Situated in the village of Howells Mere, this professionally designed 3 x bedroom first floor apartment offers stunning views of Swillbrook Lake and Nature Reserve beyond. Sitting on the banks of a Site of Special Scientific Interest (SSSI), this results in the most glorious of uninterrupted views and spectacle of resident birds and wildlife – from families of swans, moorhens, coots, and otters, the lake also has a visiting family of osprey in a quiet corner. The large private balcony is covered and is a space to be utilised during any point of the day. This private and secure balustraded area is large enough to house both a separate outdoor dining space for 6 – 8 people, plus a comfy sofa and chairs to enjoy your morning breakfast or fresh coffee. However, it is late afternoon when the balcony really comes alive - providing the perfect spot from which to sit back and relax with family and friends, when finally, the sun drops below the horizon having given you the most stunning of sunset.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.
DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.
SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.
NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.
PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.
TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.
BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.
LAKE SAFETY: All outside terrace areas are child proof and have over waist height glass balustrades all the way around, providing a safe environment for children.
