Thatched Cottage with Outdoor Swimming Pool & Garden, Dog Friendly!

Bring the whole family to this beautiful Grade II Listed thatched cottage with plenty of space for fun to create memories! Located in the picturesque village of Bosham, this is the ideal space for a big family get together. Our unique, attractive property, with a cosy yet spacious feel, has it's own enclosed garden with heated outdoor pool. Dogs are welcome! With excellent access to Goodwood events, nearby historic towns & cities & the coast, it makes a great base for exploring the local area.

Welcome to The Old Thatch, a Grade II Listed thatched cottage with many exposed beams, built in 1653. Our beautiful cottage is made up of two areas - the cottage itself and the pool room area.

*Cottage*
The downstairs area consists of a large kitchen which is well-equipped for self-catering families. Including an oven, hob, fridge, freezer, and breakfast bar with two stools. Off the kitchen is a bathroom with a shower and toilet. Leading out of the kitchen is a dining room with dining table and six chairs (there is an additional bigger dining area in the pool room area for all guests to dine together). From here you enter the living room which has a lovely cottage feel, with TV and also a double sofa bed. The lounge is light with double aspect windows overlooking the garden.

Upstairs there are two generous bedrooms - one with a double bed and the other with a king-size bed. In addition, there is a small double bedroom which could also be used as a single depending on your group's requirements. All bedrooms are light and have views overlooking the garden and pool area. There is a bathroom on this floor for the bedrooms to use, with a toilet, bath, and shower attachment.

*Pool Room Area*
From the kitchen, there is a hallway containing a utility area with a washing machine, tumble dryer, iron and ironing board. Stairs lead up from the hallway to a large bedroom with a king-size bed and ensuite bathroom with toilet, and electric shower attachment over the bath.

Further along the hallway is the pool room area; large and very spacious with plenty of light from the patio doors which open out to the garden. Here there are two double sofa beds in the lounge area, with a TV and DVD player. There is also a dining area with tables and chairs that will seat up to 14 people. A large shower and toilet is located off this lounge. This is a great space for children/teenagers or, similarly, a family unit could occupy this section of the house whilst other family members are in the cottage.

The large, secure garden is a great feature of this beautiful, unique property. There is a table and chairs, with an umbrella, for you to use on the patio area to enjoy those summer evenings and get together with family and friends. The garden is maintained every other week by a gardener and a pool maintenance company visit every Thursday during the summer.

Please note there is an outdoor heated swimming pool. Over the summer months it has the cover off. Towards the end of September, a hard plastic cover is put over the pool and the pool is not available to guests. It will be available and heated again from the start of the following May.

Dogs are very welcome to stay free of charge! We provide dog treats, a water and food bowl and towels for you to dry them after a nice walk! We ask you to not leave your dogs unaccompanied in the property at any time and they must not be allowed on any of the furniture or beds, only on tiled or wooden floors.

A welcome hamper is left out for our guests upon arrival which consists of -
Milk, tea, coffee, sugar, cloths, hand wash, cooking spray, dishwasher tablets, rinse aid, washing up liquid, matches, kitchen roll, tissues, bin bags, pen, salt, pepper, fire lighters and tinfoil as well as a some goodies including wine, cookies, chocolates and sweets!

We also include shampoo and conditioner in the bathroom and hand wash at each sink.

We can provide a travel cot (please provide your own linen) and high chair along with baby packs 0-2 years and toddler packs 2-4 years. Items are subject to availability for short stays only and must be requested in advance. All items are to be left in the property at the end of your stay. They will be cleaned and sterilised between each use.

Local Area

The house is ideally situated in the picturesque costal village of Bosham which is a great base to explore the local area. There is an abundance of things to do locally - The countryside of the beautiful South Downs National Park and Chichester Harbour and south coast are within a short drive. As are the towns and cities of Chichester, Arundel, Bognor Regis and Portsmouth.
The village of Bosham has two Co-op shops - one being opposite the cottage and the other is a 5 minute walk away.
Located only a 5 min drive or 25 min walk from the cottage is the well photographed, stunning waterfront and Quay at Bosham which is well worth a visit. There is a car park in this area with paid parking. Bosham Walk is home to lots of unique, hand crafted gifts in various shops. There are also two cafes here and one sells excellent ice creams! A short walk from here is a lovely pub called the Anchor Bleu which is located on the harbour walls, overlooking the water. Outdoor seating at the back of the pub captures the views and the food is yummy! There is a lovely church in Bosham and a large green, ideal for games and picnics, overlooking the harbour which has the Bosham mill stream running through and out to sea. This is also a great spot for children (and adults!) to go crabbing! If you are keen on water sports, this is a lovely area to launch a kayak, canoe or to go paddle boarding. On a still day or evening when the water is flat calm, there is no better place to be!

The Crate Café in Bosham is a short walk away and offers delicious food and great coffee in a quirky setting. Open 7 days a week daytime and evenings on weekends.

There are two other pubs located in Bosham - The White Swan (1 min walk away) or the Berkeley Arms (13 min walk or 2 min drive away). Memories of India is a great Indian restaurant or takeaway and is only a 2 minute walk from the cottage. So India offers Indian takeaway food and is located on the roundabout, this is also very good. There is a fish & chip shop (Butlers) near the co-op, just a few minutes walk away.
There are lots more pubs, restaurants and cafes in the nearby harbour village of Emsworth (also a great bakery called Heidi's) or in the larger, historic city of Chichester - home to the beautiful cathedral. If you need any help or advise - feel free to ask!

The Goodwood Estate is just 10 minutes drive, which offers a myriad of events throughout the season including motor-racing (Goodwood Festival of Speed, Goodwood Revival & Members Meetings) and horse-racing. There are buses and many taxi companies operating in the area, please do not hesitate to contact us if you need any help in organising this.


Getting there

It is possible to arrive via train to Bosham, with the station being only a two-minute walk away! The 700 bus also operates between Portsmouth and Chichester, stopping at Bosham.

Train Services:
The nearest railway station (Bosham) is just a short walk from The Old Thatch.
The ticket office is open Monday to Friday 06:10 - 10:25.
Platform 1 (North side) has hourly trains to Fishbourne, Chichester, and Littlehampton during the day, with connections to Arundel, Bognor Regis, Worthing, Brighton, Gatwick Airport and London Victoria.
Platform 2 (South side) has hourly trains to Portsmouth during the day, with connections to the Isle of Wight and Southampton.

Bus Services
The nearest bus stops are just a three-minute walk from The Old Thatch, beyond the White Swan pub.
Stagecoach Coastliner Bus 700 goes both west to Chichester and Bognor Regis (with connections to Worthing and Brighton), and east to Havant and Portsmouth.

The old thatch was lovely , great location and the pool was the one key attribute that kept us all cool , heated to 28 and in the sun it maintained the temperature we were so lucky with the weather 30 degrees and above all week ! Laura who managed property came out with no issues as we couldn’t get Wi-Fi to work , local pub was amazing food The white Swan , 2 minute walk away , location was great not a noisy area even though it was in a built up area , parking for 3 cars on driveway with gates , only comment would like the side gate to be lockable as anyone could walk into the garden and you wouldn’t see them but everything else was great

Had a great time with the family lovely accommodation would definitely go again. Only thing paid for pool to be heated could have been warmer and that would have made it perfect.
