This newly renovated 3BR/1BA second-floor unit is the ideal setup for your family’s next beach getaway, just steps from the popular 40th Street Beach. The home features a bright and welcoming layout with comfortable living spaces and a front balcony where you can enjoy the sunshine, fire up the BBQ, and unwind after a day by the ocean.
LIVING & DINING AREAS:
The living and dining area includes a comfortable sofa set, a streaming TV, and a dining table with seating for four, creating a relaxed space for gathering and entertaining.
BEDROOMS:
- Primary Bedroom: King-size bed and TV
- Guest Bedroom 1: Full-size bed
- Guest Bedroom 2: Two twin-size beds
BATHROOMS:
- Hallway Bathroom: Combination shower/bathtub
OUTDOOR SPACES:
The front balcony features seating for four along with a BBQ grill, offering a comfortable outdoor space to relax and enjoy the coastal air.
KITCHEN & AMENITIES:
The kitchen is open to the living and dining areas and includes counter seating. It is fully stocked with dishes, utensils, cookware, and bakeware, along with a full range of large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

- Iron and ironing board

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front balcony.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Pets: This home welcomes up to one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.
Parking: One parking space is provided in the shared garage, accessed via the rear alley. Additional free street parking is available throughout the neighborhood when available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 p.m. on the arrival date
Check-out Time: 10 a.m. on the departure date
