I have just checked rates on a property manager's webpage for two Heron Marsh units for five nights in October: one was very close to $300.00 more and the other was a little more than $600.00 more than this decorator, grand view of lake and fountain unit across the street from beach access.

For returning and new guests the unit has had for several years both bathrooms remodeled and since then new LVT flooring, and new furniture in the living rooms... Look for yourself at the new pics..
Choice of many seasoned guests is the serenity and low density which Heron Marsh provides-- no unit either above or below you and covered parking is a given. This unit not only has a lake view but has a view which no other unit can excel .. the spacious desk overlooking the lake and fountain is the perfect place for morning coffee and adult drinks in the afternoon with lunch in between,

When comparing rates pay little attention to the figure shown for rent since many reduce that amount but add significant fees.. thus unless you proceed to book and see the total figure you may have well made a poor decision. Rates for this unit are less than market and many comparables have been checked and in fact no unit was found which is comparable total cost was less than this one. Even it seems that VRBO which claims that the amount shown includes fees but when I went to the units the total was more--not sure what is going on here..

One bedroom with king and bath down and one with two queen beds and bath on upper floor. Both bathrooms have been remodeled and new luxury vinyl flooring installed during May 2024. New furniture etc. for some rooms was purchased in 2025

Walk out the front door from our third row location, cross the street and walk down the "beach access" between the units across the street and then cross the street at the beach access and you and the sand are in sync. Conversely if you have more gear that you want to take, just drive the car to the Beach Club and let the passengers and ocean gear disembark and your family will see the mighty Atlantic Ocean with boardwalks leading to the sand..(no going to Pawleys trying to find a place to park or pay to get into Huntington Beach Park)..And parking is only yards away from where your family disembarked.


Cancellation policy is a full refund if cancelled 30 days before arrival OMITTING the day of arrival: Thus if your scheduled day of arrival is on the thirty-first (31) then you must give written notice of cancellation no later than midnight on the 1st. Moreover should you cancel within 30 days before check in (arrival date) you will not be due a refund; however, as soon as a cancellation is requested, we will place the property back on the rental site as available and if it rents you'll receive the benefit of the net rental received by the owner.

The fee charged by VRBO may or may not be refunded and that amount is shown when you book. Please check on this arrangement at the time of booking

When you book with us, you will only be paying in addition to the rental amount a charge of $150.00 for housekeeping and state and county tax which presently total 10 percent for stays less than 30 nights and the new fee charged by the entity who must control the gate, which is $15 per day and something less for rentals of 30 days or more. . There are NO other fees or charges but for the VRBO fee.
We work at sanitizing the kitchen and bathrooms. But please bring your own sanitize wipes .for often touched objects. etc.

There is no registration with the keyless entry system. Wipe off the pad before use in the event someone has touched it since cleaning.
We do not supply soap, detergent, bags etc.

The biggest attraction is the wide, sandy, white beach and the Atlantic Ocean. to which you can walk in no more than five to six minutes ,but hopefully trumped by special memories created.
Golf courses abound and I will be glad to give you information about the available courses and proximity to the unit. Come and relax in the well-appointed and comfortable living area and enjoy the large flat screen TV. Free wi-fi in the unit; enjoy watching the coastal birds and jumping fish from the deck. Covered parking under unit. Five or six minute walk to the beach.
Just a short stroll down the beach is the Litchfield Inn which is the only Litchfield restaurant that can claim an ocean view.

Free tennis courts, beach access, and pool are close to the unit. For the party animal Myrtle Beach with all its attractions is located about 25 miles to the north. Fishing is available on the lakes within the resort(and there is a crab dock); and deep sea or creek fishing boats as well as guides for hire are in close proximity.

Jet Skis, RVs, MOTOR CYCLES, campers, trailers, and trailered boats are NOT allowed within the gate to Litchfield by the Sea. There is however a large unattended parking lot presently on the premises on the north side of Litchfield by the Sea.

Our guests enjoy the amenities of the resort--Oceanfront beach club and miles of walking, jogging, bicycling trails. There is a health club on the premises but it is not an amenity. It does have an indoor pool, and sauna which works on and off and a couple of work out equipment items but a a larger health club (the Y) on Highway 17 less than a mile away which is the better choice and which has a web page now known as the YMCA- Tidelands.

Only have inspection and trial, you are welcome to use whatever is in the owner's closet on the ground floor--it may include two bicycles which were bought from one of the services at the end of a season.
