Great Location/Easy Beach Access/Walking Distance to Downtown Pier Area

These beautiful three story condos are designed as vacation rentals to comfortably accommodate 10-12 guests. Can accommodate large groups up to 22 people if our 392 Franklin and 394 Franklin condos are both rented. Please see listing #7000286 for details regarding our 392 Franklin condo as well as guest reviews for both of our Franklin condos.

Ground Floor: 1 enclosed car garage, large open bedroom with a full bathroom, washer/dryer
Second Floor: Living room, fireplace, dining room, kitchen and 1/2 bathroom.
Third floor: Two bedrooms with one full bathroom.

Our 394 Franklin condo has beautiful ocean views from the 3rd level bedrooms. Convenient beach access right down the street and a beautiful and comfortable walk to downtown Pismo and pier. The pictures shown are to give a general idea of the interiors of our condos. Due to upgrades or other changes, the current furnishings/layout may not be exactly as shown.

Great location

House is not right in the center of Pismo but perfectly placed so that you have a beautiful beach that is not too crowded but close enough to walk to the pier & all the activities.

Wonderful house and location

This house was perfect for our family get together. We were with 10 people and there was plenty of space for everyone. The beach is just a block away and really great for a morning and evening stroll.

Great place!

The location was great, just a walk down the street to the stairs that lead to the beach. It’s about a 10 minute walk to the main downtown part of Pismo but definitely worth it. Will definitely use it again in the future.

Beach get away

My family loved the Franklin Condo, so spacious for my whole family of six and my sister’s family of three. We couldn’t believe how close the beach was. We will definitely come here again and rent this condo again.

Clean and spacious stay in close proximity to the beach

I stayed in this property with 10 other friends and we had a great time. The check-in process was very easy, and the condo was clean upon arrival. The host also maintained great communication throughout the whole process. I'd recommend this property if you're interested in staying near San Louis Obispo as well. We would definitely stay here again!

Loved it!

My group of 8 and I were in town for a wedding, the place was so close to the wedding venue and in an optimal location close to stores and dining spots! We made the best memories and would come again. Close to the ocean that was amazing too. Owners are great communicators and made it a super smooth experience

Light-filled condo with excellent location

The design of the condo allowed for privacy for both our households with its three floors and a middle common area that was conducive to gathering together. The location was within walking distance to the beach or to the shops. It provided a relaxing space to visit with family.

Easy walk to beach

Condo is a very short walk to beach. It has everything we needed. Traffic noise is pretty loud, so we kept the windows closed. Overall we had a great time!

Thanks for allowing us to stay at your beautiful beach home. The beach was only 300 feet walk down a long set of stairs. Had all amenities I needed. Not to mention a fully stocked kitchen, which was a plus.

Fun Family place

Great house for large group as long as folks don’t mind getting cozy and you don’t mind a bit of mess with the pull out couches. We did not so this worked great for our family! Thanks for a fun time!

Family goes to Pismo

We had 12 in our group and fit fine. Freeway noise is quite noticeable. There are stains on the sofas and carpet otherwise the property was enjoyable. Close walk to beach, eateries and shops. I would go again.

Baseball & Birthday

Spent a family weekend for a baseball tournament and grandmas birthday as a family and the location was perfect. Everything you need. The living room was tight for our group to sit in, but who wants to sit inside when you’re at the beach. Kelly was very helpful and responsive when I couldn’t figure out the door (by user error)

Traffic noise

Highway traffic noise made sleeping pretty much impossible. Fold out couches were used up. Refrig door shelves fell out when door was opened. We left two nights early and found another accommodation

To be honest, we are very disappointed to receive this 1 star review. A majority of our reviews are 5 star reviews from guests who are very happy with the location of our condos and the close vicinity to the beach. Unfortunately, since we are conveniently located just west of the freeway, we do get the occasional guest that is sensitive to the freeway noise. We do appreciate your honesty and hopefully this review is helpful to any potential guests that are sensitive to freeway noise as this may be an issue. We do wish that you would have informed us before you left so we could have tried our best to at least move you to a less noisy condo. We regret that we were not given this opportunity.
