LISTING DESCRIPTION

Experience Topsail at its best by staying at this beautifully decorated beach house rental located steps away from beach. Retreat, relax, reset and revive at our Ocean View rental, 4 bed, 3 bath, 4 patios, overlooking ICW, 3 car parking, WIFI.
Peaceful mornings and fun-filled afternoons await you. Sit and gaze at the stunning ICW views from Open Living & Dining.
Enjoy the amazing sea views, sunrise, sunsets from patios and front balcony to escape the city and breathe in the fresh sea breeze.



CHECKIN & HOUSE RULES

As your trip approaches, I’m reaching out to ensure that everything will be in order upon your arrival. I’d ask that you familiarize yourself (and your party) with the listing’s house rules; and I’d like to remind you:
the maximum number of guests allowed is 9
no other guests permitted in the house / on the property without prior authorization.
Prior to arrival I request that you message me the names of those who will be staying; I also ask that if there are children in your group that you provide their names and ages of those under 18.

-CHILDREN should at all times be supervised at our property by adults.
Please ensure kids do not climb stairs leading to A/C unit.
-Absolutely NO SMOKING/VAPING or risk being charged additional cleaning fee.
- No LOUD MUSIC or PARTIES!
- No GRILLING on the decks. Please ensure to TURN OFF PROPANE to the
grill after use. Leave the grill covered/clean after use.
- Please DO NOT EAT IN THE BEDROOMS.
- Please DO NOT REMOVE THE PILLOWS FROM THE DECORATIVE PILLOW
SHAMS. Please refrain from washing the bedding or linens.
- Please do not lower AC below 74. If thermostat asks for a code kindly reach
out to us to adjust
- Please do not raise HEAT above 78 due to high humidity on the beach.
- Please DO NOT put grease down the drain.
- Please DO NOT clean fish/seafood inside the house. Please do not throw
any kind of raw or boiled seafood in Kitchen Disposer.
-Only PARK in the designated spots. (2: car port +1)
-Please ensure all SAND is washed off in outside shower before entering the
house.
-Please bring your own BEACH TOWELS. Do not remove any towels/
linens/blankets from the home.
- Please be sure to TURN OFF lights/TVs when not in use.
- Remove all TRASH and food after your stay. (Trash pickup is Wednesdays and Saturdays (May—October) so please set containers on the road the evening prior.)

Recycle pickup is Wednesdays

No animals of any kind are permitted on the property. Due to my family being allergic to animal hair and dander, the listing is strictly allergy-free. There are no exceptions to this rule, as any animal on the property poses a severe health hazard to our family. If an animal is brought onto the property, you will not be permitted to check in. In addition, your reservation will be canceled and a cleaning fee will be imposed.
In regard to SERVICE ANIMALS: We are aware of the value of service animals as well as the service animal policy. However, this property is my family’s space when not hosting guests, and members of the family suffer from pet allergies. Because of this, we can only allow animals that don’t shed or have dander to guarantee the family’s health.

WEATHER: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

ABOVE ALL: Please treat the townhouse as you would your home. The cleaning fee is for sanitizing kitchen, the bathrooms, and the floors; changing the linens; dusting and refreshing supplies.

-All amenities including outdoor GRILL, Wi-Fi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If in repair, we will immediately notify you and offer alternative. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair and no refund will be made.
Report any damage or issues immediately.

- If you leave food out the ants will find it, please keep all food in the kitchen and keep all food covered/sealed. All WASTE must be properly bagged and placed in outside Trash bin.

Please put all trash in the outside garbage can. If you have any dirty dishes please put them in dishwasher and run the cycle.
Please gather used towels and place them in the bathtub. No need to strip the beds. Thank you!

You must also acknowledge
If you damage the home, you may be charged up to $ 500 or more depending on the damage.
If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, walls, or flooring, Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250. If any sign of smoking/vaping is discovered Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee. Unless the rental policy specifically allows, if any sign of any pet is discovered Guest authorizes Owner to charge the guest an additional minimum $500 cleaning fee. Properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified.



You can lock and unlock the door with a passcode via the following steps:

1. Wake up the keypad by tapping on the keypad area with your palm.

2. Enter your passcode.

3. Press the "Check" button to confirm your input.

4. The lock will lock/unlock if your passcode is correct.







CHECKOUT INSTRUCTIONS



Here are the checkout-instructions to help us prepare the home for the next guest quickly.

Check-out time is by 10:00 AM, unless explicitly agreed otherwise.

Please make sure
- to clean the grill for our next guest to use
- to put all trash in the outside garbage can
- any dirty dishes are placed in dishwasher and run the cycle
- to gather used towels and place them in the bathtub. No need to strip the beds
- in case you have used any chairs or toys etc. return them to their original place
- all the appliances/tvs/lights/water/outdoor shower taps are turned off
- all the doors / sliding doors are closed

Hope your stay is going well. Tomorrow (Saturday) is trash pickup day. Please place only the trash can (not recycle bin) by Friday evening out to the street curb to be picked up by the pickup service.



Also please kindly roll them back by Saturday evening, If cans are out by the street after Saturday town will levy a fine

Peaceful Paradise

Beautiful property with all the comforts of home . Stunning views of the ICW, beautiful sunsets from the many decks of this property . It was a great place for my husband and I and our four married children to vacation together as they are all scattered on the East Coast . Plenty of room to spread out . I would definitely stay there again if I ever visit Topsail .

Lovely home with many amenities

New owner was so accommodating!! Great views, multiple decks and short walk to the beach. Plenty of room for everyone and a large family room with seating for all, a nice open space to cook, play games or just watch a movie. Many amenities, towels/linens included, anything you could need in the kitchen, plus beach chairs, toys, they have it all! Host went above and beyond to help me rectify a VRBO booking snafu, can’t thank you enough! Would highly recommend!

Amazing family getaway!

We absolutely loved our stay. It was just what we needed! The owner had just bought the property & was still in the transition process & he was absolutely awesome to work with. Super nice, friendly, & responsive. The location was super nice as well if you’re looking to get away & not do anything for a few days but walk to the beach. It was a short walk (for reference my three year old walked to and from every time on her own :) )
