The open-concept living area seamlessly connects the dining space and kitchen. Features a comfortable leather sofa, additional armchair seating, and a flat-screen TV. The dining table seats four, complemented by barstool seating for two. Sliding glass doors provide easy access to the front patio.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided.

Parking: One small garage space, small to mid-size vehicles recommended. General street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have exclusive access to the ground-floor 3BR/2BA residence. This includes all interior spaces and the private front patio. The separate upstairs 3BR/2BA residence and the Studio residence are not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Perfectly positioned between the lively hubs of Newport Beach’s two piers, this central stretch of the Balboa Peninsula offers one of the most convenient and activity-filled settings on the coast.
