Large living room for gathering and game playing, dining area and gourmet kitchen. Lanais with gorgeous views, hot tub, BBQ and dining under the stars.

Entire property is available for guest's use and enjoyment.

We are an on-Kauai, available as desired, full service property management firm. All communications are through ABB messages, text/phone if desired and in person, if needed.

Quiet and peaceful neighborhood, near the end of a dead end road, so very little traffic, but close enough to walk or bike to nearby beach access points, Farmer's Market, and Princeville Center.

Plenty of parking on this 4+car driveway. We provide 4 bikes for biking all over Princeville - to beach access points, Farmer's Market and Princeville Center with shopping and restaurants.

Host is not responsible for any inconvenience caused by construction or other activities in the area. Forces beyond our control such as storms, road closures, bridge closures, tsunami evacuation, hurricanes,
or anything that may cause guest’s vacation to be extended or otherwise changed is not the responsibility of the host. Additional costs incurred for lodging, meals, transportation, or any expenditures are the responsibility of the guest. Guest needs to realize that Kauai is a tropical island and there may be insects (ants, spiders, centipedes, roaches, mosquitos), roosters and chickens island-wide and specifically in the environment surrounding the property. We make every effort to manage pest control inside the house/condo, but insects may still be present.
No parties or additional guests allowed. NOISE CONTROL – VERY IMPORTANT!!
Realize that you’re staying in a residential neighborhood which is monitored/patrolled by the Princeville Association. There is strict enforcement/penalty for any and all noise complaints. Princeville Association’s rule, for which there is no warning and a fine of $500 is issued (payable by the guest), states: No noxious or offensive activity shall be carried on upon any land in Princeville, nor shall anything be done thereon which may be or may become an annoyance or nuisance to the neighborhood. Noise sources which may constitute an annoyance/nuisance include, but are not limited to: boisterous activities, musical instruments, audio equipment, televisions, unmuffled or inadequately muffled motor vehicles, public address systems, spa/pool activity. Nuisance noise is defined as being excessively loud at the property line of the nearest neighbor.
