**CONSTRUCTION -Baja is experiencing a building boom, and Cabo is no exception. Construction is throughout the entire region, all communities, and hotel areas. There may be construction noise that we can not prevent. In 2024/2025, a house is being constructed on the street across and to the left. Estimated completion: Late 2025.
The villa has six bedrooms with en suite bathrooms.
*Primary Suite 1 located on the top floor with a king bed and en suite bathroom
*Primary Suite 2 1st floor king bed and en suite bathroom
*Suite 3 1st floor king bed with en suite bathroom
*Suite 4 1st floor, has two queen beds and an en suite bathroom
*Suite 5, 1st-floor bunkhouse with two bunk beds (4 twins) and an en suite bathroom.
*Suite 6 - Casita Apartment located in the lower garden level of the villa overlooking the Pickleball court. King in the bedroom, en suite bathroom, a sofa bed in the living room, and a small kitchen.
Guest access
Upon arrival, the property manager will meet you on-site to give you a tour of the home.
House Rules - A complete list will be attached to the reservation request. Guest must agree to rules to rent and sign off on them.
●NO Parties or events
●Bachelorette parties are ok upon approval
●NO Bachelor/guy group parties. Due to past issues, this type of rental is prohibited in the community.
●Must be over 25 unless traveling with a family.
●MUST have positive VRBO reviews, rental history, & verification to rent.
●ALL guests' names and IDs provided to the host prior to arrival. NO unauthorized guests will be allowed.
● The primary renter must provide their ID to the security gate.
●Occupancy cannot exceed what you reserved the listing for.
The base rate is for up to 12 people; after 12, the rate goes up by $100 per person per night. After a reservation is confirmed, the host must approve additional guests.
●No pets.
●Quiet time is 10 pm-8 am.
●Music must be kept below 80 decibels at any time throughout the day.
●NO unauthorized visitors, additional guests, and vendors other than those registered and approved.
● Pickleball Court Rules - Pickleball Court Hours 9:00 AM until Dusk. The court is not lit.
●Only Court or Tennis Shoes- No heels or shoes that will scratch. Only water is allowed on the court. Other beverages will stain. There is no furniture on the court as it can scratch the surface.
●No decorations with glitter. Deep cleaning fees will apply. Please do not attach tape to the furniture or walls. The renter will be charged for any damage that results from this.
●No parking in the garage.
●A security deposit may be required. Once the reservation is accepted, this host will send you a payment request. Refunds will be made after checkout, and complete the house inspection, typically within 24-72 hours after checkout.
● Guests who receive fines for breaking the rules, noise, and quiet hour violations are responsible for paying them. If repeat fines are issued, eviction can occur, and no refund will be given.
Common Sense Rules ;)
*Be a courteous guest and be mindful of neighbors.
*Only adults may light the fireplace and fire pit.
*No standing or sitting on the pool's edges, jacuzzi, or balconies.
*Do not use floaties in the infinity pool, as they are unsafe.
*No diving in the pool.
*No Access to the rooftop terrace. No walking on the rooftop tiles or areas with solar panels.
*No access to owners' cabinets, closets, or garage.
*Watch for slipping- Be mindful of wet floors after exiting the pool and showers
*No unsupervised guests, children, or minors
*No climbing on landscaping rock structures.
*Water: We must have additional water trucked in to fill the cistern for larger groups. Our house manager monitors the levels and will notify you if they are running low and need to be filled. The property manager will handle this. For this purpose, video cameras are in the garage, outside, and outside walls, on the rooftop, and pointed at the septic system, with a Ring doorbell camera at the front. They are also posted in this listing.
*The gardener, pool cleaners, house cleaners, house manager, and house operations manager will visit the property throughout the stay to check the water levels and perform continued maintenance. Note—The pool may be cleaned during your stay, and gardeners may be onsite to perform maintenance.
Our concierge/guest services is a third party. The concierge service has vetted and cleared all vendors. All bookings between the service and the guest are the guest's responsibility to pay for directly. We are not responsible for any problems that may arise with any vendors that you choose to use. This is a contract between you and the vendor.
SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the vacation rental property. When you stay, you are responsible for the property, its contents, and your personal property. Mexico Enterprises does not assume any responsibility for injuries or loss resulting from your failure to use due caution. Children must always be supervised, especially around water features, pools, and hot tubs. Extreme caution must be used with all gas appliances and fire features and turned off when not in use. If you do not know how to use appliances or they are not working correctly, please ask the house manager.
CAMERAS
There are 2 video cameras in the garage, 2 outside the garage, and on the outside wall, a rooftop camera pointed at the septic system in the backyard and a camera at the front gate.
ANIMALS/WILDLIFE/BUGS
The Baja area is a desert. You may come across animals and species specific to the area, such as wildlife (cows, donkeys, horses), birds, snakes, bugs (all types including spiders, centipedes, scorpions, ants, flys, etc.), and domesticated animals such as dogs and cats.
Guest shall supervise all activities on the property, including but not limited to activities in or near the pool. The vacation rental property owner does not provide a lifeguard on the property. Guest may encounter risks while staying at the property, including but not limited to slippery floors, pathways, and stairs (especially when wet), steep drop-offs, unfenced swimming pools and water features, and other unlisted dangers. The listed dangers are not all-inclusive but point out the existence of hazards. Therefore, the Guest agrees that he/she is voluntarily participating in the use of the rental property and, at this moment, assumes all risk of injury, illness, loss of life, and damage or loss of property that could result.
GUEST PERSONAL PROPERTY
By signing this Agreement, the Guest agrees that Mexico Enterprises will not be liable for any damage, loss, or theft of the Guest’s personal property. If the Guest leaves items on the Property after vacating or if abandonment or surrender occurs, Mexico Enterprises shall not be held liable or responsible for returning the Guest’s personal property. If Villa Vista finds items left behind by the Guest or a member of the Guest’s party, we will send items back to the Guest at both the Guest’s request and expense.
Things to Note:
CONSTRUCTION AND UTILITY DISRUPTION
Guest acknowledges and accepts the following factors that may impact the peaceful use of the Villa rented under this agreement: Construction in the area may affect noise.
Utility services, including but not limited to Wi-Fi and electricity, may be interrupted in inclement weather or other events beyond the Company's control.
A special note on Wi-Fi: Mexico is still a developing country. Villa Vista has made the top upgrades to our internet and Wi-Fi, but occasional outages are beyond our control.
STORMS AND HURRICANE SHUTTERS
In the case of bad weather, hurricane shutters may need to be installed. Weather is out of the host's control, and the host is not responsible for keeping guests apprised of weather conditions. Outdoor furniture and decorations may have to be relocated and brought inside the house. Guests can not remove installed shutters. This can compromise the installation and can cause damage. Any damage from guests removing these will be the renter's responsibility.
