Welcome to Island Breeze in the heart of charming Coral Bay. Nestled at the end of a private paved road, you will appreciate the easy access off Centerline Road. No challenging navigation up and down an unpaved mountain road every day.

Enjoy all the comforts of home with your choice of 2 or 3 air conditioned bedrooms with private baths. No open loft bedrooms or living room sofa beds.

New solar battery backup power, large hot tub, well equipped kitchen and more in our lovingly well-appointed private home with tropical decor and eclectic decorations by local artists.

Take in the unique panoramic water view of Coral Bay Harbor looking straight out to the horizon from our decks. Relax watching hummingbirds and local sail boats come and go. You can also see the popular Lime Out taco boat and goats and donkeys wandering up the road. Famous Skinny Legs, other fun Coral Bay restaurants and a variety of grocery stores are minutes away. Beaches are a short drive and Cruz Bay is just 20 minutes from Island Breeze’s central location.

Beautiful home surrounded by luscious landscaping with amazing views of Coral Bay. You could sit for hours on the deck just admiring the view and watching the hummingbirds! Home is secluded but conveniently close to grocery stores, restaurants and beaches. Host provided great beach chairs and coolers which we greatly appreciated! Amazing hot tub! Thank you so much for sharing your beautiful home with us. We would love to come again!!

Wonderful Place

A beautiful home in a perfect location. Island Breeze offered all that we needed and more – the deck, hot tub, fully equipped kitchen, all the beach gear, magnificent views and fabulous breezes. We had a wonderful time and would gladly stay again.

Enjoyed stay

This is my second stay at this property. It is in a great location and I love the hot tub! The gate was not working during our stay but everything else was good.

Amazing property!

Island Breeze is amazing. We are in our 50s, and took our 10-year-old granddaughter, for her very first trip to the island. St John is one of our favorite places, specifically the Coral Bay side! To find a home as lovely as Island Breeze, with all the amenities of home, easily accessible, wonderful views, and privacy, was a blessing!

Our stay was perfect! We had all the amenities we needed, close to all the spots we wanted to visit, comfy beds, and a working hot tub!! The views were gorgeous. We are so thankful!

A Lower Carolina sweet spot

Perfectly located in the Coral Bay Area. A truly beautiful house with easy access to the North Shore road and the East End. It was very clean and comfortable, with beach towels, beach chairs, coolers, and swimming noodles. The views were exceptional. I'd stay there again in a heartbeat and will be recommending it to my friends and family. Returning from an all day adventure was this beautiful place with everything we needed made our trip complete. Thank you Island Breeze!

Great Place

The Island Breeze is a wonderful home. It is in the perfect location and has an amazing view of Coral Bay! At night you are surrounded by the stars and sounds of frogs singing and during the day there are humming birds everywhere and are busy attending to the pretty tropical flowers. The house has everything that you need. And the people in St John that are there if anything goes wrong are very helpful and kind. We had a terrific stay and can highly recommend booking this lovely home.

Island Paradise

We rented this property as a graduation getaway for our family of five before my oldest leaves for college. We could not have been more pleased. The home is on a hill overlooking Coral Bay (just as pictured) and has stunning views any time of day. We ate out on the deck almost every night and enjoyed the outdoor grill and hot tub on the lower deck. My 3 teens loved that there were three bedrooms and three showers which made clean up after the beach fast and easy. We were pleasantly surprised with new air conditioning units in the bedrooms when we arrived. Thank goodness because I think it would have been too hot in the house for a July trip otherwise. The location was perfect for all things Coral Bay and the North Shore beaches of the island although it was only a 30 minute drive back to Cruz Bay when we wanted to go there. Everything was as pictured and in working order. We fell in love with the charm of this island home and would definitely love to return one day.

Great Coral Bay house

I was looking for a 4-star property and that's exactly what we got. Everything worked properly, the house was clean, and exactly as advertised. My fourth stay in Coral Bay, we visited with three teens, so the setup of 1 queen BR and 2 BRs each with twin beds worked out fine. A/C in all of the BRs worked great. Nice breeze and fans in the main rooms of the house. We really enjoyed the large porch overlooking Coral Bay. Very convenient and centrally located. Access from the main road is easy. 2 minutes to Coral Bay shops, 10 minutes to Salt Pond, 10 minutes to Hansen, 10 minutes to Maho, 22 minutes to downtown Cruz Bay. We like to cook at home often, so appreciated the well-equipped kitchen. Dolphin Market in Coral Bay is super convenient and has more-than-adequate provisions, but if you plan to eat at home alot, I recommend Starfish Market in Cruz Bay for a little more variety or high-end food. Restaurants in Coral Bay are still a little limited and recovering from post-hurricane and post-COVID - Skinny Legs (closed Mondays) and Rhumb Lines (they take reservations) are always terrific, but Surf Club Cantina was maybe the biggest surprise for me. Great atmosphere, food, and prices. Well-equipped with beach chairs, coolers, water noodles, ice packs, towels, beach bags. Hut tub nice. Private, gated access, barely see other homes. Pretty quiet, no roosters nearby, just occassional noise from the road. Internet and Smart TV work just like home. Overall very happy, great value!

Absolutely a 5 star island getaway . The view from the deck of coral bay is picturesque.the location of island breeze makes for tranquil evenings away from all the hustle and bustle of Cruz bay.we definitely will come back to island breeze .

Amazing vacation at Island Breeze

Island Breeze is everything we hoped for in a place to stay on St. John! The views of Coral Bay from the deck are breathtaking. Home and kitchen are well appointed. Plenty of towels and beach chairs were provided. Location is quiet yet convenient for access to the East End of the island, Salt Pond Bay, Coral Bay and even the North Shore beaches. Only a 5 min drive from Columbo's for breakfast. Each bedroom has its own en-suite bath. Gorgeous views of Coral Bay from the hot tub. Management company was easy to correspond with. Would highly recommend!

A week at Island Breeze

The property was beautiful. Our only issue was that the house did not have AC & we were unaware of that until we arrived. This should be clearly noted so potential renters know. We looked back at the Add & see that it is not mentioned at all.

St John fans of snorkeling, good eating & beach life.

My husband and I have enjoyed this location without worry of being able to climb a really steep driveway. Island Breeze offers comfortable living with the benefits of a great grill, a wonderful hot tub, good management, friendly owners. The list goes on and on. We are calling them today to rent for the third time as their Villa is located so we can reach Maho & the other beaches on that side of the island as well as Salt Pond and others closer to the Coral Bay side. This 2015 winter weather in CT has us longing for a trip back to Coral Bay & Island Breeze. We are sure you will be pleased with Barbara & Dennis’s home & enjoy it as much as we have. L & D

Lovely island villa with a great view of Coral Bay

Island Breeze is the perfect place to stay if you like the quiet side of the island. It's very close to Coral Bay and all it's great bars and restaurants, but still quiet and peaceful. It's also conveniently situated to reach all the beaches without a long drive. Comfy beds, fully equipped kitchen, wifi, large covered deck, super-clean spa are just some of the many pluses. We also appreciated the beach chairs and umbrella that were furnished. We definitely plan on returning to this lovely home!

Island Breeze is my first choice for a return trip! Immaculate, well equipped in every way - the kitchen, children's games, beach toys, and linens. Sitting on the deck off the living room with gentle breezes and wonderful views made it a true paradise after exploring the many beaches. At night sitting in the spa was the ultimate way to top off every spectacular day! Can't wait to return.

My name is Dennis Griffin. My wife Barbara and I have been married for 44 years and have one son, Evan. We live in New England and love going to Island Breeze in both the winter and summer. Barb has done a fantastic job of decorating our home on St John and both of us planted most of the trees and plants on the property.

We first traveled to St. John after spending rainy vacations 2 years in a row on Cape Cod. We actually rented the house next to ours and contacted a realtor during our first stay. When we were notified that our home was available we immediately acted on it. We love St. John and Coral Bay is still what most of the Caribbean used to be like. We also love that the National Park has preserved so much of the island and that it will remain the way it is.

Our home is one of 6 on a small private way with 3 families who are full time residents that we have known for many years. It is a private and friendly neighborhood. We have a gorgeous view and the beaches are a short drive away.
