Check-in is at 4 pm, we kindly ask you to coordinate your arrival with your on-site Concierge (he will be contacting you through a direct message a few days prior to your arrival). The maximum capacity for both villas is 16 guests, however, the price may vary depending on the number of people staying at the house. Another important thing to mention is that external staff or guests outside of the reservation are not allowed (for security reasons)

✢No smoking inside the villa
✢The house is located in a quiet community, loud noise is not allowed after 10 pm in order to comply with Mexican laws
✢Only registered guests in the reservation are allowed to enter the premises
✢Daily or every other day cleaning (for environmental purposes we only change towels and sheets every 3rd day)

Although destinations like Tulum are brimming with delectable restaurants, nothing beats the luxury of having a private chef at your beck and call. At Top Rentals Mexico, we take food seriously, offering memorable dining experiences bound to please even the most discerning palates through our exclusive Chef Service.

Once your reservation is confirmed, our Chef's team will contact you closer to your arrival date. They will provide you with our menus and help you coordinate your meal plan. We can also personalize your order, offering vegetarian and vegan options too.

The Neighborhood:
This villa is located in ALDEA ZAMA, one of the most exclusive areas in Tulum (right in between downtown and the hotel zone) Here you will find coffee shops, restaurants, and convenience stores within walking distance.

Tulum center is around 5 minutes of driving, where you can find many restaurants of all kinds, bars, convenience stores, souvenir places, and nice local experiences waiting for you.

Tulum Beaches and Hotel Zone is around 10-15 minutes of driving depending on where you go and the traffic. Here you can also find top-notch restaurants, more souvenir spots, amazing beach clubs, bars, shops, cenotes, and many more things waiting for you to experience with the Jungle-Beach vibes.

Tulum is a magical place where you can explore the Mayan ruins, immerse yourself in the jungle, enjoy sacred cenotes, and swim in the beautiful Caribbean Sea. However, we kindly ask you to consider the following information about our beautiful paradise:

◘ IF WE RESPECT NATURE, NATURE RESPECTS US
This villa is located in a unique ecological area where we strive to be as respectful as possible to nature. We highly appreciate it if you do not litter in the surrounding areas, respect animals in their natural habitat, turn off lights, minimize air conditioning usage, and avoid leaving it on when you are out.

◘ CONSTRUCTION NOTICE
Our beautiful town is currently undergoing significant changes and experiencing constant real estate growth. Please review the following information:
• Due to the ongoing growth, there might be nearby construction when you arrive.
• Construction hours are usually from 9 am to 5 pm, but occasionally, they may be extended from 8 am to 6 pm from Monday to Saturday.
• Depending on the stage of construction, there might be loud and annoying noise.
• Unfortunately, these situations are beyond our control, and there is nothing we can do about them.
• We will do our best to make your stay as memorable as possible, but some circumstances are simply out of our control.

◘ FAUNA
Tulum is home to many animal species, including the green and loggerhead turtles (endangered species), crocodiles, stingrays, various tropical fishes, jungle mice, opossums, coatis, jaguars, pumas, jaguarundis, anteaters, tarantulas (not dangerous), and more. This area of México also houses a variety of insects such as spiders, praying mantises, butterflies, and more. Most of our villas are surrounded by jungle areas, and due to all the changes and construction, these lovely animals are trying to find a new home or are just passing by. If you are fortunate enough to encounter any of these animals mentioned above, please do not harm them and let us know so we can safely return them to their environment

◘ BASIC SERVICES & AMENITIES
Tulum is still a small town, and the infrastructure for basic services such as electricity, water, internet, etc, was never designed for such high demand (fortunately, our government is working on it). These services might be disrupted from time to time for various reasons, including weather conditions (strong winds, rain) or maintenance work by service providers. All of this is entirely beyond our control, but we will do our best to assist you if such situations occur during your stay.

We strive to maintain our houses in excellent condition to provide you with a comfortable and enjoyable experience. However, due to frequent usage by different guests, occasional amenity failures can occur. These situations are considered normal and not indicative of negligence. In the event of an amenity failure during your stay, simply contact our Concierge Team. They will promptly assess the situation and take necessary action to rectify your concern quickly.

◘ POOL, PLUNGE POOL & JACUZZI
Our property management team diligently cleans and maintains our pools on a regular basis, primarily in the mornings before guests begin their day. However, it's important to note that despite our efforts, the condition of the pool water may vary by the time of check-in due to various factors, such as weather conditions, natural debris (especially for outdoor pools), birds passing by, etc. Rest assured, we have a dedicated maintenance team to help with any concerns that may arise

◘ LISTING PICTURES
Occasionally, we may need to make last-minute changes to our property due to damages caused by previous guests. As a result, the pictures on our Airbnb listing may sometimes differ. Please be assured that any changes made are to ensure that the property is in the best possible condition for your stay. We want to emphasize that our commitment to guest satisfaction remains unwavering, and we always strive to provide a high-quality experience. If you have any specific questions or concerns about the property, we encourage you to reach out to us prior to your arrival.

◘ WEATHER CONDITIONS & HURRICANES
Quintana Roo is located in an area of the world where hurricanes and heavy rains can occur. We recommend obtaining travel insurance with full coverage in case your stay needs to be canceled due to these reasons or any other situation related to this matter.

◘ STREETS
Tulum remains a town, rather than a city per se; however, as mentioned previously, it is experiencing rapid growth. Some streets may be challenging to locate or inaccurately marked, and zip codes might also be mixed. Rest assured that our dedicated Concierge team will transmit the precise location of your villa to you via an instant message app on your check-in date. We will provide you with comprehensive instructions for your check-in process. please be assured that we are committed to assisting you in every way possible.

◘ HUMID CLIMATE
In the Mexican Caribbean, where humidity and tropical weather are common, you may notice a humid odor, both indoors and outdoors. This might be unfamiliar to those not accustomed to this climate, but it's perfectly normal. Our villas are well-ventilated, and using A/C can help freshen the air. Consider these factors when visiting the Riviera Maya:

• High Humidity: This region's proximity to bodies of water like the Caribbean Sea results in consistently high moisture levels. Expect muggy, oppressive conditions during the 9-month wet season from March 19th to December 17th.
• Lush Jungles: Dense jungle vegetation maintains high humidity.
• Underground Rivers: The presence of underground rivers adds moisture to the air and soil.
• House Construction: Many Tulum villas use Chuukum, an ancient stucco technique, which, due to the humid climate, naturally changes color over time.
