- Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

Five stars for Angie and the Five star team in terms of helping sort out some issues. Nothing was too much trouble and they responded quickly and did everything in their power to address issues. Also really helped us with allowing extra time on check out day to help us get our airport shuttle. Five stars also for the beach and pool area. Probably the nicest beach in playa del Carmen and fantastic pool with swim up bar. An absolute standout and made the vacation. Five stars for location. At south end of 5th ave and huge variety of shops restaurants and bars on 5th and 10th. Also felt a really safe family friendly area. Three stars for the apartment. Great to have three large bedrooms each with a bathroom. Also a plus that there is a safe in two of the rooms. The reason for only three stars is the small veranda which made it difficult for our whole group to be together in the evening. Also the apartment is now tired and some items need updated or cleaned. shower head in second bedroom broken and causes flooding. Sofa on main floor has a bad smell that Angie did an excellent job in trying to sort but could not completely fix. Main bedroom bedcover was badly stained and Angie replaced for us. Overall I would recommend the apartment complex based on the quality of service and the beach and pool. Great location for restaurants and bars on 5th or 10th avenue. Big thanks again to Angie and team for all their help.

Beach condo in Playacar

Overall impression was good, but we had not in-unit internet, and had to hot-spot from my cell phone data. We were offered a discount for the inconvenience. I would stay here again. Great pool, and safe area.

Very nice condo and great owners

It was me along with my husband and 4-20 something kids. They wanted me to buy the condo..they liked it that much! It’s an easy walk to ADO and 5th Ave. Rent a bike and get to the farthest beaches within minutes. We went to Cenote Azul, Cozumel, and Isla Mujeres as day adventures. The ferry is right there! The Sargassum was heavy the week we were there…so direct beach access was a challenge but like that stopped us! The pool stays open until 10 and my kids took advantage every night! A very safe place and so easy to walk to collectivos up on 40 Ave. We loved our stay! Fully equipped kitchen helped us and any small issues we had were communicated and fixed within moments! Seriously, very responsive! We loved our stay!

Nice Location

Property is really nice and clean, 5 min walk to the beach. The condo was very comfortable for the entire group enough towels and beds. It’s walking distance to stores and restaurants. People were very nice and willing to help us find our way around. We definitely recommend this location.

Nice Location

It was a great location as close to the beach and a great pool. Also the tourist shopping area is next door with lots of restaurants within a short walking distance. We ate at El Flogon, Mariachi Loco, Lost Tiki, Hijas Tostadas, and more were all good food at reasonable prices. This is not a high-end resort, but a good value for what you get.

This was our third visit. The location to 5th Avenue is great. The staff is always friendly and accommodating. Robin, the bartender is so hospitable. It is a very peaceful area and and walkable to anything we needed

Nice relaxed vacation

Place was clean and close to shopping center. Access to the pool was great as well as a private access from pool to ocean. Staff was a pleasure to speak with and overall a nice place to stay and relax. Only thing I would say is furniture need some updating. Cushions don’t really work for long sitting and furniture cracks and makes noise when trying to sleep or just sit and talk.

Perfect location and great host

We had a fantastic stay at this condo. Even better was that the few questions and comments we had were always responded to so quickly by the host team. They really paid attention and provided valuable feedback. The building itself is a little older but was well stocked and comfortable. The pool was relaxing and the small bar made you feel like you had the benefits of larger resorts without the hundreds of people. Beach access was super easy and when the waves weren’t raging our 6 year old could easily venture out 30-40 yards without the water going past his chest. Lastly 5th Ave was very close for evening strolls and local eats away from 5th were easy to find as well.

Fantastic location with easy access to Playa del Carmen restaurants, shopping and ferry to Cozumel.

Property was good except that all the mattresses were hard as boards! The beds were the only bad aspect of the stay. Too bad the owners won’t spend enough to make the condo really comfortable to sleep at. Renters don’t have a choice once they are there but we will not rent that unit again only because of the beds.

great place but its time to refresh

We have stayed at Xaman Ha before and love the location. This unit was nice but the units furnishings need an upgrade. The kitchen needs to be restocked with proper pots with lids, salad bowls, and a few other things. Having said that, I love to cook and most people probably eat dinners out, and why not. Great restuarants nearby. Interior furniture is ok but well used. Outdoor furniture is well..cheap. Time to step up and have something other than Walmart $9.00 chairs. Now, having said all that, everthing worked just fine and it was a great spot to spend 2 weeks. Also, management communicated with me everytime I had a question. Even if it was a stupid one.

Mostly fantastic with a few bumps along the way

Cannot say enough about the Xaman-Ha property. It is very well maintained with fantastic staff. Our condo was clean and received housekeeping every other day. Loved Robin at the bar! Great mixologist, cook and all-around great guy. We used the washer and drier with no problems and cooked most meals on the stovetop. Now, the bumps. Our patio furniture had sustained too many hot days and the legs literally gave way under any person, no matter how tiny. In doing so we had two bumped heads. Not a great start to our family vacation. Second, the beds are hard. If you like that, great. My hips and back were suffering and others in my group complained about their beds and pillows. The downstairs bedroom AC was frozen up when we arrived and wasn't fixed for several days. This unit needs a few updates to be really great. New showerhead downstairs, oven would be nice, updated bedding and new furniture would all serve it well. At least one tub would also be great. Would I return? To the property yes. To this unit? Maybe. I would look for other options within Xaman-Ha first.

Very good place to stay. Would definately stay here again in the future.

I have stayed many times in the Cancun/Playa del Carmen area and the beds were always hard and we would wake up with arms hurting! To my surprise, these beds had a pillow-top on them. At first touch, they felt hard, but they were surprisingly comfortable-no body aches in the morn and we all slept great!! The appliances all worked well, as did the air cond. They cooled the room down very quickly, so it was easy to turn off while gone and upon our return, would quickly cool down. The washing machine is very very loud, so just dont plan on running it while sleeping! I will say the water in the washing machine didnt seem cold, even when I put the setting to cold/cold. My delicate shirts came out very wrinkled and I cant get them out, so maybe dont wash any delicate items. The floors in the unit were not the best and could use replacing-very slick when wet and the small tiles were slightly uncomfortable to walk on. The ensuite bathrooms were nice and appeared to be upgraded, but the one off the kitchen was quite small and could use an upgrade, but it was still OK. Kitchen tables and chairs were uncomfortable, but we rarely used them anyway as we used the bar or outdoors to eat, when eating in the unit. Nights were spent eating on 5th Ave-a great place to walk to shop, eat, and drink. Pool is very nice and I was glad to see the bartender was the same fun guy that was there 3 years ago when I stayed in Xamen Ha. The beach in front of Xamen Ha is one of the best in Playa. I have stayed elsewhere, and the beach wasnt near as nice as this area. The safe in the unit worked well, so we never were afraid to leave our valuables behind. There were plenty of towels and beach towels in the unit to use, although there were only 4 of us staying here. The blinds in the 2nd bedroom upstairs only shut about halfway, but no one can see in since there is a tree there and nothing else much anyway, although my daughter would have loved to have it fixed, because it was too bright in the morn. I didnt call, so maybe they would have fixed it. This was a great place to stay, even with the minor inconveniences, since I dont think most people spend much time in the rooms anyway. A great view and a comfortable bed is what really matters. I would return again to this unit.

Great location, awesome view, excellent service

Spent a week here with family and everyone had a great time! There was plenty of room for everyone, it was clean and well maintained, had a great view, the service was superb and the location was the best. Shopping, restaurants, La Quinta, Oxxo and anything you might need was within a short walking distance. We enjoyed the pool almost every day, it was great relaxing right on the beach. We look forward to returning in the future!

Nice location but terrible management and safety of renters property

Unfortunately this nice location is very very poorly managed by someone who really is unconcerned with the safety of renters property . We had $1300 US dollars stolen from our room at the end of our stay. The maid called in sick the last day we were there after we discovered it. We wanted to file a police report but the employee we dealt with said he would file it if he couldn’t recover the money from her and took our written statement. After we left the country however, the manager said she investigated, and decided police were not necessary. She also flippantly informed us that no staff was changed after the theft and to “let her know if we remember where we spent the money or find where it was misplaced”. We would never stay anywhere again at any location managed by this individual or company.
