Our 2 bedroom Sun-Kissed & Sunshine! is equipped with everything you need for an unforgettable stay. Enjoy water views of Biscayne Bay and Downtown Miami that will leave you in awe. With South Miami Beach 3 miles away, you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami. It's the best of both worlds, giving you the ultimate Miami experience.

Located on the 19th floor and facing East and South, Sun-Kissed & Sunshine! is a 2 bedroom, 2 1/5 bathroom (2 master bedroom suites!) retreat that offers terrific water front Biscayne Bay views and Downtown Miami views from its private balconies. With over 1700 sq. feet of living space, it’s the perfect getaway. Sun-Kissed & Sunshine! accommodates a maximum of 5 adults plus children (15 years of age or younger).

Prepare to be captivated by the charm of Sun-Kissed & Sunshine! From the moment you step inside, you'll be greeted by an ambiance that resembles a art gallery. The views and floor plan enhance its allure. On the right, you'll find a fully equipped kitchen, stocked with everything you need to unleash your inner chef. With a Publix grocery store 1/2 block away, preparing meals on vacation has never been easier. And don't worry about dirty laundry as each of our 85+ condos come with a washer/dryer.

Share stories of your Miami adventures in the dining area, accommodating up to 4 people. Adjacent to the kitchen, this space merges into the living room, boasting floor-to-ceiling windows that showcase the pool on the 10th floor and the waters of Biscayne Bay. The living area features a 65" Roku streaming tv with Sling, Netflix, and tons of free tv show and movie apps. However, the mesmerizing views might steal your attention!

The access to the balcony extends from the living room. It serves as the ideal spot to bask in the Miami sun, all while contemplating which view you adore most: the water views of Biscayne Bay or the city skyline.

Adjacent to the living room, you'll find the 2nd smaller master bedroom suite. With a queen bed and skyline views, this bedroom offers access to the balcony, allowing you to enjoy the water and city vistas from the comfort of your bed. Additionally, you'll have a walk-in closet equipped with a safe for your belongings, as well as a Roku streaming TV loaded with a selection of entertainment. The private bathroom has been renovated featuring a bathtub/shower combination for your convenience.

To your left as you step into Sun-Kissed & Sunshine!, a half bathroom awaits. Just across from it, you'll discover your own private office space. This office provides a door for added privacy ensuring a distraction-free environment. Equipped with a desk and chair, it's the perfect spot to attend to any necessary tasks.

Situated adjacent to the office and occupying its own side of the condo, is the master bedroom suite. Providing ample space, this master bedroom suite beckons you to embrace its comforts. A king bed awaits your arrival, ready to provide a restful retreat after a day of exploring Miami. For your entertainment, a 55" Roku streaming TV, featuring a collection of movies and shows to indulge in. To add to the luxurious feel, just steps away from your bed is access to your own small private balcony. Inside the master bedroom suite, you'll discover a walk-in closet that offers room to stow away your shopping finds. Across from the closet, there's a vanity area with a sink allowing you to prepare for the day.

As you enter the fully renovated master bathroom, a spa-like ambiance envelops you. Picture your dream stand-alone bathtub, inviting you to indulge in luxurious soaks. Let's not forget the large walk-in shower aswell.

Sun-Kissed and Sunshine! holds a special place among our personal favorites, and it's no surprise if you find yourself yearning to extend your stay. Its charm and atmosphere tend to leave a lasting impression, making it difficult to resist the allure of experiencing it again and again.

CANCELLATION POLICY:

- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.

- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.

Date Change Policy:

- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.

- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.



Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies. 
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS:  5 ADULTS + children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy) 
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.

- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.

AFTER BOOKING: (Monthly stays)
28+ day stays (Monthly bookings only)
- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)
- 24/48 hours business day approval process.

- Emails for each adult.
- Drivers license for US citizens, Passport for international guests
- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.

- No prior arrests

-$420.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.
