We are in the Fairfax neighborhood of Historic Avondale and we have loads around us for activities including shopping, sporting events, concerts, close to downtown and restaurants. The cottage is on a walking path - one way to the river and the other way to the Shoppes of Avondale.

This cottage is a separate building in the rear of another and entering is private and a snap. On street parking is available right outside the gate. If you are traveling without a car- Uber/Lyft and rideshare are readily available

Any use of the premises for commercial purposes—including but not limited to podcasting, content creation, coaching sessions, retreats, events, professional photography or videography, or other business-related activities—is strictly prohibited unless expressly authorized in writing by the property owner or manager in advance.

QUIET HOURS are strictly enforced from 9pm TO 8AM, per local ordinance.
Violations may result in immediate cancellation without refund and fines starting at $1,000, charged to the guest
PARKING: Guest house parking is on the street in free parking public spots right outside the fence and gate
PETS: must be pre-approved in writing before check-in. Pet fees must be paid in full.
No excessive barking or unattended pets. Guests are fully liable for all pet-related damages or disturbances. Pets are not allowed on furniture or beds unless covered with provided protection. Guests are expected to clean up after pets indoors and outdoors.
TRASH: All trash must be fully bagged and placed in designated receptacles. Message will be sent the night before trash pick up for compliance Trash must be taken to the front of the main house for pick up Use of the property for commercial purposes is strictly prohibited without written consent. This includes: Content creation, hotography/videography, Podcasting or interviews Coaching, classes, or client sessions, retreats or private business events

SECURITY AND CAMERAS: For your safety and the security of the home, exterior cameras may be present. There are no interior cameras or surveillance of private guest areas.
SMOKING AND VAPING are not permitted inside the property under any circumstance.
A minimum $1,500 cleaning fee will be charged for violations.Underage drinking and illegal substance use are strictly prohibited and will result in immediate removal.
Check-out is strictly by 10:00 AM (IF WE CAN ACCOMMODATE AND WE KNOW ABOUT BEFORE WE WILL LET YOU KNOW IF EARLY IN OR LATE OUT IS AVAILABLE IN WRITING)
Guests must follow check out instructions including timing. $100 an hour will be added for late check outs not approved
