Welcome to The Villa at Rittenhouse Square, your luxurious home away from home in the heart of Philly! A rare find, this entire 5,000 sq. ft. home is perfect for large groups, whether you're visiting for work or fun.

Spread across four stories and six distinct levels, The Villa offers an unparalleled group experience. You'll have six individual bedroom suites, each with its own private bathroom, secure lock, and TV, ensuring personal space and privacy for everyone.

The first floor is your central gathering hub. Unwind in the spacious living room on plush red leather sofas by the fireplace. Share meals and make memories around the large dining table. The fully-equipped kitchen features modern stainless steel appliances, including an induction stove, and a Nespresso machine for your morning coffee.

For those mixing work with travel, a dedicated workspace is available. A convenient washer and dryer are located in the third-floor laundry room.

Your private suites are arranged as follows:
-Second Floor: Two suites. One with a King bed, and one with a Queen bed and a bathtub.
-Third Floor: Two suites. One with two Queen beds, and one with a Queen bed and a bathtub.
-Fourth Floor: Two suites, each with one Queen bed.

You will have private access to the entire 5,000 sq. ft. property. Enjoy the freedom and comfort of having this magnificent space all to yourselves.

Check-in is a breeze with our keyless entry system. Your unique access code will be provided before your arrival.

Perfectly situated in the prestigious Rittenhouse Square, our home is just steps away from Philadelphia’s finest dining, shopping, and entertainment. Located just two doors from the famous boutique hotel, The Franklin on Rittenhouse, you are truly in the center of it all.

Parking is conveniently available at commercial lots directly across the street or at nearby Parkway garages located at 1845 Walnut Street and on the corner of 20th and Walnut.

They need a notebook with instructions. It was either freezing or a sauna. No information on what thermostat controls which rooms. Also not very clean. Several water bottle lids on the floor in the living room.

The house was in a perfect location! It was clean and well kept. The only thing to note is that there are a lot of stairs and the temperature wasn’t balanced from front to back of the house. Eventually we were able to figure it out. To be fair we were there in the hottest days of summer. Overall we had a great time in Philly!

Great location for everything in center city and great to find a place with 6 private bed/bathrooms. Just be aware that the garbage services pick up in the lane behind the property between 4-6 am and are VERY loud, noisy and sleep disruptive. It sounds like they are in the room with you. Also it Could use a little more seating in the living room area if you have a “full house”. But really a nice stay.

Great house for a family

This was a great house and a great location and the fact that every bedroom had its own bathroom made it perfect for our extended family. That was clean well stocked and spacious. We only had two issues one is that it was exceptionally difficult to get the HVAC balanced and attended to be very hot in the front of the house and very cold in the back of the house The second issue, which is not really with the house is it the only parking lot in the neighborhood is exceptionally expensive otherwise it was a great house for our family to stay at for the holidays and I’ll be able to be together and close to other family who live in Center City

Stay Together But Have Your Own Space

Co-workers and I from different cities stayed together here for our holiday Christmas party, giving us a place to get dressed and a crash pad upon our return. The way the house is configured was great for this, because each room is like its own room In a boutique hotel. Everyone has their own half floor, offering plenty of privacy. The downstairs kitchen and common area provide great meet-up space for breakfast and when you decide to socialize. The rooms are gorgeous, each with personalities of their own, and the bathrooms are all very clean and well appointed. We all appreciated having soap and shampoo and towels laid out for us, just like a nice hotel experience. The location is great and really convenient to our office. Will definitely stay again!

Weekend stay

We thoroughly enjoyed the great location and had a really comfortable stay in a spacious home! A few notes:Pros: The location was excellent! It was safe and convenient. The beds and pillows were all incredibly comfy! We really enjoyed having a large living area for our group to hang out in. Each room having their own bathroom was a great perk. Cons: Parking was listed as being on site but was only an expensive paid lot on the block. The fridge was not cleaned from the previous guests. And the temperature was incredibly difficult to maintain, especially amongst the bedrooms, 3 of the bedrooms were way too hot and 4 freezing cold despite adjusting thermostats

Regarding parking, the City of Philadelphia offers numerous parking options at various price points. The lot near Rittenhouse Square is the most convenient and was advertised accordingly in previous communications. As for the heating, our property has multiple systems, and adjusting thermostats can sometimes lead to uneven temperatures. We always encourage guests to reach out if any issues arise, but we did not receive any requests from your group during the stay. We’re happy to assist in the future to ensure your comfort. We stayed here for 4 nights for our son’s college graduation when families fathers from all over. A Perfect location with very short distance to tons of restaurants, cafes, bars, famous Rittenhouse Square Park, which is the best location in Philly. 6 bedrooms and 6.5 bathrooms made our stay convenient with every room having its own bathroom. Kitchen and living room was adequate for large groups like ours (12). Several super markets are just short walk away. We walked everywhere, did lots of shopping in Walnut and Chestnut streets’ clothing stores. Our family who had stayed in many AirBnB places before thought this was a luxury, considering its superb location, number of bathrooms. The only thing I would recommend is adding a little more supplies, like soap bars in bathrooms, more supplies in kitchen (like oil), and refreshing plates, glasses, cooking pots, cups and things in this nature. But all over it was a great experience and we will come back to this whenever we come back to Philly.

We were a group of 5 "senior-aged" couples traveling together and the home was just what we needed. It was like stepping into Philadelphia's historic glory, so walkable and close to great restaurants, and the Philly sights. It added a great deal to our Philly experience.

The location of the house is fabulous!! We loved being able to walk to so many wonderful restaurants and activities. The house was perfect for the 8 adults and 6 children - there was plenty of space and the number of bathrooms made the whole stay so much more enjoyable!
