This absolutely Beautiful Oceanfront Home is located on the 2nd floor of our Duplex Property! Our home is located just steps away from all the action at the Balboa Pier and anything you might want to experience on your beach vacation.
If you are looking for a modern decorated home on the boardwalk you found it! Our home has touches of modern accents around every corner. From the art to the furniture, and MORE.

Some added amenities are TV's in Bedrooms (Bedroom 1, 3, and Living room Area) all have Cable Programming as well as access to today's modern streaming platforms. Our full-sized washer and dryer are located inside your home for easy use. Our Fireplace is wood burning so we recommend bringing wood should you wish to have an evening fire.
HOME LOCATION
Located 500 feet from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts, Fire-Pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.
From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddleboard Lessons all within a 2-15 minute walk, you will never need to travel far.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.

Construction Notice: Adjacent construction November 2025 - May 2026. The City of Newport Beach allows construction to take place between 7:00 a.m. & 4:30 p.m. on weekdays with no weekend (Sat/Sun) or holiday work permitted. Rental rates have been reduced to compensate for any inconvenience.
Minimum Age Requirement:
Primary Guests must be 25+ years old.

Prior to completing your reservation, you must agree to comply with all House Rules including any additional rules located at the bottom of this listing under Things to Know > House Rules > Learn More. These rules must be reviewed prior to submitting your booking.
Multi Family home / Shared Space
The property has an apartment located beneath you on the ground level. You will be asked to share city trash cans and half the garage with them.
Staircase/Accessibility
This home is located on the 2nd floor, a complete set of stairs will be required to enter the home.
Air-Conditioning
This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.
Parking Details
You are provided a Parking Spot (1) in the two-car garage. Large Trucks/SUVs are permitted. Each Parking Stall is (23 Ft/ 276 inches deep - 8 Ft/96 inches wide - 6 Ft/80.5 inches tall)

Laundry Facilities are shared.Please be courteous and respectful when using this shared space. Be mindful of other guests' schedules and remove items promptly.

Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.
- Although this home is on the Boardwalk This Home is not considered Oceanfront as it is located in front of the Grass Field/park near Balboa Pier
- We recommend you bring firewood if you plan to enjoy the nearby fire pits on the beach provided by the city
