The Space:

This three-bedroom townhome in Kissimmee sleeps six and puts you 15 minutes from Disney, with full access to Emerald Island Resort's heated pools, tiki bar, and fitness center. Spread across 1,500 square feet over two stories, it's built for families who want space to spread out after long theme park days — and a quiet, gated community to come home to.



Bedrooms and Bathrooms

Upstairs you'll find three bedrooms and two full bathrooms, plus a half bath on the main floor.

- The first bedroom has a king bed.

- The second and third bedrooms each have two twin beds, great for kids or friends traveling together.

Room-darkening shades in every bedroom mean you can sleep in after late nights at the parks.



Living, Dining, and Kitchen Area

The main floor is open and bright, with a living area that flows into the dining space and kitchen. The dining table seats eight, so everyone can sit down together for breakfast before heading out. The kitchen comes with stainless steel appliances, an induction stove, dishwasher, and everything you need to cook if you'd rather skip the restaurant lines. Step out from the living area onto the back patio, where you're surrounded by greenery — it's a quiet spot for morning coffee or winding down in the evening.



Outdoor Amenities

The private backyard backs onto lush conservation land, and the resort itself sits on 300 acres with scenic lakes and wooded nature trails. At the clubhouse, you'll have two heated pools and spas, a tiki bar, sauna, sports courts for volleyball and tennis, and play areas for kids. It's all included with your stay.



Good To Know

There's a washer and dryer in the unit, so pack light. Free parking is available on-site, and you'll check in with a digital keypad — no need to coordinate key handoff. The townhome has central air conditioning, ceiling fans, and strong Wi-Fi if you need to catch up on work at the dedicated desk space. Pets are welcome with prior approval for a fee of $290 per pet (maximum two). Pool heating is available in winter for $50 per day and must cover your full stay — request at least seven days before arrival.

There is parking at the property, but please note that there is a non-refundable charge of $20 per car. The payment will be charged at the gate on-site. The home is about 30 minutes from the Orlando International Airport and is located within the Emerald Island Resort gated resort community. Other Things to Note:

Pool

- Pool heating is available (Winter only)  for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.

- We kindly ask that you avoid moving furniture.

- There’s parking available at the property for a non-refundable $20 per car, paid at the gate. Community parking is on a first-come, first-served basis.



Pets

- This is a pet-friendly home. Pets are welcome with prior approval and a fee of $290 per pet, with a maximum of 2 pets ($580 total). Dogs must be kept on a leash within community grounds.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.



Interaction with Guests:

You can check yourself in using a code to the digital keypad at the door. All codes will be provided before your arrival.
