Property was clean but had some deferred maintenance. Upstairs porch rails were in need of replacement. Some of the decking was old and splinter. But overall, it was clean and met our needs. Host was extremely helpful and easy to reach.

This may be my new favorite vacation spot! The house was beautiful, spacious, and full of natural light. The views were fantastic, and the beach was clean. I almost want to leave a terrible review just so that no one else ever gets the chance to book it instead of me, but I could not do that to Jim, the owner! He was gracious, communicative, and an all-around great guy. I can't wait to rent this house again later this year, and many more times in the future! That is, until he decides he wants to sell it to me, in which case I'll never have to rent it again.

This was the perfect place to get away with our family. The house had everything we needed for our large family, and more. Having the bay and the gulf was amazing. We saw dolphins every single day. We loved this place.

Hello folks! We highly recommend this incredible beach home, About Time. The Forgotten Coast in Florida and especially Alligator Point are remarkable. The beach is steps away from the front deck and the bay side is just behind the house. It’s an absolutely unique property! Our party of three enjoyed a week filled with dolphins, diving pelicans, sea shells, shark teeth, silly ghost crabs, seafood, exploring the best beach towns, airboat rides, lighthouses, sunsets and rises, and so much more. This home has gorgeous coastal decor and delightful art; some of the pics on VRBO are outdated. Communication with Jim was great. He responded to all our questions and offered great suggestions. Post trip, we shared a few things, and he was very receptive. When we arrived, the house was clean and well appointed. The large kitchen has all the cooking utensils and pots you’ll need. The beds, pillows and linens are very comfortable. The showers were large with good water pressure. We highly recommend an airboat tour with Captain Carter over in Appalachicola. We also recommend the restaurants Tropical Trader and the Blue Parrot. The Florida’s Forgotten Coast website and app were helpful; they have a link to the beach flag warnings to keep an eye on surf conditions and currents. If you’ve read this far, book the trip! You will not regret it! *Note: this home has a jetted tub, not an outdoor jacuzzi hot tub.

Beach Buddy Trip

We enjoyed our stay at the house. We enjoyed the privacy of Alligator Point. There was travel time involved if you want to go to other towns but not far enough to make that a major problem. Everyone enjoy the beach and the "Shell Shopping". We all had a good rest with our week.

Great place

Surprised with how quiet and private alligator point was so close to Tallahassee.house was old but very adequate.had all kitchen utensils we needed..amazing views of bay and ocean. alot of wildlife to be viewed,can rotate porches to get out of sun or wind.we rode bikes and paddled kayaks daily

Amazing Views!!

This trip was so relaxing and peaceful. This house is so close to the beach, it's incredible. We are big cookers and this house had everything we needed. The kids loved the loft upstairs. The owner Jim was a pleasure to communicate with. We look forward to staying again!

Absolutely beautiful

We had such a wonderful time here. We were wanting relaxation, quietness, and overall a good time. We got all the above plus more. From the sunrise to the sunsets. My husband, brother, and dad had a great time fishing. The weather was perfect. The water was great. I will say to get to the grocery store was a drive just because there is not a whole lot close by but we are definitely returning.

Spacious

The kitchen and dining room were very spacious. The outdoor shower was an amazing addition. Water pressure was excellent. The 2nd floor was very nice for the kids to separate from the adults. The beach was awesome. Saw dolphins and caught a lot of fish. The owner was available for questions and even gave us some fishing tips.

Wonderful & Relaxing Getaway

Great place and beach! The house layout was perfect, kids could play on the 3rd level while we hung out on the main level. Decks were great for relaxing and eating meals. Loved the outdoor shower! Beach was beautiful (close to the house!) and peaceful. Saw lots of dolphins, a treat for our grandkids. Walking the beach was always a fun experience. Crab catching at night was a blast! Jim, the host, was excellent to work with and offered lots of thoughts on the area, recommendations to eat and for fishing. Kayaks were fun to rent through him as well. Would definitely stay here again!

Perfect Vacation!

My family has come to this beach every year since we were very little. The house can make or break the stay. This beach home has it all! From the amazing views on both sides to the spacious accommodation and perfect relaxing beach decor, we were so happy to be here. From this property, you can view both sunrise and sunset. The host was a great communicator every step of the way. We will definitely be coming back!

If you want the Beach and Privacy this is PERFECT!

This house is a perfect getaway and an affordable price. We love that it is not a public beach. The front elevated porch is perfect for sitting and watching the waves of the gulf. There is a walking path to the beach. You can also access the bay. Both sides offer Shells, Fishing, etc. We saw a solid white squirrel, multiple horseshoe crabs, stingrays, dolphins, pelicans. We found shells bigger than our hands, sand dollars as big as our hands. So much fun. We will always remember this vacation. Thank you James for sharing your beach getaway.

Peaceful and relaxing

Our stay at Alligator point was one for the books. Alligator Point is a great secluded, peaceful beach. Untouched by tourists and loads of people. Not much to do in the surrounding area so be prepared to soak up every moment on the beach. The house was so spacious and provided everything you could need. The pictures don’t do it justice. The owner is kind and communicative. We honestly didn’t need to contact him for much as he provided everything we could need. We thoroughly enjoyed our trip, soaking up the views from the beautiful deck. Dolphins, sting rays, loads of shells and even a manatee. We definitely hope to be back.

Property states for 15 guest but only sleeps 6 adults, and the host was sorry to deal with

Our house has a minimum rental age of 27 to rent. This person tried to rent the house for (11) 22 year old kids unsupervised. first he said he was 24, then said he was 23, then when asked to provide an ID - he was only 22. That is why his reservation was terminated by VRBO. I did not nor will I rent to a group of kids. No one should rent from someone who does because ultimately its the future renters that pay the price. This group never has been on the property and you can tell by other reviews we have large groups stay and are perfectly happy. His brother even called and threatened to have his attorney contact me. If they are willing to trash me here for having rules to protect the house - I'm sure they wouldn't think twice about trashing the house. I am very glad I didn't let this group of smartas* kids in my house - and so are our many happy renters.

Wonderful spot

Our stay at Alligator Point was a short one due to Hurricane Michael, we only got to spend 2 nights at this location. When we arrived the sheets werent clean in the spare bedroom. The views were spectacular from the house. We saw about 5 people on the beach. Very secluded from high raises and chain restaurants. There was no where to eat around us if you plan on staying here plan on a trip to the grocery store and cooking. We stopped at a little shack and got shrimp and grilled with awesome views of the sunset! The house was dated and needed some fixing up but it's a great place to stay for a week. I wish we could've stayed the entire week. Jim was great host Thank you for having us

Thanks Chelsea, We have replaced all appliances, AC system, sheets and some of the furniture - thanks for the input. Sorry about the sheets in the guest room. I'm not sure what happened there. I spoke with the cleaners. Hopefully first and last for that issue. Places to eat - there is the Tiki Hut about 1/2 mile down otherwise you need to go across the bridge where you have about 4 more to choose from. But yes - best eats is on the deck at our house after visiting a couple fresh fish markets. Personally, I don't go anywhere else. Can't beat the view and don't have to clean the kids and pack in a car.

Awesome, great house in an excellent setting. 5 STARS PLUS

OK, let me just say our expectations were high and this house really delivered. Great white sand beaches on both sides of the house. Very private. Sleeping accommodations are very flexible. Common area very large and open - lots of glass and high ceilings. Large open deck areas. Outdoor shower worked out great - no sand in the house. The kitchen is stocked better than our kitchen at home and the house was very clean. This house is very well maintained. The owner spent a lot of time making sure we had all the information we needed to have an excellent week at the beach - fishing charters, fishing hints, local bait needs, hiking and biking directions and hints to all the local restaurants, fish markets and grocery needs. Thank you for an unforgettable vacation. We'll be back soon.

Beautiful Home

Home and property were wonderful, as described. Our only issues were with communication. We never received check in information and finally had to call Jim when we arrived. We had also asked if there were kayaks available and Jim said yes (we were going to bring our own) . When we arrived and spoke to Jim, he said they were an additional $75 to use. The rental contract stated to put trash out for Monday, which we did and then we received a message (that I never saw) to put the trash out midweek. Minus the communication, we had a wonderful stay!
