GROUNDS-
Situated on a beautifully sited waterfront property, across the lake from a private wooded wildlife preserve, this elegant waterfront property is on the public side of Lake Anna. It consists of a main house; a separate private Guest Cottage, both with ample onsite parking; and a full sized boat house with a screened Tiki bar/lounge. There is a private sandy mini-beach with a shallow wading area. Swim out to the private floating dock. A basketball court is ready for hoops. Adjacent to the main house is a spacious brick patio with sun or shade areas, a gas grill, two large tables with plenty of chairs and chaise lounges - perfect for enjoying an outside dinner or evening refreshments. Follow the brick walkway that leads from the main house to the boathouse, to a large brick fire pit with casual Adirondack-style seating. Perfect for coffee at sunrise or a nighttime group get-together enjoying S’mores around a bonfire.
The private grounds consist of over 3 acres of tasteful, mature landscaping, and ample paved parking for the main house and the Guest Cottage.

Main House: The main house has 5 bedrooms and 3 ½ bathrooms that includes a newly finished ground suite (completed in 2023) with separate, private french door access, lounge and gaming area, and a full bathroom.
Guest Cottage: The guest cottage has a dedicated parking spot, a lake view, a small deck with patio furniture, fully equipped kitchenette, living room, queen bed, double sofa bed, a twin bed and full bath.
Both houses add up to a property total of 6 bedrooms.

MAIN HOUSE- The beautiful reclaimed wide-board pine flooring in the main house warmly glows with abundant light that comes from the panoramic view of the lake. The comfortable living areas in the open floor plan are tastefully decorated with unique and vintage furnishings, two natural wood fireplaces, a large authentic farmhouse table that seats up to 10 with a panoramic view of the lake. A fully equipped kitchen provides casual bar-stool seating at the granite L shaped counter. There is a water cooler with an ample supply of spring/filtered water. For coffee lovers, there are many options to choose from: a standard drip coffee maker; a Keurig K-Cup; a Pour-Over, and a little stovetop Espresso "DemiTasse". There is a large leather sectional in the TV room, that also has a natural wood fireplace for chilly nights. The main house is equipped with a full size washer and dryer, 3 LED TVs equipped with DirectTV cable, a DVD player, Firestick to access your Netflix/Hulu account, or stream directly from your device with the installed Chromecast.
Regardless of where you are on the property, enjoy newly upgraded high speed internet access with no data cap or throttling. The main house is stocked with many extras such as board games, professional ping pong table, outdoor basketball hoop and various yard games. Attached to the main house is a large screened porch which is perfect for watching the sunrise over the lake while enjoying a cup of coffee.
Main house - Main floor:
The spacious master bedroom has a king bed and a panoramic view of the lake. There is a large master bathroom with a Jacuzzi tub, also with a lake view.
Bedroom 1 has a king and Bedroom 2 queen that share a convenient “Jack & Jill” half bath. Bedroom 3 sleeps up to 6 and shares access to a full bathroom with Bedrooms 1 & 2.
Main house - Walk-out ground floor:
The recently completed finished walk-out ground floor suite offers private french door access; a large bedroom with a king bed and lake view; a double futon for extra sleeping space, a lounge/game and entertainment room with a 60" LED TV; new sectional sofa; KCup coffee maker and a full bathroom.

GUEST COTTAGE- The private Guest Cottage has a lake view, its own parking space and is separate from the main house. It is fully-equipped; climate controlled and self contained and can sleep up to 4. The basic kitchenette has a full size refrigerator, range and the necessary appliances – as well as a dining table. There is a queen bed a double pull-out and a twin. There is also Wifi, LED TV with DirectTV cable and a DVD player. The Guest House has its own small porch with an outdoor table and chairs offering a nice lake view.

BOAT HOUSE- The deep water boat house captures the character of Lake Anna and consists of a screened lounge/Tiki bar with ample and comfortable seating, festive lighting, stereo entertainment and a nice breeze provided by two ceiling fans. There is a galley with a fresh water well-fed sink, a water cooler with bottled spring water, a full size refrigerator/freezer, as well as decking for sunning or fishing. Upon request and for a small additional fee, there is an enclosed boat lift available which can accommodate a pontoon or V hull, as well as two ride-on jet ski floats. Please inquire.
A large Old-Town canoe and two new Stand-Up Paddleboards are available upon request at no extra charge, during summer months.

Hickory Cut is located on the north section of the lake in Spotsylvania County. Less than a mile away, boat up to Hunter’s Landing Boat Launch, Gas & Convenience Store; Shipwreck Boat Rental; and The Cove Restaurant. Food Lion, ABC, Subway, Big Cheese Pizza, Chinese carry-out is a twelve minute drive.
Lake Anna Taphouse, Vito's Pizza, and Tim's Waterfront can be accessed by boat.
Upscale dining, brewery and cidery, Tims Waterfront and miniature golf are also within 10 minutes by car.
The property is located down a 1 mile paved drive that passes through woods and farmland ending at Heaven at Lake Anna- truly a private escape away from the subdivision feeling.
