For our guests’ peace of mind, this property has incorporated enhanced cleaning and low-contact protocols.

1,230 sq. ft., kitchen, patio, & washer/dryer.

Explore our two-bedroom king suite featuring all of the amenities necessary for ultimate relaxation in your home away from home. There is plenty of space to spread out and relax in the comfort of our well-furnished living spaces that feature a TV, sofabed, dining table, and patio. The fully equipped kitchen includes a microwave, refrigerator, coffee maker, stove, and all the necessary cooking utensils for in-room dining. The suite also has 2 bathrooms. The primary has a walk-in shower and the other has a tub/shower combo. Sleeps 6.

Other amenities provided for guests include: Washer/Dryer, Phone and Voicemail, Ceiling Fans and Air Conditioning, Iron & Ironing Board, Hairdryer and Alarm Clock

• Check-in: 4:00pm
• Check-out: 10:00am
• Please contact the resort prior to arrival if you anticipate your arrival time would be later than midnight (resort local time). Arrivals after midnight may be subject to cancellation.

~What you need to know before your arrival~

• At time of check-in, a valid government-issued photo identification is required and must match the guest name under which the reservation was made and you must be at least 21 years old to check into the resort
•A USD 25 plus tax Resort Fee will be applied daily to this reservation. This fee includes activities, BBQ grill(s), basketball court access, bicycle rentals, business center, DVD rentals, fitness center access, Historic Manor House access, hot tub access, local/toll-free calls, miniature golf rentals, playground access, pool access, racquetball rentals, self-parking, tennis court access, volleyball access.
• The Debit or Credit Card used to secure your booking must be presented at check-in. If the card is not presented, funds secured are reversed, and payment is secured on the new card. The Card owner must be present at time of arrival.
• A USD 200 Security Hold is required at time of arrival and must be placed on a major credit or debit card.
• We do our best to accommodate all special requests, but we are not always able to do so. Please contact us before your arrival.

Your room phone does not stop ringing
This place will harass you with sales call. If you don’t get their “care” package when checking in it is their chance to pounce. After telling them I was not interested in a timeshare they called back 3 more times. The place was infested with ants. I will not stay again.

Beautiful Resort but needs some things
The resort is beautiful but we did have some issues/things that could always be better. First they gift you something in return for attending a 2 hour presentation. Ok great except when I accepted it and filled out the paperwork I should have been told we didn’t meet all the requirements then not the morning of the event when we got up and left to go to it. Only to be turned around and sent back. Second when we first checked in we had a very tiny and scared visitor running around our ground floor suite, a baby mole. Luckily my husband trapped it so it couldn’t get out of opening at the bottom of the closet door. After calling the front desk maintenance was sent immediately to our suite, 3 of them which was awesome and they were able to remove it. That wasn’t too big of an issue for me as the resort is surrounded by woods and wildlife. I did send an email suggesting they have their maids check the rooms before leaving to be sure no small wildlife got in while they were cleaning: likely with the doors open. Third and this one is a no go for me the maids are lazy, they leave little tent signs under the couches and beds saying “YES we clean here too” but in fact they do not. Each bed had lint and a few popcorn crumbs under them with the signs. The master bedroom had tons of stuff and TWO OF THOSE SIGNS hence they throw the signs under there and don’t even check under these places. Therefore they don’t actually clean here. Overall for the price it was a nice enough stay and the location to the parks and other places you’d need to hit was good. If every little thing won’t bother you I say go for it. If you’re a perfectionist don’t bother staying here. Would I stay here again, truthfully I might but I’m not sure my stepdaughter would she is not a fan of wildlife being indoors lol so I don’t think I could get her to stay here again.

The outdoor of the property is nice - mini golf, pool, etc but the unit we had was so dirty! We came in to a sticky spot in the floor and an old pill bottle. We eventually found several other issues - mildew in the shower, a tampon behind the toilet, some kind of pink substance in the shower and a dead lightning bug in the grout and ants in the kitchen. We called and asked them to come clean of course. Also the coffee maker didn’t work and there was no hairdryer. They brought a different coffee maker, a hairdryer and said they cleaned and left coupons for the restaurant on site and a few other gifts. After seeing how dirty they left the place, the last thing I wanted was to eat at their restaurant. We ended up calling them back because they didn’t clean the shower the first time and when they came the second time they only tried to clean the dirty areas. The reason the dirty places were there told me they had not cleaned the shower to begin with. The whole thing needed cleaning. We ended up having to call them back over a ton of ants in the kitchen and my son found some in their bedroom too. The dryer also didn’t work even though she tried to tell me later I had overloaded it. She said max of 4 towels - the most we had in the unit was 6 so it couldn’t have been too “overloaded” but I had tried 2 drying cycles, one of which was 90 minutes - there’s just no way. The entire stay was very frustrating!!! The wi-fi is awful. Both of my college students had school work to do while we were there and we are told the wi-fi is normally that slow. We were unable to stream anything on Netflix at all. Our cell phones went between one and two bars while there. I will never stay here again and would never recommend it. Most of the people were nice but they aren’t good at cleaning. I certainly expect clean if nothing else. Very disappointed!!!

The location of the resort was very convenient for visiting historic Williamsburg, however, the fees for resort amenities which were not going to be used totaled more than $20 per day. These fees are not very clearly listed on the rental site. Also there is apparently only one parking space per unit so our additional vehicle needed to park in overflow up by the pool. As far as the resort hoping to give a sales pitch on the timeshare, I just declined to pick up my "welcome pack" after check-in. I did not communicate with the property manager but the survey will not allow me to leave that rating blank.

Nice Property, but hated the sales tactics
The condo was nice, it could use a little updating. The thing I hated the most was the sales tactics. I was there for vacation not to constantly be hassled about buying into the diamond resort timeshare. The concierge isn't nothing more than a sales team trying to sign you up to attend their seminar. They even lie to you saying that you need to contact them before you check out only to find out it is another sales scheme. If I wanted to buy into their timeshare I would, but when I say no I want to be left alone. I will never stay at another diamond resort again.

Disappointing
It was okay, but having to pay an additional resort fee for advertised amenities that were not available (i.e. indoor swimming pools, wi-fi, electricity, AC) was annoying. Concierge services dismissed our concerns about groceries we'd just purchased for our stay when the power was out saying that all of the fridges were hooked up to generators. That was not true. Frozen foods melted and there was no way to cook in the kitchen anyway. The Diamond sales tour ran well over the advertised 120 minute maximum with a repetitive and cheesy Vegas-style sales pitch by Paul. Please encourage him to refrain from reprimanding attendees for failure to enthusiastically answer the same questions asked over and over and over again. We had a ground floor unit that was lovely until upstairs guests arrived. Upstairs guests were NOT too noisy at all, but steps and voices were loud enough to wake us up due to poor insulation between units. I understand the power outage was beyond your control, training of staff with accurate information and simply refunding resort fee would have gone a long way toward demonstrating that the company cared about our vacation experience and acknowledged the inconvenience to guests. I thoroughly enjoyed spending time in Williamsburg with my family, but the lodging and customer experience was disappointing.

Loved every minute of it!!
The stay was fabulous. The staff was very pleasant and not pushy at all. The room was very clean and nice for the price. I enjoyed all the free things to do at the resort. Also gave us tons of coupons at check in for local things to do.

Outside of the condos everything is fairly nice
The highlight of the grounds is the coffee house and deck. The pool was way overcrowded to the point where we never even tried to get in there. The driveways and grounds were run down, cracked, and crumbling. There was a small box tv in our bedroom. Really? In 2018? The wood paneling with no windows and a tub only (no shower or jacuzzi) in the master bath made it feel like a prison. There was an indescribably disgusting toilet clog upon arrival in our hall bath that maintenance had to fix and clean. Obviously housekeeping saw it an communication broke down between them and maintenance. Couldn't get that image out of my mind every time we used that bathroom. Condo was a good temperature but the place clearly needs an upgrade. Just overall a very run down feel to the place, especially in the living areas.

The condo was very clean and comfortable. The staff at the resort was helpful and very courteous. Our only complaint was that we had no bath clothes in the bathrooms. We had towels and hand towels...just no bath clothes. Other than this small complaint, we enjoyed our stay and would choose this resort again.

Very nice pool and play areas for children. The check in is a bit pushy with trying to get customers to listen to a timeshare presentation and persist even at check out.

Really nice condo, great experience
The resort is beautiful and has a lot of amenities. This is a timeshare, so there is an optional presentation offered. We really enjoyed Colonial Williamsburg and would love to return to the area!

Just what we needed
We needed a good bargain for two adults and 6 kids. With two bathrooms and two bedrooms (One twin, one king), plus a pull out, this place was perfect. It is a very easy 15 minute or so drive from Busch Gardens. We did not get to experience any resort amenities because we arrived late and left early. Only negative was the bathtub - no shower - in the master bath. We could have used another shower.

Property was beautiful and the amenities were great. However there was only one shower and that should have been mentioned in the property description. The place was clean, however the bathrooms could have been cleaner and there was also a musty smell in our unit.

Enjoyed the stay and the premises
We enjoyed our stay and the Powhatan resort. A very nice facility with terrific amenities. We found our condo a bit "worn" but clean and relatively comfortable. We felt we got a good deal for the price paid. One negative, we were not expecting the persistent sales pitches to attend a "meeting" ostensibly to hear a sales pitch for time share or condo purchases. We went there for a get-a-way weekend. The staff was polite and friendly but it was still disappointing to be hit with that.

Spacious room
We stayed in the 2 bedroom suite. There was more than enough room, but the master bathroom should be updated. There was no shower in the master bath, only an outdated bath tub. However, the rest of the room was clean.
