Summary:
Welcome to All Seasons Escape, a 5-bedroom hilltop home in Springfield, Rotorua, sleeping up to 10 across two storeys, two living areas, and a sun-filled kitchen with a long rural outlook. Two queens, a double, two singles, and a set of bunks make the bedroom mix easy for families, multi-generational groups, or two couples plus kids. A lockable bike storage room makes this an easy choice for cyclists heading to the Whakarewarewa Forest, five minutes away.
The Space:
Upstairs is where you will spend most of your time. The open-plan kitchen, dining, and lounge sit along a wall of windows that frame the paddocks behind the property. The kitchen is fully equipped for cooking for ten - oven, full hob, dishwasher, fridge-freezer, and the bench space to actually use them. Step out onto the balcony for a BBQ in summer or a coffee with the morning sun.
The four upstairs bedrooms share one full bathroom (tub plus shower). The master suite has a queen with soft linens and a window onto the rural view. Bedroom Two sleeps two with a pair of singles. Bedroom Three has a double. Bedroom Four is the kids' room with a sturdy set of bunks.
Downstairs gives you breathing room: a second living area, a second full bathroom, and a dedicated laundry room with washer and dryer. The fifth bedroom (queen) sits down here and works well as a quiet retreat for grandparents or a couple needing privacy. The lockable bike room - large enough for the whole group's gear - is the feature most cycling guests notice first.
Guest Access:
The whole house is yours - both storeys, both living areas, the bike room, and off-street parking on the property. Free WiFi throughout.
The Neighborhood:
Springfield is a quiet residential suburb on the Rotorua side of the airport. You are five minutes from the supermarket, ten minutes from the Polynesian Spa and the Whakarewarewa Forest mountain bike trails (the Redwoods), and fifteen minutes from Eat Streat in the city centre. A working farm runs along the back boundary, which means sheep, the occasional rooster, and a horizon that is paddocks rather than rooftops - it is a deliberate part of the appeal, not a surprise.
Getting Around:
Free off-street parking on the property. Rotorua Airport is a 15-minute drive. The city centre and the Whakarewarewa trail head are both easy drives, and ride-share works fine within Rotorua. Cyclists can roll directly to the Whakarewarewa Forest from the front door if you have the legs for the hill back up.
Other Things to Note:
There is a working farm bordering the property so animals will come and go from the paddock next-door.
