We have now opened up our own personal residence to the vacation rental market. Please book now before your desired dates are taken by someone else! We require a security deposit which is held by the booking company and which will be returned to you in 7 days or less if nothing is missing and if there are no damages. We are offering our low rates now, and a 5% discount for stays of 7 nights or more, and a 10% discount for stays of 28 days or more! Please note that this is only about 600 sq. ft./cozy/small house, and traditional large beds will not fit; thus, the main bed is a double futon bed, with the head and right side of the bed against walls (see photo), and there are two single roll away beds in a pass through bedroom beyond that; small rooms, tight squeeze to fit the beds, all beds do have box springs on the frames topped with thin mattresses; limited wardrobe space, no closets....It's a tiny house!!!! If you want something bigger, then do not book this, your booking acknowledges that you know it is a small house! This is our own personal residence but guests will have the full use of the house. Our items are in a locked room, we will not be there, so our guests have the full house, approximately 600 sq, ft, ./ cozy house but wonderful spaces, open concept living room/dining room/kitchen - all high end finishes! Note: This house was a total rebuild, and it is all finished except for the trim work at the doors, windows, and baseboards. The unfinished trim-work does not affect the usability of the lovely premises, but if that would bother you, then please do not book this house. The doors and windows are heavy, coastal impact, so you will need to "pull" on the front slider as it is heavy/wooden/heavy glass, (not single pane and light metal). There are fans in each room and an air conditioner in the living room. The combo washer/dryer is a European model, and does small loads, and is located in the unfinished utility room where the furnace and hot water tank are. A utility room is a utility room, it is functional but not magazine beautiful, please refer to the photos in our listing. If an unfinished room bothers you, then do not book this property. The house is just about finished, and only the finishing trim touches need to be done. There is a 5% discount for stays of 7 days or more, and a 10% discount for stays of 28 days or more. This house is close, about 20 minutes away, to the Seneca Niagara Casino, Calspan, the Niagara Premium Outlets on Military Rd in Niagara Falls USA, close to the Rainbow International Bridge to Canada, etc. You will need a Passport to go to Canada if you are a USA Resident; and if you are from a foreign country you will need a Passport plus an entry visa from Canada before going there - we are not giving legal advice, please call Canadian Immigration if you wish to visit the Canadian side of the Falls.

We are a VRBO PREMIER PARTNER and have the WTTC TRAVEL STAMP! That indicates our commitment to make your vacation stay wonderful! The small house was recently remodeled, all high end, no pets, no smoking in the house, no shoes in the house please. This is at an international border and sometimes there is spotty cell phone reception when at the house. This is directly on the Lake, sometimes there will be a harmless spider or a harmless fly. The house is thoroughly cleaned between each guest and spotless! This is a quiet location, relax with the sound of the waves, and the beautiful sunrises and sunsets! Yet, you are a short car ride to the "city". Buffalo is approximately 45 minutes away, Amherst is approximately 30 minutes away, Lewiston is approximately 10 minutes away; Youngstown is approximately 10 minutes away; Olcott is approximately 10 minutes away; Rochester is approximately 2 hours away. The house is situated in Wilson, NY, a quiet rural boating suburb, with some country roads to reach it. Buffalo is home to the Buffalo Bills football team and the Sabres Hockey team - catch a game if in season. (Note: due to the remodeling, most window trim and baseboards are not installed yet, but this does not affect the use of the house). This is a quality rental, cozy, and all updated! The occupancy of two will be strictly enforced. Only those on the reservation will be allowed to stay. Note on cell phones: As with all of the houses that are directly on the water and directly a short distance across to Canada, is your cell phone "pings" on a USA cell tower you will have cell phone reception; if it happens to "ping" onto a Canadian cell tower, then you will not have cell phone reception - will say "no service" - at any given minute that could or could not change, so if you do not have cell service you can walk or drive one block up to the main road/away from the water/and you will have reception. WIFI, Facebook, email, etc. always do work. Thank you
