📌FLOOR PLAN:
- Main Floor: 1 Ensuite King Bedroom, Kitchen, Living & Dinning Room, Gym, Powder Room, Pool & Lounge & Bbq.
- Upper Floor: Master Bedroom + 3 Guest Bedrooms + Laundry Room.
- Rooftop Deck: Lounge & Fire Pit & Kitchen.

📌HOUSE RULES:
1) PRE-BOOKING PROCESS: To comply with local regulations and to ensure the safety of yourself and others, YOU MUST SIGN THE RENTAL CONTRACT & LOS ANGELES HOME-SHARING GUEST CODE OF CONDUCT, WHICH WILL BE SENT to your e-mail address via DOCUSIGN. (E-contract reflecting the same rules as below).
*In order to receive the rental contract, you must provide your e-mail address.

2)🚫DO NOT BLOCK OFF the dates UNTIL YOU SIGN the RENTAL CONTRACT.
*By sending the “booking request” & BLOCKING OFF the dates, you automatically agree to the house rules & terms of the rental contract.

3) PRICE DEPENDS ON NUMBER OF OCCUPANTS. Rental price increases based on how many people are staying with you. To ensure the most accurate pricing, please provide the correct number of guests (including children) when submitting your inquiry.

> If the infant is older than 2, should be submitted as ‘children’.

4) To comply with local jurisdiction, guests must be at least 21 years old to book the property.

5) REFUNDABLE SECURITY DEPOSIT (not via VRBO): Guest is required to provide a valid credit card, and the HOST will directly charge the credit card after booking confirmation. This deposit is refundable after check-out, except in the event of property damage or violations of house rules or LA CITY VRBO ORDINANCE.

> The deposit amount ranges from $3,000 to $5,000, depending on the guest's past reviews and other factors.

6) NO SELF CHECK IN: Our villa executives will personally greet guests at check-in and provide a walk-through of the house manual.

7) As the reservation holder, your presence is required at the check-in.

8) Check in is @4 pm, check out is @10 am.
> Requests for early check-in and late check-out will be considered based on availability and may incur an additional cost.

9)🚫NO parties or loud music are allowed.
*All outdoor and indoor speakers have been disabled in compliance with the City's Zero Tolerance Policy.

10) Los Angeles City ordinance quiet hours: 10 pm to 8 am.
This villa is situated in a peaceful, family-friendly neighborhood.
🚫NoiseAware System Property. (NoiseAware solely monitors noise levels and does not record any conversations)

11) Overnight guests are not allowed unless pre-approved by the host.

ADDITIONAL OCCUPANTS: Any increase in the number of occupants must be communicated to the host in advance and may result in an increase in the booking amount.

13) MAXIMUM OCCUPANCY: The maximum number of people allowed to occupy the property is restricted to the number specified in your reservation, including children.

> If you book for a specific number of people, only that number of guests is allowed on the premises. Violating this policy may result in a charge of a minimum of $1,000 per unauthorized person per night.

14) VISITORS: Please mention while inquiring. To ensure a pleasant stay for all guests, we kindly request that you communicate with us regarding any potential visitors during your reservation.

SECURITY CAMERAS: Privacy and comfort are a priority for our guests. Please acknowledge that security cameras monitor the property as well as devices for monitoring excessive noise and capacity inside the home. (NOISEAWARE). Security cameras can be located on all angles of the exterior property, including pool & common areas. These visible cameras cover the front yard near the gate and garage, ALLOWING GUESTS FULL ACCESS TO THE MONITORING SYSTEM throughout their stay. However, the camera in the living room, facing towards the windows, and the backyard cameras will NOT be available to HOST during the guest's stay.

15) Private, in-house chef & maid & house keeping services are available, therefore, NO outside vendors, chefs permitted. Our team is here to provide you with a seamless and enjoyable experience during your stay.

CHEF: Rates vary depending on the menu & other variables. 15 days advance notice required. Final prices cannot be quoted until guest’s consultation.

16) POOL / SPA HEAT: If you want the pool heated, must give 48 hours notice prior to check in. Extra: $400 for the first day, $200/per day, each day after.

> POOL HEAT: 8 am to 10 pm. SPA HEAT: 5 pm - 7 pm. (Time frame may vary: 4-6 pm or 6-8 pm). SPA heating hours cannot be extended or adjusted due to its integration with the pool heating system. (As it’s an IN POOL-SPA)
*For safety purposes, pool/spa is off limits after 10 pm.

17) USE OF BBQ: Extra: $100/per stay (including BBQ essentials & grill cleaning fee). Please mention at time of reservation.

18)🅿️PARKING: 2 free parking spaces on the premises.

19) EXIT CLEANING FEE: Cleaning fee on invoice is for standard "EXIT" cleaning. Poor condition may incur extra fees.

> Mandatory mid-stay cleaning for 5+ nights, $575 per cleaning, every 5 days.

20) Events, commercial filming & photo shootings not allowed. Inquire for rates & policies for such activities.

21)🚭NO SMOKING OR VAPING/HOOKAH. PROPERTY is equipped with smoke detectors and we’ll be notified instantly. Any evidence of smoking or vaping, including the smell of e-cigarette or vaping smoke in or outside the home, backyard, pool, front yard, will result in the immediate termination of the reservation without any refund. Additionally, RENTER agrees to forfeit security deposit and authorizes LUXJB to charge RENTER a minimum of $10,000 as a penalty!

22) PETS: Please mention while inquiring for pet fees. GUEST MUST PROVIDE DETAILED INFO & HAVE HOST'S APPROVAL BEFORE BOOKING.

It’s like living in a piece of art
We had a phenomenal stay. Architecture and interior design/furnishings were outstanding. The home was extremely clean and stocked with everything we needed! Superb location, close to all attractions. Easy check in and checkout. Our host was very organized and thoughtful with check-in instructions. Loved the wine, chocolate, and coffee provided too! Great amenities and perfect for families!

Extremely stylish space in a great location
This is the BEST place I've ever rented. We have stayed at the Waldorf Astoria Beverly Hills when in town, but after this stay, we'll never go back:) Our host waited for us at the property, to give us a private tour and show us all the features of the property. The home was stunning, much bigger than the pics, fully equipped with modern amenities and the design is absolutely gorgeous. Thank you for a wonderful experience!

Impressive house with amazing modern features
We could not have been happier with this home and the luxuries that it provided. The entire process from booking to checkout was terrific and we would not hesitate to stay in Emma’s properties next time we are in LA. Our stay was unforgettable
This amazing house is by far the best VRBO experience we've had in 5 years of renting houses in the LA area. Our host is the most gracious and accommodating host and the home is even more stunning than the pics. The house itself is spacious and comfortable, thoughtfully furnished and tastefully decorated. The outdoor space is amazing with so many hang out places. It is certainly close to the shops, groceries, cafe & restaurants. In house chef Keven, who prepared a candlelight dinner and a special tasting menu using world-class ingredients, was the highlight of our stay.

By far the best VRBO experience
Home is brand new and modern with great amenities and stylish interior/exterior. I took my family of 5, so we could enjoy this magnificent house rather than a hotel, and this was a fantastic option for us to be together as a family. Each of us had our own space but could also do things together. The house has plenty of space, a great infinity heated pool, and a great kitchen. Kids adored the pool & hot tub, I am more than satisfied with the gym and amazing rooftop with unforgettable sunsets. Would love to stay here again.
