Welcome to Wild Pine Escape - your own mini-resort! Tucked away in a peaceful section of a lakeside community, this amenity-packed getaway has something for everyone! You can relax by the private pool, soak in the jacuzzi, unwind on the porch, or play outdoors enjoying the swings and trampoline! Inside, you can curl up in the hanging egg chairs with a good book, enjoy the charm and warmth of a traditional wood-burning fireplace, or hangout in the game room with pool and football tables. By renting this property, you are agreeing to the following rules:
NO PARTIES OR EVENTS:
This is a family business, and a place for families and friends. If you are looking for a place to have parties, THIS HOUSE IS NOT FOR YOU! In case of a party, we will cancel your reservation with NO REFUND of unused nights, and we will charge an extra penalty of $1,000.
NO SMOKING OR VAPING INSIDE THE HOUSE
Smoking is NOT allowed anywhere inside the property, but you can smoke outside on our patio. In case our cleaning staff detect smoke odor inside the home, we will charge an extra penalty of $500.
ARRIVAL AND DEPARTURE TIMES:
Check-In time is at 4:00 PM
Check-Out time is at 10:00 AM
Local time.
Our cleaning staff need the time to prepare the property for the next guest. Therefore, please be respectful and leave the property at the agreed upon time.
NO DRUGS:
We have a zero-tolerance policy for the use and distribution of illicit drugs. In case of drug usage or distribution you will deal with police and will pay a penalty of $1,000 to the owner.
CLEANING:
Guests are expected to leave the property in decent condition. Trash should be disposed accordingly.
In those infrequent cases in which the property is returned in an extremely unclean condition, an extra cleaning fee of $200 will be charged.
NO LOUD MUSIC:
We want you to enjoy your stay with us but respect the neighbors and keep noise to a minimum. Hours of silence on the patio and outside the house begin after 10 pm on weekdays and 11 pm on weekends. Excessive noises are subject to the cancellation of your reservation without a refund of unused nights, and an extra penalty of $500 will be charged.
MAXIMUM OCCUPANCY & MINIMUM AGE:
The maximum number of guests on the property (at any time during your stay) is limited to the number in your reservation. Minimum age requirement for the person making the booking is 25 years.
FALSIFIED RESERVATIONS:
Reservation obtained under false pretense (e.g. number of guests) will be subject to complete forfeiture of all payments or deposits and the party will not be permitted to check in. Excessive occupancy, or occupancy with undeclared number of persons voids this agreement with no refunds.
NO SUBLETTING:
Subletting or leasing to another person the property that has already been rented to you is illegal and subleases or tenants can be evicted at any time. Sublessor will be reported to booking websites. Any exceptions (such as a family members) must be communicated and accepted in writing.
PARKING:
Our private driveway can accommodate 6 vehicles.
PETS: No pets are allowed
LOST OR BROKEN THINGS:
We understand that accidents happen, but please inform us about any broken or missing item. Our cleaning staff takes inventory after each stay and any missing items, heavily soiled or damaged linen / towels, excessive dirtiness or indoor smoking will be charged accordingly.
CLOGGED TOILET:
It is not allowed to flush tissues, baby wipes, women’s sanitary products or anything else in the toilet that can create an obstruction. Our cleaning staff will flush our toilet(s) after Check out, and if there is a problem, we will charge you for the plumber’s services.
TRASH:
Please take out the trash and leave the refrigerator empty.
TOILETRIES AND OTHER AMENITIES:
We will provide an initial supply of body wash, shampoo, and hand soap as well as coffee, tea, sugar, dishwasher tablets, liquid dishwasher soap, kitchen towels, toilet paper, and garbage bags.
Shoes-off home — thank you for helping us keep the space clean.
Kindly clean up after cooking and mealtimes.
Store food in the refrigerator.
Please empty indoor trash regularly.
SHIPPING PACKAGES
If you plan to ship items, we will not be responsible for any lost packages.
SECURITY CAMERAS
For security enhancement, we have 2 security cameras overlooking the front of the house and driveway, and one overlooking the backyard. There are no additional cameras on the premises.
The guest accepts that payment of their reservation implies acceptance of the above set of rules and any violation could result in the immediate cancellation of the stay, a request to vacate the property, and extra penalties.
Other Things to Note
The Towamensing Trails private community offers a lake, beach, and playground, all just a 3-minute drive from the house. The community outdoor pool is open seasonally from Memorial Day through Labor Day.
All guests must be registered with the community. To obtain parking passes, vehicle license plate information must be submitted in advance. The community office will issue vehicle tags and up to 8 badges, which provide access to all community amenities, including the lake, beach, pool, arcade room, restaurant, and trash site. 2 additional wristbands can be purchased if needed ($10 per badge per day)
To guarantee access to these amenities, guests must complete the registration process by providing the following information at least 14 days before arrival:
First and last name of the booking guest (with a copy of a valid ID)
Booking guest's mailing address
Cell phone number
License plate numbers and state of registration for all vehicles that will be parked at the property.
Pool & Beach Closures
While rare, pool, beach, or other community amenity closures may occur due to staffing or maintenance issues. These are outside of our control, and no refunds will be provided for unexpected closures.
Please note that the community does not offer trash pickup. Guests are required to dispose of their own trash at the dumpster station, located approximately a 7-minute drive from the property. Trash must be dropped off upon checkout.
Early check-in and late check-out are available for an additional fee if there is no back-to-back booking.
Any fines imposed for violation of community rules will be at the expense of the guest(s).
**Liability Waiver: ** By booking and using our house, guests agree to waive any claims against the owner for accidents, medical conditions, or other claims arising from their own use or that of their guests of the house, amenities, hot tub, swimming pool or anything else on the property.
