Bournecoast are delighted to offer this semi-detached family house situated in the charming Mudeford area, known for its historical significance and proximity to the harbour and beach. This property, which was renovated in 2023, offers three bedrooms, a modern kitchen, a snug/games room and a charming garden. The house is conveniently located just a brief stroll away from both Mudeford Quay and Avon Beach, providing easy access for enjoyable beach days.

THE ACCOMMODATION:
The first floor of the property boasts three bedrooms, a spacious Master Bedroom with a Super King Size bed, a second Double Bedroom with a King Size bed and a Twin Bedroom.

The tastefully furnished lounge/diner has patio doors with steps that lead down to the garden. The lounge area is equipped with a FLATSCREEN SMART TV and there is FREE WIFI for holiday lets (subject to availability from the internet service provider). Off the lounge/diner is a snug/games room with a PROJECTOR SCREEN, an ideal place for the kids to relax.

The separate, modern kitchen includes an INDUCTION HOB - ELECTRIC OVEN - WASHING MACHINE - DISHWASHER - FRIDGE/FREEZER - AIR FRYER.

The house has a modern bathroom with a bath and a shower facility, whilst the toilet is located in a separate room next to the bathroom.

The garden features both a lawn and a patio with seating for guests to enjoy. There is one allocated off road parking space on the drive.

THE LOCAL AREA:
Mudeford boasts a rich history of smuggling spanning centuries and features a picturesque Quay. Its remarkable location, nestled between Christchurch Harbour and the open sea, makes it a highly sought-after destination for holidaymakers. A delightful stroll from the property will lead you to Avon Beach. Along Avon Beach, you will discover the Beach Hut Cafe, The Noisy Lobster cafe, a shop, an ice cream parlour and The Fish and Chip Hut. Mudeford Quay, nearby, offers the popular family activity of crabbing from the quayside. The Quay Head, a pedestrian zone, buzzes with activity, surrounded by a cluster of historic buildings believed to date back to 1695, including the pub, The Haven House Inn. A quick five-minute ferry ride from Mudeford Quay will take you to the unique beach huts on Mudeford Spit. On the sandbank, you'll find facilities such as toilets, a cafe, and a shop. In the evening, Mudeford offers dining experiences with stunning harbour views at the Upper Deck Bar and Restaurant and the award-winning restaurant, The Jetty, situated right on the waters edge. Additionally, nearby Steamer Point is a 24-acre cliff-top local nature reserve (LNR) located between Highcliffe Castle and Friars Cliff on the Christchurch coastline. Highcliffe Castle, perched on the cliffs at Highcliffe, is also worth a visit. A short drive away, Christchurch Quay provides access to riverside walks, a park, a cafe, the Boathouse Restaurant, a bandstand, a play area for children, and an exciting water play park with a paddling pool, water jets, sprays, and interactive features. Bournemouth town centre is easily accessible by car, offering a wide range of high street stores, tourist attractions, and abundant family entertainment options.

SOUTHBOURNE / TUCKTON / WICK / HENGISTBURY HEAD - An ideal destination for families with its own shopping area and beautiful walks over nearby Hengistbury Head. Located just a short drive or bus ride away from the centre of both Bournemouth and Christchurch.
CHRISTCHURCH / MUDEFORD / HIGHCLIFFE - Christchurch is a quaint destination, steeped in history. With beautiful riverside walks along the Stour it is ideal for the quieter day out, while still having the High Street for shopping. Mudeford and Highcliffe offer beautiful sandy stretches of beach in quiet surroundings, with a short ferry ride from Mudeford to Hengistbury Head.

There’s plenty to do in the resort or you can use the area as a base – stay and eat here while exploring the rest of Dorset’s history, heritage and picture-postcard scenery. There are plenty of places for you to visit, whatever the weather. There are museums, galleries, amusement arcades, crazy golf, play parks and an oceanarium. You can bring friends and family of all ages too – there’ll be something for everyone to enjoy. Are you an adrenaline junkie? Or do you prefer a more relaxed pace? You can hike on the clifftops or freewheel gently along the prom. If you’d rather slow your pulse than get the blood pumping, you can spend your time just being pampered in one our spas. We’ve got golf courses, gyms and leisure centres, bowling lawns, tennis courts and the option to try beach sports. We find it’s easier to get motivated with the sand between your toes and sea views on the horizon! You don’t have to go very far for rippling waves and sparkling seas. Here you can take to your surfboard, kayak or paddleboard and get straight out onto the open water. You can bring your own equipment or hire it while you’re here.
