Marstons Mills is one of Cape Cod's best-kept secrets — a quiet, authentic village tucked between Osterville, Cotuit, and Hyannis that most tourists drive right past. We chose it because it offers the real Cape Cod experience: a private waterfront on a glacial kettle pond, wooded backroads, and a slower pace, without being far from anything.
The neighborhood sits perfectly in the middle of everything. Osterville's boutique shops, waterfront restaurants, and the legendary Wimpy's Seafood are 10 minutes away. Craigville Beach is 12. Hyannis - with ferries to Nantucket and Martha's Vineyard - is 15. The Cape Cod Rail Trail is minutes from the door for cycling, and Burgess Park offers easy woodland walks right in the village.
What makes it special is what's right outside the back door. Shubael Pond is one of the finest freshwater ponds on Cape Cod - calm, clean, and stocked with trout, smallmouth bass, and perch. Guests can kayak, fish, or simply sit by the fire pit and watch the water. There's no noise, no crowds, and no rush. Just the pond, the pines, and everything that makes Cape Cod worth coming back to.

Shubael Pond itself sets this property apart. It's clean, calm, and stocked twice a year with trout by the state - smallmouth bass, yellow perch, and chain pickerel round out the fishery. Kayak at sunrise, fish in the afternoon, and end the evening around the fire with the pond glowing behind you.
