The Space:

Nestled within the serene landscapes of the Texas Hill Country and resting alongside the spring-fed Pedernales River, Mimosa is one of six Cottages that offer a serene and picturesque retreat. The cottage boasts vaulted ceilings that enhance the sense of space and a large front porch welcoming guests to relax and soak in the tranquility of the surroundings.



Inside, a well-equipped full kitchen awaits, allowing for convenient meal preparation during your stay. The cottage comprises two bedrooms, each adorned with a comfortable king-sized bed and its own en-suite bathroom, providing both privacy and comfort for all guests. Additionally, a queen sleeper sofa in the cozy living room offers extra sleeping arrangements.



The prime location along the Pedernales River offers a myriad of activities to indulge in. Launch a kayak or water float for an afternoon adventure along the tranquil river. The property's waterfront location is complemented by hammocks and swings, adding to the relaxation and bordered by neighboring ranches featuring picturesque horses, goats, sheep, donkeys, and llamas, enhancing the rustic charm of the setting.



Guests can explore the scenic riverside walking trails, meandering through landscapes shaped by local wildlife, offering an intimate connection with the natural beauty of the area.



For group gatherings or special events, a generously sized covered pavilion beckons, furnished with comfortable seating, a convenient bathroom, and a backdrop wall ideal for capturing memorable photos, perfect for sharing on social media. Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) $95+tax in addition to the nightly rate will apply.

-Maximum of two dogs allowed with a combined maximum weight of 50 lbs.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.

-Please keep your pups leashed outside and clean up after them.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

For a more flexible and relaxed wine-tasting experience, the 290 Wine Shuttle provides a convenient way to hop between wineries, departing from downtown Fredericksburg and making stops at select wineries every 10 minutes on Fridays and Saturdays.

Main Street serves as the heart of the action in Fredericksburg. With over 150 shops, boutiques, and art galleries, visitors can peruse a wide array of unique offerings. The street is also home to numerous restaurants, wine tasting rooms, a brewpub, and two museums, offering a diverse range of dining and cultural experiences. 3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
