Very nice week on Lake Simcoe. Cottage was clean, beds comfortable, kitchen well stocked, warm sandy beach. Host was very accommodating and responsive.

Beautiful spot with everything you need right there. Kitchen well appointed, air conditioning or heat available. Comfortable beds. Sandy access to water that stays shallow a long time for little ones and dogs to play.

This was the perfect place for our surprise birthday! The cottage was perfect - from the comfortable beds to the well equiped kitchen and a bbq that gives a great sear on the steaks (Leska's is just 10 minutes away and has great steaks)! Sandy beach walkout and perfect firepit location for the evening. Rachel's communication was excellent and we will definitely be back!

We had an absolutely wonderful time at this cottage! The location offers stunning views that took our breath away every morning. The shallow water in the nearby area was perfect for our kids, allowing them to play safely and enjoy the water without any worries. We had a fantastic time at the cottage. Rachel right from the start made the whole process an easy transition. The cottage was clean, the beds were comfortable. It was a home away from home. Rachel approved our 3 mini dachshunds for the stay, which was fabulous. They had an amazing time outside, the lake was perfect for them, shallow so they could play and run in the water. In the evening we were able to all cozy up outside near the fire. Thank you Rachel! See you next summer.

Great Stay

The cottage was clean and well maintained. We enjoyed our time very much and would like to plan another trip in the future. The view of Lake Simcoe is wonderful. The beach area is awesome.

Family getaway

A nice break from everyday life and the busy city. My husband and i still had to work (wifi is great), however, the change of scenery was great and the kids loved being in the water. Peace of mind knowing the lake is warm and shallow. Hoping to return next year!

Start of Summer Break

We were very thankful that the property had the number of amenities, proximity to Orillia and interior space as we were hit with an extended period of rain and wet weather. The hosts were helpful and very easy to connect with.

Beautiful cottage on a shallow lake!

The cottage is located on a beautiful shallow lake! Our dog had the most amazing time!! We used the kayak and stand up board that was included on the property. There’s also a canoe available. The view is breathtaking! The cottage is very clean and comfortable ! We enjoyed our breakfasts on the huge deck in the mornings and dinners in the evenings too!! We also enjoyed our long walks with our dog near the cottage. We had a great time and we’d love to stay here again!

Perfect Family Getaway on Lake Simcoe

We just returned from a wonderful two-night, three-day stay and couldn’t be more grateful for the experience. The communication with the property manager was top-notch—responsive, thoughtful, and incredibly helpful in working through a few small details before and during our stay.The home itself sits right on the lake, with a lovely grassy lawn that offers the perfect transition from house to water. It had a warm, cozy cabin vibe, and the beds (including the kids’ bunk beds) were super comfortable. Our kids, who are six, absolutely loved every minute—especially the fact that they could walk out more than 300 yards into the shallow lake without feeling unsafe. It gave them a great sense of independence, and gave my wife and me something just as precious: peace of mind.There were boats available for us to use, and the team even brought over toys for the kids—just one of many thoughtful touches that made our stay feel special. Honestly, I think the listing undersells how perfect this place is for families with young kids. We had a wonderful time and are already looking forward to our next visit.

Wonderful Slice of Heaven

This is our second year at this cottage. Rachel is a responsive and kind host who is always reachable if needed. Check in is a breeze and this spot has everything a family of four could need. The water is shallow, clear and warm and the sound of the lake can be heard from your armchair in the living room as you sip your morning coffee and read a good book. The water is great for kids to play and dive for treasures. At night, there is a great view of the stars and Milky Way. We are so relaxed each time we visit and there is no doubt we plan to return. We also have a dog and while we made sure to be respectful of the space it is set up so the dog could be there comfortably also. Thank you so much for a wonderful stay!!

Fantastic Lake Getaway For All Ages

Escaping to this property, for a week of family time, was the perfect antidote to life’s hectic pace. The cottage is situated on a spectacular parcel of land that has its own private, sandy beach, which leads to crystal-clear shallow water. There are enough “water toys” to keep everyone entertained. The kitchen is fully-stocked with all necessary tools to ensure easy meal-preparation. The bathroom has been renovated and is beautiful. The deck was perfect for large family bbq dinners, and the kids loved having a huge yard for playing frisbee. Also, the high-speed internet made remote work and streaming, easy. Communication with the owner was seamless, and she worked hard to make sure our stay was perfect. She was very responsive. This property is a gem!

Great time on the water! We returned to Three Ducks cottage for another summer getaway. We arrived to find a spotless cottage and welcome bottles (wine/champagne). Our favourite things ... space and the shallow sandy water entry! Lots of space inside and out. Living/Dining area allowed lots of room for family bbqs. Large table is great for game nights. We have extended family in the area. The outside deck offers lots of space to relax either in the sun or shade. The neighbourhood is quiet and friendly. The large flat lakeside yard allows for outdoor game fun. The beach offers lots of sandy shallow water for lounging in with chairs (sun and shade) and young swimmers to splash about. For those who like to venture out deeper, you can enjoy a stroll out to deeper water. If you are lucky, you will have a windy day to jump in waves. Lots of paddle toys to enjoy as well. The cooks loved the well-kept BBQ with a working built-in ignition still working at end of summer season (Aug/Sep). For rainy days, there is Rogers Fire TV/WIFI. We did not use the firepit by the water this year due to the area fire ban. Having a dishwasher is great and makes cleanup after cottage meals easy. Listening to the waves each night to drift off to sleep is so relaxing. Always enjoy the call of the loons in the mornings or late evenings. If you are lucky, the heron, aka the pterodactyl, will be on the beach each morning. Cottage is exactly as pictured. Host Rachel is very responsive to all inquiries.

Lake Simcoe Getaway

Enjoyed the cottage for a full two weeks. The water entry has sand bottom and shallow. Great for young and older! Large flat lakeside lawn great for outdoor games. The large deck was enjoyed all times of the day and night. Fire pit right by the lake is perfect for star gazing. Inside there is a large dining table great for dinners and game nights. The furniture has been updated since last year. Cottage well equipped with TV and internet if you have to stay connected to technology. Kitchen has all you need in a cottage fashion. The dishwasher is greatly appreciated so cottage time is not spent doing dishes. Bathroom is very modern with walk in shower. For extended stays there is laundry. Host was great, checking in by text at check in to welcome us and during stay to make sure everything was going well. Looking forward to returning next summer!

Last Minute Getaway

My wife and I recently stayed at this property after a last minute rental and found it to be a comfortable location for us and our dog - who loved the shallow sandy bottomed lake and spent hours splashing around. The property was on a quiet dead end street that was nice for walks and the home had all that we needed, including, good wifi (which was beneficial for remote work). The A/C unit worked well and provided for relief from the warm weather. While there are other properties nearby (not too close) the unit provided good privacy and during much of our stay the neighboring properties were unoccupied. The backyard of the property was a bit wet due to strong rains the week before our rental but that didn't impact our use of the property as we wanted. One thing we did notice was that the electrical outlets were a bit dated and some did not work - which made it challenging to charge electronics and use bedside lamps. Other than that minor inconvenience the property was as advertised and offered us an enjoyable week by the water. We would rent again.

Great Time! Great Location!

We came back again as the cottage was exactly what we needed. Lots of outdoor space. Great little sandy beach cove for just sitting in shade with toes in water for the afternoon. Shallow sandy bottom warm water or walk out to deeper cooler water. We were in the water everyday except two days over the 2+ weeks. Fire pit lakeside lets you enjoy the evening sky! Laundry, Dishwasher, Fire TV and the newly added AC just made it an excellent vacation. Large BBQ was great for grilling. Deck was updated from last year and provides ample space for seating, grilling and dining. Lots of fun and comfort rainy and super hot days! Quiet neighborhood. Weekends see a bit more activity. Safe for walking and biking. Breeze keeps it cooler lakeside so AC was only needed for heat wave days. Windy days were super fun in the breaking waves on sandbars. Popular location for Kite boarders. Rachael checked in to make sure everything was good. Enjoyed excellent local farm corn sold roadside! Close to local attractions and amenities. Another great extended stay late August!!

Great cottage rental!

Our family had a great time and really enjoyed our stay. The cottage was consistent with the pictures and description, but our expectations were exceeded once we arrived and saw everything in person. The shallow water and sandy lakefront was great for enjoying the lake. We enjoyed the lakefront patio, grassy backyard, and the cottage’s deck for enjoying outside throughout the day (our dogs loved it!). There was also an outdoor fire pit by the water but we did not use it. Inside was clean and spacious for a group of up to 6 people with 3 good bedrooms. Kitchen and BBQ were very functional for preparing meals, dining and living area was clean and spacious. Bathroom was updated and worked well. The host was very responsive in the weeks leading up to our stay as well as during the stay. There was also a thoughtful house helper manual for reference. The house was also well stocked with various consumables which was helpful (sunscreen, bug spray, cooking and cleaning ancillary supplies, etc). Internet and TV worked well with cable and google chrome in place. We elected to bring our own bedding and towels to save the laundry fee. Overall we had a great long weekend; the cottage, yard, and waterfront were both well maintained and well situated. The street was pretty quiet with similar cottages as neighbours. Will certainly be renting again.

Beautiful Cottage Stay

This gorgeous property is a perfect mix of traditional cottage vibes and modern upgrades on a spacious lakefront plot with a beautifully maintained garden. This part of the lake is shallow for up to 150 yards making it ideal for paddling, kayaking, paddle boarding and children (or those uncomfortable with deep water). The hosts are friendly, helping and accommodating. They have thought of everything for guests both inside and out, providing multiple seating areas, sun loungers, fire pit, a pedaloe, a small row boat, and bikes for outdoor fun and relaxing. The beds are super comfortable, the kitchen is fully kitted out including a coffee maker, Nespresso machine, serving ware, washer dryer and anything else you may need for food prep. We worked up there for part of the stay and the wifi connection was good and had enough separate spaces that we could work without disturbing each other or guests who weren't working. The property is dog friendly and our puppy had a brilliant time roaming around the garden. It is situated on a quiet cul de sac which gave us additional peace of mind just in case she did get out. My husband brought his road bike and got some great rides in around Bayview Village and surrounding concession roads. The cherry on top of the icing for this cottage is it's proximity to Toronto while still feeling worlds away from the city. I had to drive back for a meeting and it is, truly, only a 2 hour drive from downtown in traffic making it incredibly accessible. It's a 10 minute drive to the local grocery store and LCBO and 25 minutes to Costco in Orillia if you want to stock up. We can't wait to come back!

We had a cozy Thanksgiving stay. The property was spacious and perfect for adults to play outside. We enjoyed the variety of water fowl that used the water in front of the cottage. Inside, the rooms were comfortable for togetherness and quiet time. We really appreciated having Sportsnet to watch the Blue Jays.

waterfront cottage

The cottage and property is a wonderful spot for relaxing and having outdoor fun with family and friends. The property is grassy and flat perfect for playing. The waterfront is sandy and shallow. We enjoyed swimming and paddleboarding everday as well as bonfires and barbeques. All amenities are provided. We had a great time and will return. Communication with the host was easy and prompt.

Loved it!

We really enjoyed a few days away from the hustle and bustle. Rachel was great with communication, the cottage was equipped with everything we needed and was spotless. The property suited us perfectly, including the kayak and beach/shallow water for our older dogs...who prefer wading around to swimming. A quiet campfire on the waterfront was the perfect end to the day. Thanks Rachel. We look forward to visiting again very soon!

Found cottage well equipped. Was very impressed. There was nothing you could possible need that was not available at cottage Found beds very comfortable. Would recommend this property to rent and of course lake front was very beautiful Thank You for sharing this cottage Hope to return soon Kevin M

Beautiful... Relaxing... Surpassed our expectations!!

Thank you Rachel for allowing us to stay at your lovely cottage. From booking to check in and check out, everything was so easy. The property is spotless, the private beach and water spectacular, and the views and sunsets breathtaking. Everything is exactly as described in the listing. We can't wait to see you again soon!!! Family Cottage Fun

We had a great time enjoying the waterfront and water - both calm and windy days (the waves were enjoyed by all!!!). The kids used the available water toys. The cottage was clean and had everything we required. The flat large yard was perfect for the outdoor games we brought with us. We enjoyed some evening fires on the water front with smores and trivia/memory games. The large deck with large BBQ allowed us to cook, dine and dance. Area is very quiet and road has low traffic, definitely biking and walk friendly. Having a dishwasher at the cottage was a welcome luxury. Host communication was great to ensure we were settled and had everything we needed. Already planning for next year!
