Great location & view from deck!

Our second stay here…so we learned from the first…many items in poor condition & poorly stocked, we brought some of our own items. The location & view from roof top deck are great! Rental company was great!

Great Location and the rental company was excellent to work with. The property however is in need of a refresh. Furniture was older, dated and uncomfortable. Kitchen and bathrooms are old as well.

Quick Getaway with Kids

Excellent property, clean, and close to the fun on Newport Beach. The open floor plan is inviting, the kitchen had what we needed. Parking is a nightmare on the peninsula and the garage was too small to accommodate our vehicle. This property is uniquely situated between the bay and the beach. We got to decide if we wanted a beach with waves or without waves and we had fun at both. Overall it was an excellent experience. Our only complaint was the smell of weed that infiltrated the beach house from the neighbors.

Overall a great experience

The house is great - comfortable for a large family and was outfitted with everything we needed. The roof deck is the best - we had our coffee up there every morning! There is no TV on the main floor which I really appreciated - we played games and chatted instead! The air conditioning made sleeping very comfortable. The location is amazing - you can walk to the waves beach (ocean side), and you can walk to a "no-waves" beach (on the bay). SUP rentals are also within walking distance. The management company is OUTSTANDING. The washer malfunctioned while we there, and they replaced the entire washer in 24 hours. The people at Villa Rentals are very responsive (like right away) and above that, are kind and understanding people. I look forward to renting with them again. Definitely 5 stars!

Amazing stay

We had a great experience staying at this property. It was exactly as described. It was clean, comfortable, and had everything we needed. The property was close to the beach and had a view of the bay and even the ocean from the top floor. We would stay here again next time we visit Newport Beach. Thank you!

Beautiful place perfectly located between Newport and Balboa Piers

Great place with plenty of room for the 9 family members visiting—the three floors allowed for space and morning coffee/evening dinner and wine on the roof top patio was above and beyond. Steps away from the bay water was perfect for launching paddle boards. 3 minute walk to Pacific Ocean /Beach. Short bike ride to downtown Balboa and Newport made sightseeing a breeze.

Week of relaxing

Location was great. We ate out a lot but also used the BBQ provided on the 3rd floor patio. When going out to dinner make reservations were possible. Mama D'S was by far the best Italian restaurant for dinner. They don't take reservations but give you focasia bread and offer drinks while you're waiting.

Beachside escape

Wife and I worked remotely here for one week and it was a fantastic experience. Plenty of room to spread out but still cozy. We loved the patio upstairs as a place to watch the sunrise and unwind in the evenings. Easy walking distance to town and restaurants while directly across from a quieter section of the beach. Lovely!

Great location and place to spend the Holiday

We spent Thanksgiving Break at the property and it was great. The roof top deck is a great amenity. The location is fantastic. It’s a short walk to be part of the action but a quiet street if you want some rest. The management company who oversees the property were very helpful and easy to work with. The downsides were limited to: the duplex neighbor having a party on Thanksgiving until 2am (but it was a holiday), blinds that did not close out the light, so it was not dark enough in the rooms and the garage being too small to fit the suv we rented since the garage is shared with the tenant. These were little things and we would stay here again.

It was ok

Prop mgmt. great. Property was basic nothing more. Kitchen definitely needs to be stocked better. There wasn’t a skillet, containers or most basic cooking utensils. Floors were sandy and windows had handprints all over. It would’ve been nice to be able to have things for the beach like bikes, boards or sand toys. Even towels would’ve been nice. Overall it was a beautiful property. Although I was not aware of the house being a duplex, the neighbors were very sweet and helpful. Honestly I think I was just upset that we had to cut our vacation short due to a family emergency, and I was not able to get a refund. That and NO A/C!

Great Family Vacation

Our family enjoyed our 1 week stay at this great property. The home had three levels giving us all plenty of room to share space and have space to ourselves. The location was perfect. The home is between the marina and the local beach. We had everything we needed to make family meals. The house could use a deep cleaning but overall it was a beautiful property that is perfect for a family vacation. We would stay there again!

Beautiful property on a quiet street--with great beach access

Cozy and quiet, this home accommodated everyone. The decor is peaceful and classy, with gracious spaces for gathering and suitable places to comfortably retire from the group. One of our teenagers even insisted on sleeping on the rooftop patio! As usual, if you plan to cook at your VRBO rental, remember to bring your own kitchen knife (or at least toss a good sharpener into your suitcase); it's also long past time for this unit to get a new ironing board and iron (something folks preparing to go out to dinner or to a wedding will surely want). The property is not a beachfront location, but it has plenty of light and it's only a short walk to the ocean. The rental includes garage parking for one vehicle; on-street parking (it's right by a popular beach) is at a premium, yet we were always able to find a place for the group's second car within a block (and often directly in front of the house). Would we stay here again? Yes! This is now one of our family's favorite VRBO homes. Whether eating in or hanging out, we appreciated the privacy and luxury of staying in this home.
