of West End inside a newly finished boutique residential building right next to BNE river! Our apartment features expansive open-plan living areas + fully equipped kitchen with an abundance of natural light. From our spacious balcony you will be able to see BNE river and Mount Coot-tha. Our apartment is just minute walk to the Montague Markets for all your shopping and dinning needs here at west end. If you are staying here during the weekend

Our apartment features:
- One spacious master bedroom with a queen bed, one study-turned bedroom with a single bed and a sofa bed in living room! All linens and blankets are provided. Our bed linens are provided by professional linen providers with top 5 star hotel quality and it is changed after each stay!
- Open-plan living room with 55 inch smart TV and you will be able to connect to most streaming services(Netflix, Amazon Prime video etc.)
- Fully equipped kitchen with brand new oven, microwave, stovetops, dishwasher and full sets of chopping boards, dishes and bowls, kitchen utensils and cutleries, We also provide complimentary coffee, tea and milk!
- Ductless AC systems through out our apartment with smart control panel.
- Secure intercom system
- One free onsite parking and plenty of free street parkings!
- 2.1m parking clearance
- Brand new bathroom. All towels provided! Shampoo, conditioner, body wash and hand wash all provided.
- In unit laundry chute with a new washing machine and dryer. Washing liquids and cleaning tools provided!
- Inside the boutique development, there is luxury club facilities, a double swimming pool, leisure garden, 24 hour fitness room, yoga lawn and an elegant reading space for you to explore and enjoy a resort lifestyle here!

Our home is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.

Our quiet hours are 10pm to 8am on the second day! Thank you for your understanding and help in keeping a friendly and peaceful neighbourhood.

We will provide you with 1 set of keys by default. If you require extra keys it is subject to availability. Key replacement and ordering can be very expensive for private apartments and therefore we will require a separate key deposit of $100 if you need extra keys! Thank you so much for understanding!

LAST MINUTE BOOKINGS

We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!

EARLY CHECK-IN REQUESTS

Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!

LATE CHECK-OUT REQUESTS

We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.

STARTER SUPPLIES

We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!

Please make sure to book for the actual number of guests so that linens & towels can be provided for all!

HIGH CHAIR and PORTACOT

They are both available upon request at a cost of $40 which can be paid through Airbnb. Once payment is received, we will arrange them to be set up for you. We provide regular sheets to our cot and it will be made for you. It is also recommended that you bring your own fabrics to protect the sensitive and delicate skin of your baby!
Before you book our place, please make sure you (The primary guest) have read the following terms and conditions. Upon reservation, the primary guest acknowledges that he/she has read and understood the following terms and conditions and they are responsible for the compliance of the rules by all other guests in reservations as well:

1. We have a strict no events/parties policy at this apartment. NO EVENTS or PARTIES can be accommodated at our house any time, that includes but not limited to birthday parties, hens/bucks weekends or other functions. A penalty charge of $1000 applies if it is found that our house is used for parties without us knowing.
2. Our quiet hours are between 8pm to 8am. If noise complaints from our neighbours received by us, we will first try contact you and resolve this issue with you first. If the situation is recurrent, a penalty charge of $100 minimum applies.We reserve the right to immediate terminate of your reservation and the rest of your payment will not be refunded.
3. Visitors are allowed during Daytime. Max number of visitors: 3. Inform us if you are having visitors.
4. No unruly behaviour to hour neighbours. Guests will be asked to leave if they engage into arguments or fights with my neighbours. If you feel our neighbours have offended you in any sort of ways, please contact us for resolutions first.
5. It is a requirement that the property is to be returned in a relatively good condition, which means at least you should empty the dishwashers, bag all your rubbish and dispose them properly. Extra cleaning time will incur extra charges, and extra cleaning includes but not limited to
a)General Excess cleaning hours for extra messy house $100-150 minimum
b) Dirty dishes $50 minimum
c) Unbagged rubbish $50 minimum
d) Food stains on bed covers carpets etc. which are hard to remove $100-400
e) Wall marks $50 minimum
6. Any damage, breakage or theft is your responsibility during your stay and you should be reporting upon discovering any problems. If our cleaner reported unexpected damages of our property after your stay, we will send reimbursement request attaching any invoicing.

Worst check in experience ever
I have used Stayz, and several other organisations numerous times both here and overseas and never have I had such a terrible experience. Early check in information request responded to with, "thank you for that information"and did not happen. After asking for this on the check in afternoon I was sent a web site link, This did not work, I cut and pasted and got to the site but the check in page would not open. After advising the agent I was sent an email with check in instructions which were "Incorrect" stop at crossing and collect key from lockbox behind "TO LEASE" sign. No crossing and no sign, I simply cannot understand why any thoughtful person would hide a lock box behind a non permanent sign that belonged to someone else. The first mention of the car park says level B1 number 315 in fact the park was C315 on level B2. so around 2 hours after we arrived and with help from permanent residents we finally managed to get to the unit. We had driven around 1200 klm from Cobar NSW that day so we were tired and very stressed when it was so hard to access the unit and parking space. If I were the owner of this property I would remove the property from this agent and find a "Competant " representative"
