Centrally located In midtown right next to Overton Park and the Memphis Zoo. Just 6 miles from the FedEx Forum and Beale Street and within a short drive to anywhere in Memphis, this is the perfect stay for both long and short term guests!
Whether you're waking up from a great night's sleep in our cozy beds to explore the park, to grab brunch in midtown, to head in for a shift in the medical district, or sleeping in after an evening on Beal Street, you'll love staying at this handsome suite!
A stylish suite located it on the second floor, containing two bedrooms, one walk-in bathroom, and a spacious living room, kitchen, and dining area near the living room area.
This booking is for the entire unit. Guests will have private access to the entire suite.
This unit will require getting up and down the stairs. guests will come into the common area (front door) and the unit is located on the second level.
House Rules:
EARLY CHECK-INS
are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.
LATE CHECKOUTS
must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts. If you are a long term guest, exceptions might be granted. Please reach out to us first so we may discuss this.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.
PETS
We do allow pets, but it will be a $75 one time fee.
SMOKING
We have a strict no smoking policy that applies for any space inside the apartment. If you need to smoke please step outside away from the front door to avoid smoke and odor from entering inside. Smoking inside the unit will result in a $200 fine.
PARTIES
The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200. We have security measures and sound monitoring in place to help ensure this is not an issue.
CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we
will charge an additional fee of $100.
EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they occasionally need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please contact us so that we may assist you in this matter.
QUIET HOURS
This suite shares a building with other apartments. Please be respectful of other resident's space and peace. Quiet hours are from 10pm - 7am. During this time please refrain from any loud music/television, gathering outside of the apartments, or coming in and out of the apartments repeatedly as to avoid disturbing other residents in the complex.
