Come be charmed by the high-end finishes and contemporary construction of this gorgeous Gulf-front vacation home located in the gated community of Jubilation. Situated on a beautiful stretch of South Cape beach, “SOUTHERN CHARM” welcomes you into a spacious retreat with plenty of room for everyone. The main living area on the second floor delivers great Cape views. Vaulted ceilings and open floor plan make the space easy to live in, and a screen porch the whole width of the house offers extra seating and pleasant evening viewing. A king master suite on this floor provides single-level living, and an additional half-bath offers convenience. Elevator access to all levels makes groceries and luggage a breeze. With 8 bedrooms and 8.5 bathrooms, this gulf front vacation home located on the south cape accommodates 24.

On the first floor, three more king bedrooms beckon. Two Gulf-front master suites each provide beach view accommodations, while a third master suite to the rear of the house provides privacy – and a private screen porch. A laundry room is also located on this floor. The ground floor may be the most fun, though. A generous rec room offers entertainment. A spacious bunk room suite has two sets of full over queen bunks and an en suite bath. A fifth king bedroom shares the final bath with a smaller bunk room that has two full beds. Step out to the spacious Gulf-front pool deck, and sun to your heart’s content. At dusk, gather around the fire pit and watch the stars come out. It will not take you long to realize why it is called “Southern Charm.”

Looking for adventure during your stay? Your reservation includes $400 worth of adventure gear rental, delivery fee may apply. Whether your adventure is sitting under an umbrella on the wide-sandy beaches, biking, or fishing from a kayak in Indian Lagoon, this $400 credit towards your vacation gear rental will ensure you have the adventure you seek. You will be able to shop for bikes, paddleboards, kayaks, beach chairs, umbrellas, or even beach carts. No need to find the rental company, your gear will be delivered the day of your arrival.

Bringing a pet or want pool heat? That can be arranged for additional fees (please note that pool heat will only raise the water temperature 10 degrees above the outside temperature). Please check with us on size and number limits for pets. No events over the occupancy of the house are allowed or that require a chaperone, and we strictly adhere to a minimum age limit for renters.

*The elevator is residential grade and may occasionally experience disruptions. Our staff will do all we can to repair any issues and get the elevator functional again. However, if an elevator repair tech/Company is needed repair times can extend several days due to our remote location. If you have someone in your party with mobility issues please plan accordingly as this amenity cannot be guaranteed.

Beautiful place going downhill:(

This is a beautiful property that seems to be neglected lately. It is for sale, maybe that is why? We stayed in Dec for 8 days and it changed quite a bit from Dec. to July. We also just came back from another 8 day stay. Number one problem is the smell on the first level. It hits the second you open the door and doesn’t go away! We found out later it’s because of the 40, gave up filming and counting after that, plus bats living in the house! The house itself hasn’t been being cleaned well inside or out. Inside we had to complain because our children were being bitten by ants! Found all kinds of food around bunk mattresses which attracted ants! The house had several areas such as bathrooms, and kitchen that were dirty. Light bulbs out in many rooms, broken blinds! The kitchen was not stocked very well at all. Barely pans, utensils, no sponges, wash clothes, unfortunate because with a big family a lot of cooking gets done so not being stocked is tough! The master on the middle level…, the drain in the shower. It does not work! It will fill up above your ankle with water, gross, and then it takes all night to drain out again. Therefore, we couldn’t even use our shower much and had to go to other showers to shower! The outside had wasp and bees nests on the house. The grass hadn’t been cut. They showed up the last day we were there, by then it was way too long, and even though we were all swimming in the pool, they came into the pool yard with weed whackers and proceeded to whack the whole grass area. It was flying all over our towels and in the pool to the point that we had to give up and get out for the day! Now, all this being said, there is just no way to not have a good time at Cape San Blas. We love it so much we are considering buying a place of our own for the family. We absolutely love Jubilation, we loved the house, until it went so far downhill. Maybe you can recommend another beach front property? We would give your company another try because when called you did at least send someone out to take care of the ants…we do appreciate that. As for all other inquiries we made, we got no results or answers and refused to give up one minute more of San Blas time to trying to get the house right. SO disappointing:(

Overall, I recommend this vacation rental. Reviewer Comments: We stayed at southern charm and really enjoyed our vacation. The company was wonderful getting a few minor issues straightened out when asked. The top floor air conditioner didn’t work, they sent two people two days to try to fix it. Realizing parts had to be ordered they brought 2 room air conditioner s and that did the trick! They truly seem to care about keeping their people happy. The home is great for a large family! The small town and quiet beach is the perfect way to have a really relaxing vacation. We will definitely be back from here on out and so happy we found you! Thanks again for all you do!

Could be 5 stars....falls short

Overall, I recommend this vacation rental. Reviewer Comments: The home is beautifully decorated. The amount of space is fantastic. The location is ok. The beach is probably awesome but we didn’t get to spend time there due to red tide so that was disappointing but no ones fault. This home has recently been remodeled. Layout is really great!! These things make it 5 stars but stars start falling off on the little things. A home with 7 bedrooms and only 5 coffee cups? Not enough pillows or blankets, the master shower didn’t drain, the fan in the master had no adjustment switch so it was either on full blast or off, pool heater (paid 375 to have heated!) worked only sporadically. With that said the management company was very responsive and helpful! The board walk to the beach is new but frankly if we had been able to go to the beach I would not walk that board walk at night. It is very over grown and I am sure there are things out there we should not be in contact with. AC went out on last day. No shade at all around the pool. One pool stick. No full length mirrors. Showers not cleaned well, especially master shower. Lower level extra fridge smelled like bait very strong. Just lots of very minor things that all add up to make it feel less than it could be. With all that said we would still recommend, but with reservation, and would possibly stay again but unfortunately the price for next year is MORE than double.

Not Quite Ready for Primetime

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: It is a beautiful house in a nice neighborhood and a great location / section of beach, but the owners stopped short of making it an five-star experience. They are missing a number of important household items (more than 3 wine glasses, more than 6 coffee cups, a dust pan, grill tools, hair dryer, more blankets, fireplace and TV instructions, no blinds on some bedroom windows, etc.), some essentials like an outdoors shower (without it sand is everywhere) and more outlets (one of the master bedroom bedside lamps and clock won't even plug in) and a number of needed maintenance fixes (outdoor foot wash didn't work consistently, the master shower drain backed up, the master shower head is broken, the light in the elevator cut out, the master headboard is detached and rattles, exterior doors stick and won't close properly, the newly built boardwalk is so low grass is going up through it and around it, remotes aren't labeled per room and were mixed up when we arrived). If they fix these things, it would be a top rental choice.

Great Vacation, beautiful home.... BUT....

Overall, I recommend this vacation rental. Reviewer Comments: The home, Southern Charm was beautiful and its Location was very nice. The Community pool was a great plus. We were disappointed that the grass by our pool was not cut and very weedy, as was the walkway. We contacted the management company 3 times, email, request form and finally by phone and she said she would look into it, but it wasn't mowed until Friday afternoon, rainy by then, so no use of that area/firepit. We also wanted the pool heated but they said it was broke. House needs more glasses, coffee cups, plastic ware at the minibar areas, at least enough for each guest. Grill tools would be helpful, we left ones we purchased,for the next guest. Bathroom cleaning could be improved. Glides on kitchen chairs would cut down on noise to the bedrooms underneath. Definitely you need blinds on 3 bedroom windows for privacy. Lounge chairs by the pool would have been relaxing. Alot of ants under pavers by the pool. Online Description and pictures should be updated since the remodeling. And use a flashlight for the boardwalk to the beach, 3 times we had snakes on it, one appeared to be a cottonmouth, but it's florida. A second pool stick would be nice also. The remodeling was done well, very nice home/property.

Family beach week

Overall, I recommend this vacation rental. Reviewer Comments: If you need lots of beds and a great secluded beach retreat, this is the house! We had 8 adults and 2 kids. Three bedrooms were not even used! The house is lovely and the view is stunning! A few of the bedrooms need window coverings and the ice makers didn’t work but that was our only complaint. I’m sure if we had called management, the ice makers would have been fixed but we just never got around to it. I had read that the biting flies were a problem but we never saw any. We were literally swarmed by mosquitoes at night when we tried to build a bon fire on the beach so come armed with repellant. We also did not realize that people were allowed to drive in the beach. This was not a problem for us, we just had to keep a closer eye on the kids. The water was brackish at our beach. When I booked I was told that it came get brackish at times depending on the tides but a few locals told me it is always brackish in that area of cape San blas. If that’s important to you, you may want to clarify. We definitely would have preferred clear water! Overall we had a wonderful vacation! Not a lot of restaurants to choose from but we didn’t mind. The lack of crowds trumped the need for restaurants! The best part of the house was the location to the beach. Having your on private beach walk right out the back door was a hug bonus!

Southern Charm Vacation

We had a wonderful time staying at southern charm. The house was beautiful and accommodated our whole family with ease. The house seemed to be newly renovated but still had a few aggregating doors that would not close properly. Overall we were very satisfied with Southern Charm.

Family vacay at Southern Charm

Overall, I recommend this vacation rental. Reviewer Comments: We chose this house for our family’s annual beach trip. This was our first time visiting the Cape and we thoroughly enjoyed it. The house was perfect for our group of 13. We had multiple families with teenagers so the number of bedrooms was perfect. The elevator was a great amenity for our older family members who couldn’t handle the stairs multiple times a day. I only have a couple of suggestions for the owner/management. I would expect a high-end rental like this to provide more towels (bath and kitchen). There was only one dish towel and cloth for the kitchen and one towel/bath cloth per person. We were informed before arrival, but most people don’t have room to pack bath and kitchen linens. Also, the kitchen could use a few more accessories, specifically a pitcher. A few basic “necessities” were also missing, like a broom for the kitchen and an iron. We found an ironing board but no iron. Besides these few little details, the house was amazing, and I would return or recommend to others!
