Suitable for nature lovers, on a virgin beach, 15 min from Ixtapa Zihuatanejo Int´l airport. Rustic villa hidden by palms in the conjunction of sweet waters from a mangroves lagoon with the warm and beautiful Pacific coast. A great variety of wildlife, considered a life paradise. Half of a mile beachfront, breathtaking views of the ocean. From the pool, steps to sand and ocean. In one acre you have a great swimming pool with sun bathing area and open palapa pavilion, 8 bedrooms with bathroom each one, kitchen, nannie´s bedroom, terrace, sun set palapa lounge. Choose to sit at a variety of tables, lounge areas or hammocks. Bungalows are clean and spacious. Maximum occupancy 28. The grounds are large with beautiful flowers, gardens and palm trees. Housekeeping daily, service at your table, doorman and cook included. Gourmet Mexican meals for breakfast lunch and dinner (not included in the price shown). Big parking area. Wi fi included. Laundry, supermarket and fruits and vegetables optional at your door. The environment invites you to dolphin, mantas, turtles and whale watching, fishing, snorkeling and scuba diving, kayak and canoeing are available nearby, horse back riding and delicious massages, or good restaurantes you can also get. A paradise to rest and have a wonderful time !

HIGHLY RECOMMENDED!!!!

We decided to reserve Casa Don Pepe for our wedding. It was an AMAZING experience, the place was beautiful, clean and the staff was incredibly helpful; they took care of all our needs!!! The beach is gorgeous; it is a PARADISE!!! Visit Casa Don Pepe <3 Thanks to Macarena, Carmen and the whole staff for being so patient and helpful throughout the event.

Family Get together

The location is very calm. Grounds are beautiful. Rooms are spacious. Workers were excellent. Only downsides was the mattresses were very hard and there is no air conditioning in the rooms. Even in October it was unbearable to sleep. This place would be perfect with better mattresses and air conditioning.

A big slice of paradise

The property is quite large and beautifully planted with bougainvillea and hibiscus. Palms cover the sand that leads to the beach (not more than 30 meters from the pool). The owner and property manager were prompt and helpful, and the onsite staff was very friendly. The cook can prepare wonderful home-cooked meals three times a day. This is the perfect place for a quiet getaway for two or a big bash for 20. We never left the property as we had everything we needed.

Perfect setup

We celebrated our 20 yr. wedding anniversary at this property, and performed a renewal ceremony with family on the beach outside the gates. This place was perfect for us. The location is outside of the tourist hubs of Zihua/Ixtapa, right on the beach, with almost everything you need within walking distance. The property is spacious, pristine, clean. We couldn't have been happier with the owner and staff. We elected to have the staff prepare nearly every meal for our 12 guests, including some custom requests. The food was incredible and made the experience completely stress-free. Everything exceeded our expectations. Thank you to Macarena and all of the staff who made our stay so memorable. We hope they understood our gratitude despite our broken spanish.

A piece of paradise

If anything, the pictures do not do not do the casa don pepe justice. The location was great - right outside the walls was the village of Barra de Pototsi. Our family enjoyed the small shops, restaurants and friendliness there. Our kids played soccer with the local children and even attended a birthday party of a local girl. Talk about cultural education! But back to the villa - it was idea for our family of 23. The caretaker family met our every need. We loved the pool and the ocean front. We lounged in the hammocks, played games, and ate lots of great food including fresh fruit everyday. The rooms were very clean and quite spacious. The only issue that we had, even though we thought we came prepared was the small black bugs that were quite viscous. Most of us came home with multiple itchy bites. That was a small price to pay in comparison to the abundant amenities and wonderful location of the Casa Don Pepe. Would love to visit again.

Will return without hesitation!! Amazing place and staff

Rooms - spacious, clean, tidied daily Grounds - incredible, unique, 3 cool dogs, fruit trees, ocean views, hammocks, multiple palappas for gathering together or for seclusion, Wi-Fi under main palapa, beautiful pool maintained meticulously, beach towels and lounge chairs, beach access right out of the gate Staff- our favorite part! They became family and the kind of family you want to claim! The highlight was the meals. Mid-week,We stopped requesting food and just let the experts do what they do best. we gladly anticipated whatever amazing platters came to our table. Weather was incredible. We requested taxis into zijuatenejo and ixtapa proper and enjoyed exploring a bit, but soon found ourselves craving our “home” for the week. Highlights included every meal together (19 of us!), simple card games, hammock naps, and memorable tortilla lessons with Jasmine. Highlights for our teenagers included daily walks to the market for Mexican “junk food”, renting surfboards, and hours in the waves Regrets: Did not rent surfboards earlier in the week. Bringing beach towels from home (no need!) Disregarding post-dinner evenings as prime ocean time. Sunsets and swimming were ideal, without need for fastidious sunscreen application. No bug spray on morning beach jaunts. Chocolate snacks that melted Don’t forget: aloe Vera, lots of sunscreen, Sun hats, swim shirts/rash guards, beach games, beach speaker, bug spray, google translate app if your Spanish is anything like ours, clothespins for bags of chips if you want to eat them after day one, ziploc bags for wet swimsuits on last day

Family Vacay!

Perfect location for our family vacation of 13! The staff was available 24/7 and went above and beyond to assist us with any of our needs. Beautiful paradise with room to spread out. Everything we needed within walking distance, massages, surf lessons, local eats, and markets. Hammock by the beach for ultimate relaxation with the waves crashing close by. Book it!!!

Our getaway vacation

We had a fabulous time. The staff took amazing care of us and the food they cooked way wonderful.. Would love to speak Spanish, so before I go next time I will try to learn.. The only night I found was too hot was the night the power went out and ceiling fans didn.t work. Loved being right on the beach and spending the afternoons in the pool. Would absolutely go back again. And thank you Macarena for answering all my questions.

The beds in all the room or rock hard. And there is absolutely no air-conditioning keep that in mind when traveling to a very warm climate. Other than that the property is gorgeous and the staff is great.

Delightful (if hot and humid) experience with wonderful hosts

Our group of 13 people had a wonderful time. Quick summary of the pros: - Gorgeous beachside location - Multiple stores (for drinks, snacks, etc) literally next door but also completely out of view and easy to ignore. Same for the bus stop which takes you straight to the airport or town centers. - The staff is extremely nice and accommodating. - The food prepared by the staff is delicious. We tried a restaurant nearby that came highly recommended to us and in the end found it to be no better quality yet less convenient and more expensive. Didn't bother eating out again. - The beach is quiet, clean and gorgeous. Cons (there's just one): - No air conditioning in any of the rooms or common spaces. If you have a problem with extended periods of high heat and humidity, this is really not the place for you. I would gladly go back anytime. I would also gladly pay $1k more per week for air conditioning in all the bedrooms. ;-)

Beautiful Property, wonderful staff

We rented Casa de Don Pepe for Christmas to house 18 people including 2 great-grandmas and 2 babies. The grounds are beautiful, well kept, and clean. The pool was super clean with a large shallow area where the babies could play. The beach was also very clean, not crowded, but lively. The staff of 6 were amazing, so willing to accommodate special needs, help with the babies, keeping us stocked in ice and last but not least making the best meals imaginable. We had ceviche, chicken mole, fish vera cruz, eggs mexicana and the list goes on and on. The staff only speaks Spanish so I was glad I had some spanish language skills, however, Monica was readily available in the event we needed some clarification. The rooms are large, clean, with multiple beds in each room. There is no air-conditioning but there are ceiling mounted fans in all the rooms and box fans available. At no fault of the property the mosquitoes were intense, especially at dusk, be sure to bring bug spray. All in all a wonderful property outside the super touresty beaches in Ixtapa.

I´m from Mexico City, born in 1960, grew up in Mexico city until graduated as a Graphic Designer in the Universidad Anahuac Mexico City. Then I went to study Photography in Rome Italy where I lived for 11 years, got married to an Italian Photographer and came back to Mexico where we had a daughter (Mónica) and a son(Fulvio).
CASA DE DON PEPE was built by my father, Pepe.
My brothers and sisters (we are 6, 3 boys and 3 girls) now own the Villa.
It´s our private paradise. The place where we grew, where we spent all our holidays with cousins, grandparents, and friends, where we learned to be a family and where we learned to respect and to love nature.
We still spend all the free days we get with our mother, uncles and aunts, brothers and sisters and of course all the grandchildren!
It´s our heavenly nest of love.

Por que o anfitrião escolheu essa propriedade

In 1968 our parents wanted to take us for a vacation, and someone lent house near the beach of Playa Blanca, so there we went. When we got there, we found that it was near the beach (a half an hour walk under the sun) a place where there was not a shadow or the opportunity to play in the water because the waves were very big. The keeper of that place offered to bring us (the whole family) to a kids friendly beach, and so they gave us a ride in a tractor to the Barra (place where the lagoon meets with the ocean). It was paradise! We could play in the sea and the place was just amazing. So my father being an architect decided to by an acre of land and build a house.
With the considered remodulation is now CASA DE DON PEPE.
We love to because it´s still in the heart of nature, calm and save; the perfect place to meditate, relax or live together with your beloved ones.

Away from the crowd, the tourist, the city, it´s the place where you can enjoy life. A unique place where you can combine the appreciation of nature, the communication with everyone around you, privacy and some sports of your choice.
The staff concerning about your well being and making everything to provide you with what you need.

And the best free seafood toy can get cooked by a Natalia the great chef, for mexican food, international and expert in pastas in the very italian way!
