Family-sized townhouse with Pool and lazy river

Our resort townhouse is perfect for a family getaway, this resort townhouse has everything you will need when you're home away from home. On the top floor of the house, there is 1 master bedroom with an ensuite bathroom (1 king bed), and the 2 twin bedrooms (2 twin beds each) share a bathroom. The main floor also has a powder room.

The kitchen is fully equipped including appliances, a Keurig coffee maker, blender toaster, microwave, oven, convection oven, fridge, dishware, and utensils to make you feel at home.

Some other features our townhouse features 3 flat-screen TVs with cable, a washer & dryer,
laptop-friendly workspace, dining table, ceiling fans, and a patio.

We have also got you covered with free Wi-Fi, linens & towels, starter trash bags & paper towels, a hair dryer, hangers, and keyless entry.
The driveway can accommodate 2 vehicles and there is absolutely NO parking on the street or grass.
Stay right at home and enjoy the lazy river, hot tub, resort pool, clubhouse and poolside dining, Tiki Bar, sauna, fitness center, arcade, beach volleyball court, and playground. provided by the Regal Palms Resort.

Across the street from Regal Palms is Highlands Reserve Golf Course, and in the plaza out front there is a Publix, CVS, Applebee's Restaurant, Pizza place, British Pub, Bank, ATM, Medical Centre, and more. Walmart Supercenter is 3 miles up the road

The front desk is open 24/7, and located at: 2700 Sand Mine Rd, Davenport, FL 33897. In order to access the resort and its amenities, you will need a parking pass and guest wristbands which can be obtained from the front desk at check-in and is included in the resort fee.

Check in/check out was easy and friendly staff. Kitchen good. Only problem was shower curtain in master bathroom fell a few times, but easy to fix. There is a walk to pool area, but nice once get there. Good for families with kids of all ages.

Family getaway

Our was absolutely perfect. We booked last minute, stayed for a week and it was perfect. The house was clean. The beds were so comfortable. The pool, arcade, ice cream shop and restaurant bar kept us busy and full while we were there.

Nice Stay

Condo was nice, clean, spacious, and comfortable. The resort is nice. Condo is several blocks from pool but not a bad walk. you can also drive to the pool as there is parking at the clubhouse.

Quick Trip to Orlando

Great location! Clean and safe home and community. The resort amenities were great and would make for a good "down day" if you are here for the theme parks. Everything you could need was provided in the home kitchen and bonus points for the floats in the laundry room that we used at the lazy river. Short & easy drive to Disney (20-ish minutes) and a Publix is within walking distance.

Great for Disney and Universal Trips

We stayed three nights and enjoyed universal two days. We arrived early and were given access to the amenities until we could enter our home. Having a place to stay where everyone had their own beds, three bathrooms and a full kitchen where we could prepare dinners and lunches to take to the park helped save so much and allowed us to enjoy our trip even more. Would definitely stay here again.

Fun & Relaxing

Host was great communication. Mishaps during check in because property and resort was separate/ resort required individual names to check in if not the booker. Host didn’t know but resolved it. The property was quaint and had what we needed. We utilize the resort lazy river, pool, hot tub. Only few recommendations to host have property manager check smoke alarm and slow tub drain for shared bathroom, extra linens for pull out sofa bed. Thank you it was a getaway we needed.

Great pool and so close to Disney!

We had a great time! We enjoyed a Disney World day and loved the pool and lazy river. My daughters loved the Mickey Mouse bedroom.

I booked this home based on its 9.4 rating and glowing reviews, but our stay was extremely disappointing. We arrived late after an 18-hour drive, and by morning everyone was congested. The entire house was coated in dust after two hours, our socks were black. Walls, doors, and floors were filthy. The host sent a cleaner, but they only wiped the downstairs while my toddler napped upstairs. Bathrooms had cobwebs, nearly empty soap dispensers, and dirty floors.My toddler couldn’t play because the floors left his feet black. Utensils, strainer, pots had old food; the Teflon pans and baking sheets were rusted; even the blender had dried food. We returned from the parks to find a dead cockroach in the shower.We left two days early. The bedding was stained, one headboard was detached, and the “lazy river” required an extra float rental fee. We book VRBOs to cook and feel at home, but that wasn’t possible everything was too dirty. My daughter became congested, my toddler developed a cough, and I had to use my inhaler frequently.The photos make it look bright and clean, but it was dark, dusty, and neglected. Neither the property manager nor the host helped relocate us. We’ve used VRBO nationwide, and this was by far our worst experience, couldn’t get out of there fast enough. Disgusting. Maybe the other people who posted who clean it was don’t have great hygiene.

Lovely stay near the parks- great for families!

We chose this lovely location because of its proximity to the parks 20 minutes away and to amenities. All you need is a short walk or an even shorter drive: grocery store, gas station, quick breakfast. At the resort on site you have a beautiful pool area with plenty for older teens and kids to get excited over. The house was comfortable, the main suite was a nice oasis with its on soaker tub and we found the place inviting and restful. Thank you to our wonderful hosts and their management team who even went on for a special look for our lost Disney stuffy after we’d left. Responsive and quick communication- don’t hesitate to book this special space. I just wish we’d stayed a week longer!

The property was okay, but there were things we didn't care for. We found a roach in the kitchen sick and ice maker didn't work. Last but least 3000.00 holding few stayed on my credit card for weeks causing me to pay extra interest. That's not right!

We recently stayed at this property and had an overall decent experience with a few pros and cons to note.Pros:•The place was clean, spacious, and comfortable, which made our stay relaxing and enjoyable.•The host was kind enough to allow us a two-hour late checkout, which we really appreciated and helped ease the stress of departure day.Cons:•The check-in instructions were not very clear. The message from the host didn’t mention that we had to stop at the clubhouse first to check in, receive wristbands, and get a decal for parking, which caused some initial confusion and delays.•There were a lot of checkout rules for guests, including doing a load of laundry and running the dishwasher. While I understand basic tidying up, it felt excessive considering we were already charged a cleaning fee—yet still expected to do a large part of the cleaning ourselves.•To make matters worse, the property didn’t have all the necessary supplies to follow through with the checkout instructions. I did reach out to the host to let them know, but unfortunately didn’t receive a response on that issue.•Lastly, some of the bed sheets were stained, but I didn’t notice until the day we were leaving.Overall, the space itself is nice, and with a few updates to communication, supplies, and expectations, this could be a great stay for future guests.

Nice but noisy

Nice place. Fairly clean. Neighbors were noisy and there is a combination of owners and renters here. Can be an interesting mix. Heard the neighbor pounding up the stairs and walking Around till 1 am. Heard screaming/ yelling a few times. Amenities are nice and it gets packed but that is to be expected. On our last day, only 1 worker in the restaurant so lines were long.

Nicely decorated, bright home!

We were extremely happy with our stay here over the March break. Overall we were impressed with the place. Nicely decorated, bright and very clean. Plenty of space for 6 people with 3 stylish bedrooms and 2.5 bathrooms. The beds were comfortable and sheets seemed like new. The gated complex was quiet and well maintained. The kids enjoyed the pool slide and the game room and we ALL enjoyed the lazy river! It was quite busy a few days over March break but we always found a chair and relaxed by the pool. The house had pool noodles for us to use(tucked in by the washer/dryer). We didn't need to buy any kitchen items/utensils, everything we needed was there including a waffle maker! We will definitely be back!

Perfect condo for our family

We'd been to the Regal Palms before but this was our favorite of the two stays. The condo was perfect for us as the kids each got their own bedroom (which they prefer). The condo is pretty well stocked with most anything you'd need for your stay. Perhaps the biggest plus of our stay was the property owner. I'll explain: My wife left an e-reader behind accidentally and we didn't realize it until the next morning when we couldn't find it. After reaching out through VRBO support, the owner, Elizabeth, contacted me and informed me that they had located the item and would be sending it to us. That is something she didn't have to do as it was entirely our mistake but WOW what an impression it leaves on us. If we come back to the Regal Palms again, we'll probably stay here.
