- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

Beautiful, bright beachfront property!

This was a lovely property to stay at! It is just steps away from the ocean, it’s bright clean, and cheerful, has laundry, and is a quick walk to lots of shops and restaurants. The host was great and provided prompt responses to any questions I had. I would definitely recommend this spot!

Excellent location

The location of this property is absolutely perfect—right on the beach, with breathtaking views and easy access to the water. Home is conveniently located five minutes away from the main street with all the bars and restaurants. However, the home itself felt much older than advertised. While the charm of an older home can be nice, some areas could use updates and maintenance to meet modern standards. If you prioritize location above all else, this is a great choice, but keep in mind that the interior may not match the expectations.

Minnesota Girls Trip

We have been coming to Xaman Ha for years and have stayed in many condos however this condo by far is our favorite. There is a lot of room in the condo for all including guests that come over frequently. Cleaning (Karina) and water services were fabulous. Met Oscar, the property mgr, the first day. Had an issue with the safe and he solved it for us immediately. The property needs a little work/updating but nothing major. We will definately stay here again next February as soon as the calendar opens up to reserve it!!!

Nice but needs some TLC.

Great location. Kitchen needs a renovation. Fridge was leaking water all the time and counters should be replaced. Air conditioner in main bedroom was extremely loud. There was no safe key upon arrival and safe quit working on last few days. Enjoyed our stay but these issues should be addressed

Property has declined

Xaman Ha used to be a nice place to stay. Now I would suggest to stay away. This unit and this property have declined drastically since our first stay in 2016. Our safe didn’t work due to dead batteries. No maid service, not even garbage removal during our 6 day stay. Basically gross

Family Vacation

This property would have been perfect...unfortunately while it did have two full baths only the shower in the master bedroom was functional. The other shower was so badly clogged that it could not be used. We called the property manager and they explained that it is a known issue with this property and that it could not be fixed without tearing down walls and redoing the plumbing. We made it work with the one shower but when you have six people in one beach condo....two is definitely better than one. Besides, we believed we were paying for two fully functional bathrooms (this included the showers).

Best Location

The condo is one of two that are closet to the beach in this oceanfront property. The development itself is just fantastic. You can walk to almost anywhere in Playa. It is a 5 minute walk to the ferry to Cozumel and under 10 into town. We used the recommended transportation service and paid a little extra for a one-hour stop at the grocery store (Walmart) which was well worth it. Bottled water is supplied at the condo so you don't need to buy that. There is maid service every few days which is also nice. The one thing to know is that there is a cook top only - no oven. It wasn't a big deal to us because we ate out most nights. Also no dishwasher. We just loved the condo and the development itself. The ocean was so blue and warm when we were there and the pool is quite large with a swim up bar. Everyone was very friendly we will definitely be coming back soon.

2nd Time at Xaman Ha

This was our second time at the Xaman Ha complex. It was my husband, me and our two children in their 20s. The location and grounds/beach area are really the best! The staff are also very friendly and diligent. The pool area and swimup bar are fun. We did miss the volleyball net (probably because more and more beach is being lost). Still this complex is impacted less than many others. This particular condo is situated at the north end and gets an amazing breeze and view of the sunrise. Renting the unit was easy and the communication was extremely quick. The unit itself is a little more dated than the pictures indicate and the windows to the north were either dirty or just old so you have to open the door to really take it in. There are a few puzzles, salt, and coffee filters as well as all the cooking pots/pans/etc. you need and a blender. I wish they provided a few cleaning supplies . We will stay at Xaman Ha again. I still think it is the best location. This unit is also nice being on the end with views and a breeze.

Beautiful beach front condo

The location is fantastic... steps to beach, pool, and lots of great shopping and restaurants. The space is clean, comfortable, and quiet. Kitchen has pots, pans, dishes, blenders ... everything. Would highly recommend this property.

We picked this unit because of its proximity to the pool and beach. The condo facility was great. The condo was Not. 7 people used one shower for the week. Management said the configuration of the plumbing was not good. As old as this condo is this is a weekly occurrence. There were less chair for dinner than advertised. The dining table was a hazard - underneath there were wood splinters. The third bedroom my son and his wife slept in had a terrible bed. Most days they were like zombies because of lack of sleep. We picked the unit because of its proximity to the pool and ocean. Within this condo complex many units have been remodeled. This was NOT ONE OFM

Great Trip!

We had a great time! Everything was just as described. The pool is great and so is the pool bar. It's a low key hangout but very enjoyable. Right on the beach and 4 minute walk to town. We would come back.

Playa Del Carmen Xaman Ha Condo

The condo has the BEST location! Right on a beautiful beach. Was not crowded at all. Easy walking distance into town and ferry. Would definitely come back here. The condo was fully furnished including bottled water.The only complaint I have is that the beds were hard. But that seems to be common in Mexico. We took a taxi to Xcaret for $10, much better than getting on a bus. Close to all the parks! There is no elevator so you need to be able to do stairs (3 floors max). This is a small low key property, not much for service. Which means no one is pressuring you for a tour or time share! It was just what we enjoy!

Awesome Time at Playa Del Carmen

Had the best time ever! The condo was a few steps away from the sand. Our kids loved it and wish we can go back soon. Walking to distance to 5th avenue & ferry for Conzumel. Best part is that it is close to the Xcaret, Xplor & Xel-Ha as well as Tulum. Condo was clean & the air conditioning worked great! I Would recommend this rental vacation again and will be using it for other locations as well.

Furnishings were comfortable and AC worked well. Our only issue was with bugs! There were tiny ants all over the kitchen ALL THE TIME! No matter how careful we were and even right after the maid had been there, they drove us a bit crazy. Only thing I could figure is that it was a ground floor/end unit so possibly it was more susceptible, because we also stayed on an upper floor later in our trip that had no bugs whatsoever.

With prompt email replies and access to the management by phone, the experience was great. The unit we chose was dated but exactly as in the photos and the location in the complex couldn't be beat! We REALLY enjoyed our stay at Xaman Ha and would go back again anytime! The pool has such great access to the beach and the complex is just big enough with friendly people and staff. The location is perfect with the best beach. We'd gladly go through this company again.

In need of Maintenance

Rating Details: I was somewhat dissatisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was somewhat dirty. The property manager was very helpful. Overall, I do not recommend this vacation rental. Reviewer Comments: This property is on the main floor and 25 steps out the door and you are on a beautiful part of the beach. Excellent safe location, you can easily walk to 5th Ave. Xaman Ha Condo pool/bar/security and workers were wonderful. This particular unit #7022 is in need of general maintenance and updating. Deadbolt lock doesn't slide into the hole in wall, faucet knob to turn on shower broken, shower doors are old and very worn, livingroom furniture & pillows had food stains on them, yellow curtains very dirty. Air conditioning unit with double beds didn't blow cold air. When we changed the water bottle on counter, we noticed the dispenser was full of dead ants. Little bugs were very plentiful inside. We kept any food in the fridge and used a whole can of bug spray during our 4 day stay, which helped. I would stay in Xaman Ha again, but not in this unit. During our trip we also stayed in El Faro Surf #208 managed by this same company, Rentals Your Way, and it was great. We would highly recommend El Faro (or another Xaman-Ha unit)over this unit 7022.
