The Space:
*Please note: This listing is for the downstairs Unit A of this home ONLY. Other guests may be staying in the upstairs Unit B during your stay.

THE SKINNY: This sweet little 1st floor 2 bedroom home is situated in the treasured heart of Lincolnville, a wonderful residential neighborhood with quaint streets and a beautiful lake just south of downtown St. Augustine (walkable). From the front porch, indulge in artfully designed garden views and fantastic people watching as residents and tourists make their way up and down the streets of historic downtown. Amazing shade with glimmers of sun is available in gobs on the patio throughout the day. The kitchenette is stocked to allow you to prepare meals or re-heat food from any of our wonderful restaurants. Relax inside or outside, or grill out on our propane BBQ on the back porch. A lively shared wood burning fire pit sets the tone no matter the time of year. Enjoy your coffee in the shade or a drink in the sun!

THE PROXIMITY: Walkable within 10-15 minutes to the best parts of prime downtown St. Augustine and a 15 minute drive to the beaches! US! is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds. To the south of St. Augustine is Marineland and Palm Coast, a great place to indulge in outdoor fun and another amazing area to explore! To the north of St. Augustine is Ponte Vedra with its legendary golf courses and high end spas and retail. This home is less than 10 minutes from Publix grocery store.

THE SPACE: The home sleeps 6 in 2 Queens and 1 pullout living room sofa. The kitchen is equipped to service your group for a great night in! The TV is Smart so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.

THE LAYOUT- This home has a solid 2/1 layout:
1ST BEDROOM: 1 Queen bed.
2ND BEDROOM: 1 Queen bed.
LIVING AREA: 1 sofa bed
BATHROOM: Full bathroom with walk in shower.

AMENITIES: Two dedicated porches with garden views! Porch seating. Wood burning fire pit - shared. Propane BBQ grill. Dog friendly with nightly pet rent (2 small dogs or 1 large dog-max). Washer and dryer. 2-3 days of starter supplies provided. 4 bicycles are included with this rental. Linens and towels are included!

OPEN LIVING: The space is open so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There are two off street parking spots in our driveway. Please be sure to follow clear instructions on where to park so that the upstairs unit's guests are able to park as well and come and go without being blocked in.

LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 10-15 minute stroll to historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. Contact me for lots of insider local recommendations on what NOT to miss!

BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is 10 to 15 minutes drive to the beaches! You can also drive to one of the public beach accesses in Crescent Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: We have laundry machines in the house but on vacation, it's up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry. Ask us for more information!

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
This listing is for Unit A (downstairs) only.
The upstairs of this home (Unit B) will be occupied by other guests who are vacationing as well.
The fire pit is shared.
Bikes are included with this listing for Unit A and are not shared with Unit B.
The entrance stairs to the upstairs unit are located in the shared backyard.
The unit is not sound proofed. You may hear some noise from the upstairs guests enjoying their unit.

The Neighborhood:
There is so much to explore in the neighborhood!

Most of my favorite local hot spots are in this part of town and within a 5 minute walk of the front door! To name a few: Preserved Restaurant (across the street!), Blue Hen Cafe, Crave Food Truck, Ice Plant, Dog Rose Brewery, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes.

Just a few minutes walk north is historic King Street, where you can explore the most beautiful college campus in all of Florida, Flagler College! Just a block away is St. George Street, which is known for it's amazing shopping and restaurants! Nearby, picturesque Aviles Street is an art-collector's dream! Also located in this area are most of St. Augustine's special event venues like The Lightner Museum, The White Room, The Treasury and The Government House. I am more than happy to give recommendations. You will have an amazing time!

Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle, please use the bikes provided and lock them up securely wherever you go!

Other Things to Note:
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: Please observe quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

Our Stay
Great experience. The rental company was very responsive to our needs. Excellent location. We parked when we arrived and never drove again until we left. Discovering the Blue Hen around the corner and a pond with a walking trail were unexpected bonuses!
