Summary:
Awesome third floor ocean front unit, with a rare corner/end location near the pool. Maximum occupancy strictly enforced in accordance with local ordinances.
The Space:
Sit back and relax on your own private ocean front lanai and take in some of the best views on the Kona Coast. 2 bedrooms 2 full baths, one king bed, 1 queen are included in this spacious condo that boasts ocean views from every room. Central A/C, Sony TV, DVD, wireless internet available and a well appointed kitchen are just a few of the wonderful amenities guests will enjoy.
Added bonus of a Sound Bar which, when turned on, enhances the TV sound and can also be used for the CD/DVD player, it has a blue tooth input which guests can use to play their bluetooth devices (iPhone, iPad, computer, etc.) The unit is also stocked with beach items for your enjoyment. The Kona Reef is conveniently situated right next to Honl's Beach, which was where the first Boogie Board was tried out by Tom Morey, the inventer, in 1971, and within walking distance to town where guest will find dining, shopping and site seeing! Ease of check-in and added security as well for this unit! Go directly to the property with your own secure pass code.
We provide 2 beach chairs and 1 cooler for guest use. Beach towels are available for guests.
The air conditioning system is programmed to maintain a minimum temperature of 75°F.
• For stays extending 30 nights or more, a security deposit and utility fee will be required. The security deposit ensures the protection of the property during your stay, while the utility fee covers essential services such as electricity and any damages that are caused by guests.
• Smoking is strictly prohibited inside the property, on the premises, and in any nearby common areas. Violations will result in an automatic $500 fine, plus any additional costs for carpet and upholstery cleaning or other damages caused.
These terms help us maintain the quality and comfort of our vacation rentals for all guests.

- Utility Fee: Covers utilities for extended stays
- 30+ Nights: Required for long-term short-term vacation rentals

Kona Reef Spall Repair Project Schedule 05/26/26 - 09/21/26
(weather and unforeseen conditions permitting)
Dear Residents,
Attached for your reference are the tentative schedules for Buildings A, B, C and E.
Please note, schedules are subject to change due to weather and unforeseen conditions,
such as extensive spalling or any additional scopes of work the Board should choose to
include in the contract.
Work Hours & Noise
Work hours are Monday – Friday (8:00 AM – 4:30 PM), excluding weekends and
AOAO/ECS recognized state and federal holidays. Noisy work, such as jackhammering
and grinding, can be expected during work hours. Noisy hours are from 8:30 AM – 4:00
PM, Monday – Friday.
Access & Privacy
For safety reasons, lanai doors will be secured from the exterior side, allowing no more
than a 4" gap for airflow while work is being performed above or at your unit. For privacy
purposes, keep all windows and doors shut and curtains drawn during work hours while
work is being performed at or around your unit, as the workmen will be traveling up and
down the exterior side of the building. Observe all cordoned-off areas and abide by all
warning signage.
Lanai Clearance
All lanais will need to be cleared of all personal belongings by 8:00 AM on the first day of
work, beginning on your stack, and remain cleared until work on that stack is complete.
This includes but is not limited to chairs, tables, plants, and any items fixed to or draped
on the railing.
