Located in the popular town of Livingston Manor, this is the perfect house to use as basecamp for exploring the southern tier of Catskill Park. The house itself is delightful, with a great chef's kitchen, generous living areas, three good size bedrooms and two luxury bathrooms. There is the perfect family set-up on the upper level, with a separate small sleeping area in the bedroom for the crib; baby can be in the same room but around the corner, away from everyday light and noise.

For dinner, a less than 5-minute stroll will put you in any number of great restaurants. Or take advantage of the homes’ spacious and well stocked kitchen, where a group can cook and socialize together.

Like all Upstate Place properties, this home has a crib, highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy.

Main level has the living room, kitchen, dining room, a bedroom with 2 twin beds, and a bathroom with shower.
The second upper level has a king bedroom with office desk area, a queen bedroom with crib sleeping area, and a large connecting bathroom with separate shower and bathtub.
Lower level has locked storage.

Please know in order to rent this home you will be required to sign a rental lease agreement.

We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking or through a third party.

As Upstate New York can see its’ fair share of inclement weather, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persists for longer than 8 hours we would allow a cancellation without penalty.

As this house has 2 levels and steps up to the entrance, it may not be suitable for those who have difficulty with steps / stairs.

CHECK OUT INSTRUCTIONS:

• Please make sure you take out the trash, this helps with smells and preventing creatures from wanting to come in to the house.
• If used dishes, we ask you place them in the dishwasher and hit start.
• Please extinguish all fires and fuels, inside and out, and cover the BBQ once cooled.
• In winter, please make sure the heat is turned down to 60*
• In summer, please make sure the AC is left at 70*
• Upon departure, please make sure all lights are turned off and all exterior doors are locked

While this house is in-town, it is still located in a rural environment and surrounded by countryside, farms and wildlife. While it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong.
