Welcome home to our Peaceful Pool House, located in a desirable Southwest Reno neighborhood. You'll enjoy days lounging by our private solar heated Pool or soaking in the Hot Tub. Fire up the backyard BBQ & Fire-Pit for memorable evenings. Inside, you'll enjoy newly renovated kitchens & bathrooms, & plenty to do with a Pool Table & games. Just 45 min from Lake Tahoe & 10 min to Downtown Reno, our home makes for a perfect adventure hub. Enjoy fast wifi & complimentary coffee/tea during your stay!

When you arrive at our home, you'll be greeted by a private, fenced courtyard with chairs and hammocks for lounging, and astroturf where pets or little ones can play. Our courtyard opens right into the pool area, where you'll spend your days lounging in the warm Reno sun. Relax in the Hot Tub and watch a movie or show on the outdoor TV, or enjoy a drink at the bar.

Stepping around the house to the backyard, you'll take in views of the surrounding mountains while warming up by the Fire Pit. Turn on the BBQ to cook a delicious meal which you can enjoy at one of two of our outdoor dining tables.

Inside you'll find our large open concept kitchen that was recently renovated with high end finishes and stunning wooden cabinetry. You'll find all of the little things you could need to cook a delicious meal for the whole family, including pots, pans, cooking utensils, baking sheets, cutting boards, knives, oil, spices, and of course plates/bowls and utensils. We offer complimentary coffee, tea, and decaf, and our appliances include a microwave, blender, toaster, coffee maker, dishwasher, electric water kettle, and oven/range.

With two dining areas and a TV mounted across from the kitchen, you'll have plenty of space to enjoy meals and make memorable experiences with friends and family.

Unwind in the oversized living room with a game of Pool, or simply sit down for a movie night on the comfortable couches. Fire up the gas fireplace to add ambience to the evening.

Each of our 4 bedrooms is stocked with fresh, clean linens and comfortable with room-darkening shades. There are King beds in the Master and 2nd bedroom, while the 3rd bedroom includes a queen bed. Our 4th bedroom offers two bunk beds, providing plenty of room for your group to sleep!

Pamper yourself in the newly renovated Master ensuite bathroom, complete with a huge soaking tub and walk in shower.

With a long driveway and one car garage, there is plenty of space to park your cars as well.

During your stay, you'll have access to the entire house, garage, courtyard, and backyard.

Our home is yours to use during your stay and you will not be disturbed, but our local team in Reno is just a phone call or message away if you ever need anything or have questions!

Our home is located in an ideal Reno location on a safe, quiet street up in the hills with great views. It's a short drive to shopping centers that offer dining, shopping, and more. We're about 10 minutes to downtown Reno and 45 minutes from Lake Tahoe, with the airport only 15 minutes away.

This is a quiet and safe neighborhood with friendly and respectful neighbors, and we ask that you also respect our neighbors by keeping the noise levels down at night. This is NOT a party house, and our maximum occupancy is 14 guests.

The area is very Uber/Lyft friendly if you need to call transportation, and there is plenty of parking for your cars. We're extremely close to many popular attractions in the area as well:
- 45 min from Lake Tahoe/Truckee
- 15 min from UNR
- 15 min from Reno Tahoe airport
- 10 min from Downtown/Midtown Reno

This is NOT a party house, and our maximum occupancy is 14 guests. There is NO smoking allowed. Please try to limit the number of vehicles to 5 cars total and park your car in the garage.

- NO PARTIES OR EVENTS (this is a quiet, family neighborhood and there will an $1000 fine for any reported parties or noise complaints)
- Quiet hours are strictly enforced from 10pm – 9am each day.
- Smoking is NOT allowed anywhere on the premises.
- Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
- Please park all vehicles in the driveway when possible, not on the street
- Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
- Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
- Please make sure to fully turn off the BBQ and fire pit after use
- Pool & Hot Tub and the Bunk Beds are used at your own risk and we won't be held liable for any accidents
- No diving, running, or glass bottles are allowed near the pool area
- To help us preserve cleanliness of the pool and hot tub, please rinse off prior to use
- Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning make up—there are kitchen/make up towels and paper towels provided
- Please do not have packages or mail delivered to the home
- Please make sure doors and windows are closed & locked when leaving the unit.
- Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
- Check Out is at 11:00am Pacific Time
