Beautiful 2nd Floor 3 Bed/2 Bath Oceanfront Home on the Boardwalk with Incredible Views of the Ocean/Park, Air-conditioning, ocean-facing balcony, etc. This home is without a doubt one of the nicest vacation homes Newport Beach has to offer.

This Beautiful Oceanfront Home is on the 2nd floor of our Duplex Property! Our home is just steps away from all the action at the Balboa Pier and anything you want to experience on your beach vacation.
Bedroom 1 - (1) King-sized bed with Ensuite Bath (bathtub/shower combo)
Bedroom 2 - (1) Queen-sized bed with Adjacent Hallway Bath (bathtub/shower combo)
Bedroom 3 - (2) Single Beds with Adjacent Hallway Bath (bathtub/shower combo)
Garage Parking space is provided for 1 vehicle. 7'2” height 7'10” width 18' length. A compact, mid-sized sedan or Small SUV is recommended. Large/3 Row vehicles such as a Minivan, Tahoe, or Expedition will not fit.
HOME LOCATION
Located 500 feet from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts, fire pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.
From our home, you can safely walk or ride bikes anywhere on the peninsula, Balboa Island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/paddleboard lessons all within a 2-15 minute walk, you will never need to travel far.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.
IMPORTANT HOME NOTES - PLEASE READ PRIOR TO BOOKING
Construction Notice: Adjacent construction May 2025 - May 2026. The City of Newport Beach allows construction to take place between 7:00 a.m. & 4:30 p.m. on weekdays with no weekend (Sat/Sun) or holiday work permitted. Rental rates have been reduced to compensate for any inconvenience.
Minimum Age Requirement:
Primary Guests must be 25+ years old.
House Rules & Guidelines
Prior to completing your reservation, you must agree to comply with all House Rules including any additional rules located at the bottom of this listing under Things to Know > House Rules > Learn More. These rules must be reviewed prior to submitting your booking.
Multi Family home / Shared Space
This property is a DUPLEX. There is a unit on the lower level who you will be asked to share the city trash cans with. (This is the only home amenity which you share)
Staircase/Accessibility
Stairs will be required to access this home.
Air-Conditioning
This property includes air conditioning. The thermostat should be set no lower than 74 degrees and turned off when the home is vacant. Please be aware that we cannot guarantee the home will cool to a specific temperature in all bedrooms and spaces

Parking: You are provided one designated space.
Laundry
A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.
High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.
Noise/Construction disclaimer
Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.
Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
