Welcome to Sundown Oasis, your private pool + spa getaway in the heart of Indio! This spacious home features five bedrooms and three bathrooms with enough room for 15 guests. Newly installed floors, updated kitchen, and furnishing that provides a great space to host family and friends.

Sundown is a spacious two story home situated in the corner of a quiet Indio neighborhood features high vaulted ceilings and large plantation shutters allowing for plenty of natural light. The family room holds a comfy deep seat sofa and accent chair with a 65" smart TV linked to all popular streaming platforms. Also found in the family room is a newly felt 7ft billiard table for your entertainment. The 3-car garage has been converted into a game room featuring a lounge area, 65" smart tv, professional size ping pong table, foos-ball table, and mounted connect-4. The kitchen has been recently remodeled with new white quartz countertops, stylish backsplash, fresh vibrant paint, and stainless steel appliances. We fully stocked the cabinets with all the cooking necessities needed to make you feel like you're at the comforts of your home. The brightly spaced dining room features an 8-person dining table as well as a cozy gas fireplace. There is one bedroom and bathroom located downstairs while the other four rooms and two bathrooms are situated on the second story. Each bedroom offers its own 50" smart TV.

The backyard at Sundown allows for a nice and relaxing break from the city. The pool and spa has newly installed automation equipment that allows for easy access to the spa features from a mounted remote. There is a newly built pergola that offers shade over a comfy seating area, lounge chairs to lay out under the sun, and a large space to enjoy the wood burning bonfire pit. For outdoor dining, there is an 8-person dining table as well as a commercial stainless steel propane grill. There is plenty of space in the yard for guests to enjoy!

This home accommodates up to 15 guests with 5 bedrooms and 3 bathrooms. Additional spaces include living room with billiard table, fully stocked kitchen, dining area, converted garage game room with additional tv area, and laundry area.
We provide a starter kit for your stay. This includes towels for the amount of guests allowed at the home, paper towels, toilet paper, etc. Further needed items must be purchased yourself.

Safely Damage Waiver: As part of our effort to help you relax and enjoy your stay, we have partnered with Safely to provide you with $1500 worth of coverage for accidental contents damage or property damage. This means you can vacation with the peace of mind that you wont be unknowingly charged after your check out for minor accidental damages that may happen during your stay. All we ask is that you inform us of any damage so that we can file the claim with Safely.

Payment Terms: A valid credit card is required to be kept on file upon reservation. A member of our team will reach out to you upon booking to update your reservation guest portal with a valid credit card. The actual reservation payment is processed by VRBO. For most bookings 50% is due upon booking and the remaining 50% is due 60 days before check in. If your check in is less than 60 days away, VRBO may ask for the entire reservation amount upfront. We have no control over VRBO payment terms; please reach out to VRBO for any questions regarding the payment schedule.

Outdoor Noise Limits: All units are equipped with a NoiseAware volume tracking devices. These devices track decibel levels, but do not record sounds. Amplified noise or music is allowed outside as long as it is not Quiet Hours. Quiet hours is from 9pm-8am Sunday-Thursday and 10pm-8am Friday-Saturday, during which any speakers and all amplified noise is prohibited even if it is coming from inside the home. Any other outdoor noise must be kept to a reasonable level during Quiet Hours. These are city regulations and we must abide by them to keep our short term rental license. Upon the first notification from NoiseAware of a noise violation, we will reach out to the Guest to take corrective action. If the Guest is unresponsive or if no corrective action is taken, Guest may be liable to a $500 charge. Furthermore, if code enforcement goes to the property and issues a citation, Guest will be responsible for paying the entire citation amount. Guest authorizes manager to charge credit card on file for any fines issued by code enforcement or any charges for breaking noise policy.

Cancellations: Cancellation policy is more flexible for bookings made through our website than for bookings made through VRBO. On VRBO, for any cancellations made 60 days or more from check in, you will receive a 50% refund. For any cancellations made within 60 days from check in, you will receive no refund. If the reservation is cancelled with 48 hours from booking, you will receive a full refund as long as check in is more than 30 days away. There is a strict no cancellation policy for all major holidays, major tennis or golf tournaments, and music festivals. Festivals include but are not limited to Power Trip, Coachella and Stagecoach music festivals. Special events and music festivals that are cancelled, postposed, or altered in any way, for any reason, do not qualify for any refund, alteration of the reservation or cancellation, including Acts of God, pandemics, epidemics or health outbreaks such as COVID-19. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY FESTIVAL BOOKING.

Pre-Check In Link: You will receive a pre-check in link shortly after booking. Through this check in link you will have to enter some basic information regarding your reservation, will have to sign our Terms and Conditions, and will be able to purchase any additional services as part of your booking. You will not have access to the House Manual until the pre-check in link is completed.

- HOUSE RULES/ POLICIES --

1. No parties or events are allowed.

2. As per Indio City Policy for vacation rentals, outdoor Quiet Hours is between 9PM - 8AM on weekdays and 10pm-8am on weekends, during which no outdoor speakers or noise amplification is allowed. During Quiet Hours please keep outside noise to no longer than conversational level. Keep in mind these are the same rules that are expected to be followed in a hotel, in which public amenities are closed during quiet hours. If you plan to be loud and boisterous past Quiet Hours please take it inside the home.

3. Spa and pool heating are extra. $25/day for spa heating and $100/day for pool heating. Pool will be heated to 85 degrees. Please advise beforehand if you want to take advantage of pool heater as it takes 10 hours to heat the pool so it is warm by check in. Pool & spa heating must be for entirety of stay.

4. Early check in at 1PM ($150) and late check out at 1PM ($150) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

5. Minimum 25 years of age to book.

6. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

7. No more than 6 vehicles allowed. There is no garage parking.

8. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $500.

Palm Springs Softball Tournament getaway
The house was just the right size for the 12 adult individuals that stayed. It was nice and big and we did not feel like we were on top of each other. Another couch in the living room would be nice. Had to bring the dining room chairs for those of us that wanted to watch a show. I did have an issue with the hot tub, but the staff at Pablo Flores where extremely responsive and so willing to help resolve the issue. It did not really get resolved but their effort to trying was fantastic and they did refund my money. The house was super nice and we enjoyed our stay. Looking forward to our tournament time in Palm Springs again next year. Thank you for allowing my team to stay at your lovely home away from home.
