Great family friendly location, very spacious condo ideal for large families. We really enjoyed the view, the beach and proximity to other activities and restaurants.

The condo was just OK and in need of updating. The location is great but almost everything from furnishings to decorating, needs to be updated. The kitchen is not well equipped with pots, pans plates and good utensils. It was less expensive than some other 3BR condos in the area and there's a reason why.

It was very noisy due to construction above and across the hall. Also was disappointed that pool was closed. Also unable to use balcony the majority of the time due to “ water proofing”

We really enjoyed our stay here & will keep this condo in mind for future visits. I’ve rented from Julie before on other apps & have always enjoyed our stays. Great & quick communication, easy check in, clean, & wonderful locations. There were just a few things we noted that we didn't feel the need to bring up during the stay, nor would it affect future visits or my rating, more so things we would keep in mind next time to be more prepared. Cooking & eating utensils/tools need replaced. There is only one small rectangular baking sheet that does not fit very much. A new set of baking sheets would do wonders. Need a new set of cooking utensils (ladle, spatula, spaghetti scoop, whisk, etc). Many of these were non existent & we could’ve used them. Thermostat in main condo was hard to figure out & reset itself to 75 every hour during the night. It took several nights for us to figure out how to fix this. Labels on the light switches would be helpful, there seemed to be lots with no clear use. Again, just small things that we’ll consider next time if not corrected. We really loved the feel of this community & look forward to returning.

Birthday get away

This place was amazing! Every room in this condo was clean and spacious! The views from the balcony was awesome also! I was impressed when I first arrived on Kingston Resort period every was beautiful my grandchildren also enjoyed the free water park area that’s included! I will definitely be booking this same condo again!!!

Nice Location

This is a very nice property. They provide an adequate number of bath towels. You will need to bring your own paper towels and dishwasher detergent. They have plenty of hand soap. The pools and hot tubs are nice. We stayed the last week of July, and all the pools and hot tubs closed at 8pm.The beach area is nice. We will definitely stay here again!

Our check-in experience was a nightmare. I'll explain what happened.We arrived at our condo just after 5pm on Thursday, July 16 and I checked my VRBO app for the check-in information that was promised. I had received a message at 4:11 that asked how our check-in went. There was no other message with the expected information. I left a voice mail about the problem and texted.We finally received a text that my credit card had failed to process, which I was shocked to hear as I had no balance on the card and I have a credit rating of over 800. We were sent a payment link to my phone to try to make it work. The card failed again, and I tried 2 other credit cards, and they failed as well. Again, I have excellent credit, in fact I used these cards on the trip afterwards with no issues. Then my daughter tried one of her cards and it failed as well. My daughter finally got someone to talk to, and unfortunately, it wasn't very helpful. We were told to try to do a Venmo or Zelle. At this point, we were wondering if this was a potential financial scam as the whole situation was so unusual. My daughter expressed this to the person she was talking to and they said we can cancel the reservation and they hung up on us. We drove 7 hours to get there and had few options at that point. From the lobby of the condo we finally got a payment to work, with no help from the management company, Big Fish. The whole check in took about 2 hours. Unacceptable customer service.

Loved the location and Julie at Big Fish Rentals was very responsive and helpful. 3 ⭐️ because - It was advertised to sleep 10 but only fit 8 due to there not being a pull out couch. We ended up needing air mattresses. - The A/C in the one bedroom didn’t work. - Maintenance was contacted daily to fix toilets. - Cabinets were missing nobs. - The supply of cups was lacking.

Mislead on accommodations and poor communication

The property was managed by Big Fish Rentals who listed the property 3 Bedrooms ( 1 queen bed 1st bedroom 1 queen bed in the 2nd bedroom and the 3rd bedroom has 2 queen beds) and a pull out couch. The property can accommodate up to 10 people. Upon arrival we found the 3rd bedroom had 2 double beds and no fold out coach. These arrnagments were very uncomfortable for our group of 7. I pointed this out to Big Fish who asked me to send pictures. Which i took the time to provide. I had to follow up multiple times and was never given an explanation. This property was very uncomfortable for our group and made our vacation stressful. They refused to acknowledge the false advertisement and later changed the listing to accurately reflect the beds.

July 4th 2024 - 7 Days - (June 29-July 6)

Pros: Spacious Suite -Great location nestled -Quite, friendly, gated community -Relaxing with great views -Parking deck -Quick easy beach access with lifeguards -Great host Julie and management Big Fish - very responsive, timely, communicative, and strived to accommodate us -Hot water -Walk in showers and dual sink vanities in 2 largest bathrooms Cons: In need of attention to detail, improvements, and tlc -Like dim lights in bathrooms, "cheat sheet" need update with current WIFI, old dirty pillow blankets in closets, etc. - Overall spaces, bathrooms, and beds were clean and satisfactory -Kitchen (pots, pans, toaster, oven) need to be thoroughly cleaned or replaced - we planned to cook, but nothing looked sanitary, so we ate out all week -A/C not blowing out vents on "guest" side of suite (think connecting hotel rooms with 2 separate a/c units) - THIS HAS BEEN FIXED WITH BRAND NEW UNIT & THERMOSTAT -Techs did come out, and Julie gave us new box fans on first night. Family mentioning discount on stay, but I trusted Julie to make it right, and she did. Unfortunately, issue not fixed until the end of our stay -We "froze out" one side of suite to keep problem side cool, kept curtains closed, and kept connecting door open for circulation -Washer initially didn't wring out clothes, soaking wet, but maybe our load, or wrong setting - We did figure out additional spin, and no issues after Overall, great host, good space, more tlc, replacing cooking pans. I would happily stay again.

Subject: Request for Full Refund – Unsafe and Misrepresented Unit During Dance Competition StayWe booked your property in town for my granddaughter’s national dance competition. We’ve stayed before and recommended you to friends, but this stay was humiliating and stressful — not celebratory.Check-in failure (2 hours 15 minutes): Your payment system failed repeatedly. Staff sent incorrect Zelle and phone information. We were locked out with our grandchildren, who were terrified we’d lose the booking before competition day. We only completed payment after finding your email on a QR code.Unsanitary and unsafe conditions upon entry:• Strong dog odor throughout unit and in both refrigerators (Lysol did not remove it)• Live roaches in master bedroom closet• Vents caked with dust/debris; master bath vent appears never cleaned• Grime and sticky residue on surfaces• Missing fixtures: no toilet tissue holder, no sink drain stopper• Stained, unusable quilt and beach towels• Patio unusable: broken table, dirty chairs• Disrepair: cracked/discolored bathroom tiles, outdated electronics, scuffed walls• Master mattress caused severe back pain; I slid toward the headboard all night• Worn, uncomfortable family room furnitureThis is not “new luxury.” The unit was uninhabitable for a family with children. Between the 2 hour lockout and the unsanitary conditions, we could not relax or focus on the competition. I had to tell my grandchildren the bugs were “normal” to calm

Friend/Family vacation

The location was spectacular with beautiful views of the ocean. Access to the beach and pools and water park was a must for the kids. Cleanliness was lacking a bit and lighting in the condo was an issue but very minor compared to the awesome price and views!!

Do NOT rent this condo

Whwre to begin.......Beyond terrible experience. * walked in & the condo had not been cleaned. We cleaned ourselves. They later sent someone to do a walk through *no lights worked- when they were turned on they would flicker. Seeming as if there was a shortage somewhere in the unit so we used flash lights. * we were never once told that the washing machine did not work. So we did a load one day and walked in to 2" of water flooding all of our things and the whole condo. Then we were accused of turning the water on to the washing machine. We never turned any water on. However, we did not know that the water was not allowed to be on as we were unaware that the washing machine did not work. *we received nasty texts and accusations when we asked what accommodations could be made for the flood, no towels and a machine that did not work. *The dishwasher did not work. We tried multiple times. *the door stuck and would have to be slammed shut. It was also open when we checked in. *we had to have 8 fans and huge dehumidifiers going constantly for two days--THEY WERE SOO LOUD! *dishes were dirty when we got there. We ate off of plastic plates and silverware
