5. Use pool and hot tub responsibly (no glass, soaps, or oils)

Extra fees may apply for:
Excessive trash or mess inside the home — $75–$175
Unwashed dishes or cookware — $20–$30
Heavily soiled or stained linens/towels — $25 per item
Bleach or deep cleaning for mattress pads/linens — $40–$60
Carpet, upholstery, or furniture stains — $50–$100
Biohazard cleanup (vomit, bodily fluids) — $100–$200
Unapproved pet mess or excessive hair — $75–$125
Lingering smoke or strong odors — $350–$600
Outdoor/pool areas left dirty or with trash — $40–$80
Pool/spa maintenance beyond standard cleaning due to guest misuse — $75–$150

All charges are fully documented with cleaner invoices and photos.

5. Minimum stay: 2 nights (no 1-night stays allowed)

Cleaning Expectations & Fee Transparency
In accordance with California short-term rental law (AB 2202), we’re committed to transparency about cleaning responsibilities and potential fees.

Our standard cleaning fee covers:
General tidying and sanitation
Laundry of used towels and bedding
Basic reset of the property

To avoid additional cleaning charges, we kindly ask that guests:
Take out all trash to the designated bins
Load and run the dishwasher (or hand wash dishes)
Leave used towels in the bathroom or laundry basket
Report any spills, damages, or maintenance issues immediately
Use pool/hot tub responsibly:

Rinse off before entering

Children must be supervised at all times

1. $2,000 venue fee
2. Immediate cancellation with no refund

Fire Policy
The gas fireplace in the den/office is disconnected and not for use
The standard fireplace in the great room is also not for use
BBQ grill is available (Weber gas grill)
Never leave the grill unattended
Fully extinguish after use
No trash, food, or lighter fluid
Keep kids safely away while in use

Smoking Policy
Strictly no smoking anywhere on the property
$550 fine for any violation

Pool & Spa Rules
Enjoy the saltwater pool & spa
No diving, running, or rough play
No glass in or near the water — plastic cups are provided
Not suitable for kids under 6 or non-swimmers
No lifeguard on duty — always supervise
Pool is serviced every Tuesday
Solar heated during swim season
Pool towels are in the hall linen cabinet – please don’t use bath towels at the pool

Spa Use
Set temp between 100–102°F
Turn it back down to 80°F after use
Use the spa lifter to open/close the cover
Please replace the protective cap

Back Door to Pool
The French doors use a multi-point locking system:
To open:
Unlock the deadbolt
Push down on the right-hand handle (main door)
To open the left-side door (passive door):
Slide the top and bottom flush bolts to open
To close:
Shut the passive door
Slide the flush bolts back into place
Pull up on the handle until it clicks
Then close the main door
Note: The passive door must be closed and locked before closing the main door.

Outdoor Lights & Fountain:
Pool Light – Press #2 switch on the X10-Pro controller (on the table by the orange sofa)
Fountain – Press #3 switch (make sure it’s clear of leaves before turning on)
Pergola Lights – Press #4 switch
Pergola Fan – Wall switch next to the window
Umbrella Fairy Lights – Use the remote (on the same table)

Slumber Air Sofa Bed
The brown sofa turns into an air mattress bed! To set up:
Remove the cushions.
Grab the metal bar and pull out the bed frame.
Unzip the mattress cover (upper right corner) to find the inflation valve.
The electric pump is in the bedside table drawer.
Plug in the pump and attach it to the small center valve, then twist right, it will start automatically.
Inflate to your liking (don’t overfill!).
Remove the pump and twist the cap back on.
To deflate:
Press the valve button to release the air.
Gently press down to help air escape.
Fold the mattress and tuck it back into the sofa.
Linens are in the den closet.
Extra pillows are in the hall linen closet.

Thermostat Settings
Thermostat range: 68–75°F
Open windows/doors for fresh air—but close them when A/C or heat is running

Check-In/Out Policies
Early check-in and late check-out may be available if there are no guests before/after you
No late check-outs past 12:30 PM
For guaranteed late checkout (e.g., red-eye flights), book an extra night
Cleaners arrive promptly at 11 AM on checkout day
Full checkout instructions will be sent the day before departure
