Peaceful cottage on the beach,heated pool, tropical gardens and sunsets

Cottage Lee is a quiet private beachfront Palapa styled cottage with 22' ceilings just steps from the water and beach. Once inside the gated and walled enchanted Villa Makax, you’ll be in a world of your own choosing.

Located on the west side of Isla Mujeres overlooking the turquoise waters of Cancun bay . Enjoy beautiful sunsets and the twinkling lights of Cancun from our beach.There are restaurants within walking distance. Guests can arrive, depart or be picked by boat at our private on the lagoon.



Villa Makax's four cottages are very cozy and tastefully decorated. Each cottage has a king sized bed, seating area, smart TV, fully equipped kitchenette, refrigerator, full bathroom with shower, air conditioning and ceiling fans. Relax on Cottage Lee's private sea-side patio to the sound of the gentle waves and spectacular views.

Steve and Lindell welcomed us after we settled in. Very relaxing setting and mostly calm waters on this side of the island. The golf cart rental we arranged through their contract was superb! Came and refilled with gas whenever we needed it. It was so much fun exploring the island! We will definitely come again!

Peaceful oasis

Palapa Lee is a sweet casita steps from the beach. Fridge, 2 burner stove and dishes were perfect for 2. The pool is steps from the casita, warm, very clean and not chlorinated! There are thatched umbrellas, lounge chairs and tables right on the beach. Juan is very friendly and Teresita the cute terrier on the property loves pets. It’s very quiet and I was able to do a presentation over Zoom without any issues as they have Starlink. A very comfortable bed, pillows and A/C made the time indoors a lovely reprieve from the humidity. Our golf cart rental whipped us to grocery store only 10 minutes away and it’s like a Target/grocery store so shopping was easy. Highly recommend Villa Makax!

Love our stay!

My husband and I stayed on the property for 5 days and thoroughly enjoyed it! Steve and his family were very friendly and the place was nice and quiet! We will definitely visit again!

Awesome place! Hosts were wonderful. The place had an awesome pool, steps to a private beach.

Relaxing, quiet, helpful hosts. We rented a cart for the week, definitely the way to go. The pool was wonderful, private beach steps from our cabana. Great breakfast place 2 minutes from the front door. We were into quiet, relaxation and local food and drinks, the area did not disappoint.

Tranquil and beautiful

We had a wonderful stay and enjoyed how private the property was but still close to activities when we wanted. Steve and Lindell are wonderful people and we lived how they enjoy sharing their lifestyle with visitors. Thanks for sharing your beautiful home with us so that we could make memories. Villa Makax will be at the top of our list in the future when visiting Isla Mujeres!

Slice of Heaven

Steven has found a remarkable spot on Isla Mujeres. These bungalows sit on what’s basically a private beach because very few people come all the way out to Sac Baja. So you get access to one of the best beaches on the island without all of the crowds you see on Playa Norte. This retreat has friendly neighbors, excellent property management, easy access to the island, and well-maintained amenities.

A Peaceful Spot on Isla Mujeres

This was the perfect place for us. Away from the hustle and bustle of crowded North Beach, you have your own little piece of the island, right on the beach. The owners were welcoming and the caretaker family were extremely helpful and friendly. We stayed in the Lee Bungalow with our own little porch facing the beach which was just steps away. We could practically fall into the pool from our front door. We rented a golf cart during our stay which we found very handy, though taxis and ubers seem plentiful and cheap if you prefer. We plan to return next year.

40th anniversary trip

The palapa are such a charming place to stay. We were in Lee which is just steps from the pool and you can open the patio doors and see the ocean. The beach is lovely here as well and the lounge areas next to the water with the palapas are a wonderful place to watch the sunset or enjoy coffee in the morning. Steve and Lindell were wonderful hosts and accompanied us in the pool for chats and laughs! Juan, the groundskeeper helped us with golf cart rental, cabs, or anything else we needed during our stay! Can’t recommend this place enough!

Amazing location & fantastic property

We stayed in Palapa Lee in April 2024. We traveled with friends who stayed in Palapa Sam, which is connected to Lee. This was perfect for our group. The property is intimate, private & quiet. Having the beach & pool was such a plus. We rented golf carts to get around & explore the island. We loved being out of the hustle & bustle, but only about a 10 minute cart ride to everything. We are looking forward to returning.

Best Mexico vacay EVER!

This is a beautiful private quiet property that provided a wonderful vacation! It was the perfect blend of relaxing and peaceful beachside time with planned activities on the island. Steve and Lindell add a special touch just by being there! They’re welcoming, interesting and fun to spend some pool time with! The property is amazing; the location perfect for relaxing. Highly recommend getting a golf cart for the week. It gives you the best opportunity for exploring the island or just running out for a taco! Will definitely be back! Thank you!!!!

Nice but needs work

Was quiet except for the construction next door. Very peaceful other wise. Rooms were quite nice other than bugs coming out of the wall by the kitchen every time you tried to prep a meal. Beds were a little hard but better that than soft. Enjoyed the place

We loved it!

First of all, after our flights were rescheduled we ended up on the island a day early, Stephen was able to accommodate us for the extra day with no issue at all and we highly appreciated it. Thank you again! Now, what a lovely property this was to stay in. We wanted something quiet and away from the bustle of the Centro/downtown area, and this was perfect. There are restaurants within walking distance, but all the necessities like a grocery store and pharmacy are 10 minutes away if needed. To get to the Centro area, it wasn't more than 15 minutes via our golf cart. As for the unit itself, (we were in Palapa Lee) it was lovely as already stated. Our patio view was on the ocean side and the view was beautiful. The front door opens right to the pool if you're inclined for a quick swim. Amenities are as described, a cute little kitchen, table to sit at and a bathroom with shower. The bed was quite firm, too firm for our tastes, but someone out there will love it, and a TV with Roku and associated apps. Wifi was a little spotty as the line was being worked on but between that and our Verizon mobile networks we were able to access whatever we needed on the internet, though slower than we are used to in the States. ;) Fresh towels every couple days and a turnover of all the bedding and a fresh clean of the floors and unit in the middle of our stay, kept the unit beautiful. Thank you to Juan and Rosaria who maintained the units inside and out and were easy to talk with and help with anything needed. The biggest draw was how quiet the place was at night, away from the bustle of Centro and no major party location close by. We were the only tenants for the majority of our stay. The walls are thin on the units that share a wall, probably due to how palapas are constructed but as long as tenants are respectful it was no issue at all. There are plenty of places to lounge at the pool and on the beach. As for the beach, the water is very warm, but there is a lot of grass in that area so not an ideal snorkel spot and if you want to swim you'll have to go out a bit as the water is very shallow, but it works out. We spent about half our time out exploring the island, and the other half lounging at the place during the heat of the day and enjoying the pool and the AC. It was an excellent vacation and if we ever decide to come back to Isla Mujeres we will definitely rebook here. Thank you for a lovely stay!

Quite, Relaxing, Paradise

My husband and I stayed for a week. While there we never left. we woke up in the morning and sat under the palapa at the beach and would float the beach and repeat all day. then would end the evening by dipping in the pool. We would order delivery food and call it a evening and repeat the same the next day. What Steve and Lindell have built it is so easy to do. Juan takes care of the grounds and does wonderful job at that. I could go on about this place, but you really need to just go see it for yourself. It's amazing. It's small, which is exactly what we like. We will back. Thanks again for sharing your piece of Paradise.

Steve and Lindell, the owners of Villa Makax are from Wilmington NC. They arrived here in 1972, and fell in love with Isla Mujeres. In 1975 they purchased an unfinished house on Sac Bajo and over the last 51 years , their love for Mexico and particularly Isla, is shown through the manner in which they carved out this piece of paradise.

Every stone, every block, every tile was placed with care and love for the land. As pioneers of the North American community on the island, they have experienced and participated in the tremendous growth and prosperity of the community. The depth of their combined love for Mexico and Isla Mujeres is reflected in all corners and crevices of the cottages.

Steve and Lindell are best known on Isla for their dedicated work with the challenged children of the island. Commonly known as The Little Yellow School House, Amor a la Niñez (Love of the childhood) was established in 1998 by local women in a small 6 by 8 foot classroom that now is significantly larger and services more than 65 children.The school is supported by donations only, there is no cost to the families.
